Imagine that you could have breakfast on the terrace, facing the sea, in a quiet area, surrounded by greenery, when in the town centre, the Departmental Natural Reserve and the Promenade des Anglais ( La Prom'!) are less than 1 km as the crow flies! Then go down to the garden or by the pool, and even have a drink offered by the owners who, during the week and according to their availability, can offer (at a reasonable price!) a typical dinner from Nice!
We were a group of 6 (family of 4 plus two of our daughter's friends).
The villa is fantastic giving us plenty of room both indoors and outside at the pool and in the garden. Views are superb and the pool area was a big hit with us. The facilities are great too and very easy to use, we cooked an evening meal most nights including a barbecue. There is a a lot of information and maps to hand in the hallway to help.
Patrice and Monique were very welcoming and extremely helpful throughout our stay and we intend to return. We definitely recommend staying at this villa.
If you have young children you may need a car, but we were between 20 and 56 years old and had no problems walking through the park down into town and to the sea front.
My family and I, age range from 19 to 75, stayed at Villa Gramua for 2 weeks. We all enjoyed our holiday immensely.
Patrice and Monique were welcoming, kind and helpful. The villa had all we needed and more. Highlights were the lovely terrace, garden, private pool and brilliant views! It was a beautiful and relaxing place to come home to after a day out sampling the delights of Nice and surrounding areas.
We would definitely recommend Villa Gramua to anyone hoping for a fantastic holiday.

Excellent apartment, everything as advertised. Amazing views (rental is the upper story and attic space), wonderful yard and pool. The kids spent days just in the pool. Great A/C coverage indoors compared to many rentals in France. Great as a home base to see the rest of the Riviera, but we were also happy just staying here many days. The only downside is that a car is essential to get around and the roads are very narrow up the hillside. We managed to drive and park 2 vehicles with a large group. Make sure you have good navigation tools. Patrice and Monique were extremely helpful and friendly with anything we needed, and full of good advice to maximize our time in Nice, and let us know where to go to pick up essentials. We would love to stay here again and wouldn't hesitate to recommend it.
We had a great week here, Patrice and Monique were very welcoming providing us with a meal on arrival.
We didn't hire a car and the walk into town and the central station was very pleasant through the park. Taxis home from the train station varied from 25 to 30 euros- don't let them charge your more.The views from this villa are incredible, so relaxing. We used the barbecue which was great, all facilities are provided. We loved the pool and used it a lot, to cool down after our day trips to Monaco and Antibes and also to spend a day just chilling by the pool.
I would stay here again and would recommend it to friends and family.
We really enjoyed our stay at La Gramua. Well equipped, peaceful and relaxing. Having breakfast on the balcony in February is great! Thanks for your advice on places to go in Nice. My little boy loved Le Paillon and my Mum enjoyed the Market in the Vieux Nice. The children's toys in the garden were a 'big hit' with John. We will be back!
We were 2 families of 8 people all together (4adults and 4 kids). This place was perfect for us. It was everything we expected from reading the listing as well as looking at the pictures. It was comfortable, modern and clean. It has 4 large bedrooms with plenty of closet space as well as large and modern bathrooms. With 4 kids, it was very convenient to have a washer and a dryer right there in the house. The kitchen was also nice and practical with a large fridge as well as a dishwasher. The view from the balcony is breathtaking! I loved sitting there in the morning drinking my coffee. The kids had a blast playing in the pool, as well as the play set in the garden! The owners, Monique and Patrice are very nice and welcoming, and really wanted us to enjoy ourselves and have a good time. It only takes about 10 minutes to drive downtown to Promenades des Anglais, and only 30-40 minutes to drive to Cannes, Monaco or even Italy. Not sure if you can take a bus up to the house, we had a rental car, and would recommend having one if staying at the villa. Parking is limited like everywhere in Nice. We sure had a wonderful stay at this Villa. I most definitely recommend this property if you are going to the general Nice area, and want a beautiful home with great amenities. I will stay here again when we go back to Nice.

Detached apartment (85 sq.m) in a character villa in Nice, easy parking, calm, sunny, comfort, 5 rooms, sleeps 6-8 people, small terrace, unobstructed view of the sea and the hills, at the higher part of the villa. The owners live at the lower part of the villa. Direct access to the garden and the pool only shared with the owners who only use the pool when the guests are not in the villa!
