Exceptional location in the heart of nature 10 min on foot from all amenities

On a 2-acre land planted with trees, the villa and the pool that are located on a South-exposed hill above the village enjoy unobstructed views of Rennes-le-Château and its famous treasure, the Pic de Bugarach that is waiting for the next “end of the world” and the Forêt des Fanges that is ideal to discover the flora. Our villa, Les Amandoux, has been designed to preserve your privacy with several living spaces: a large living space under an attic Mezzanine accessible via a staircase with exposed beams (double bed) that young ones will love, a veranda ideal for contemplation and large terraces covered with pergolas. The living space is composed of a huge dining/living room opening onto the pergola and the pool and a bright fully fitted kitchen with exit to the separate courtyard. For your relaxation, 2 big bedrooms adjacent to the veranda, a bathroom with bath and shower and a toilet are located on the ground floor. On the first floor, you will find 2 attic bedrooms with double bed, a bathroom with shower and a separate toilet. Outside, there is a shaded dining area and for relaxation, there are sunloungers by the pool.

About Jean Pierre MUNOZ

Young active retired person, I love my region steeped in history and ideally located between the Pre-Pyrenees, huge wooded spaces and vineyards. I love travelling around it every day via our huge trail network and mountain biking paths. Of course, my greatest pleasure is to share this passion and to take part in the safeguard of this beautiful heritage.

I particularly enjoy the quiet and the relaxing views of the Pyreneans foothills with the sense of freedom offered by the distant neighbourhood. The nearby village is also pleasant with all amenities and of course the great geographical and historical potential of our Haute Vallée.

45 km to the South of Carcassonne, exit Esperaza, towards Fa take the first street on the right after the level crossing, at the green letterbox 7 bis, follow the path on the hill. Located in the heart of the Pyrénées Audoises, in the Haute Vallée, the village of Esperaza is an ideal place for history and altitude lovers to visit all the Cathar castles. Walking, mountain biking and white water sports lovers will appreciate the diversity of the unknown landscapes of these Pyrenean foothills amongst many marked paths between the forests, rivers, lakes and vineyards. 250 m away from the villa, the Aude River will delight fishermen and walkers along the shaded banks and 300 m away, in the middle of vineyards, there are wonderful panoramas over the Pyrénées Audoises et Ariégeoises. In addition of its museums (dinosaurs and hat making) and its typical Sunday market, the village offers nearby shops (minimarket, bakery, library, newsagent, café and pharmacies), banks and restaurants. The many wine cellars of the region will introduce Epicureans to the wide range of AOC wines of the Languedoc-Roussillon and more particularly the famous Chardonnay de la Haute Vallée. The rich heritage will be appreciated after the discovery of the city of Carcassonne and the Canal du Midi (both listed Unesco World Heritage) only 45 minutes from Les Amandoux.

Agréable maison qui domine la petite ville d'espéraza.

Des terrasses ombragées et une très belle piscine. L'accueil est chaleureux, le marché du dimanche est très bien achalandé et les visites variés et intéressantes. Nous recommandons cette location.

Que du bonheur à ESPERAZA!

C'est dans un gîte trés pittoresque que nous avons passé une quinzaine de jours formidable.Le gîte est conforme à la description sur le site abritel(Vue panoramique magnifique sur les collines , un silence formidable du au retrait de la maison par rapport à la ville, une piscine spacieuse et entretenue par le propriétaire, une maison confortable,avec plein de petits reposoires extérieures que l'on peut partager en fonction du vent).Les pécheurs à la mouche, que nous sommes ont été ravi par la densité de poissons de la riviére AUDE.Merci à M. MUNOZ, pour son acceuil chaleureux, et sa gentillesse de tous les instants.

Excellente Location

Disponibilité de MR. Munoz à notre demande et très serviable.Grande maison spacieuse et bien équipée, tranquilité assurée . Nous avons trouvé la cuisine étroite et petite. Nous étions 8 adultes afin de parcourir la région à vélo et nous avons trouvé la maison très bien situé pour rayonner les environs.(location parfaite pour cyclistes)

À quelques minutes à pied du village et 5 min. en voiture du supermarché.

Une maison très accueillante avec beaucoup d'espaces différents pour se poser (véranda, terrasse, piscine, ...) et se reposer.

La vue sur Rennes le Château et Bugarach est juste à couper le souffle.

Charme et tranquilité

La maison de M Munoz, le charmant propriétaire, est grande et bien équipée. Le terrain en pente est grand, arboré et fleuri, ce qui isole la maison de la route et lui donne une vue superbe sur les montagnes et le village. Nous étions un groupe de 5 adultes qui avons loué la propriété pour 3 semaines et apprécié chaque minute. Les deux chambres de l'étage, avec leur salle de bain/douche et toilette séparée offrait un espace plus intime. La véranda, vitrée sur deux côtés et qui s'ouvrait sur un balcon connecté à la terasse, se remplissait de soleil chaque matin pour le petit déjeuner. On pouvait se rendre au village à pied en 10 minutes pour aller à la boulangerie (Le Fournil++), le resto (L' Escoffier , bon rapport qualité/prix) ou le superbe marché du dimanche. La région offre des attraits touristiques dans toutes les directions (châteaux, vignes, grottes, randonnées pédestres...) dont nous profitions tout le jour pour finir la journée avec une partie de pétanque et un apéro.
