Federigo and his friend are really lovely human beings. I was greeted warmly with a cup of coffee and a nice chat and then was shown to my house which was lovely. Federigo replied really quickly to all my messages, always providing requested information. Everything is really clean and fresh towels are provided. The decor is really lovely and has plenty of original features and creative touches. Federigo was so welcoming and gave me really great tips on what to see in the area, where to eat etc. He also gave me a lift to the station which was so unexpected and greatly appreciated.
Definitely recommend for getting all the extra things on offer like delicious breakfast and bicycle hire. Thank you so much for making me feel at home. I would definitely come back! This has been one of the best Homeaway experiences so far.
Interesting Villa, limited outdoor space, expensive.
A charming old house, in a tiny town where no one speaks English. Just a 5 minute drive from the Ripafratta train station, 15 minutes from groceries or Lucca, and 20 minutes from a good beach, this place makes a great base for exploring Tuscany, for flexible travelers who don't require 4-star accommodation.
Our family of 8 had a great 2 weeks in Tuscany, based here, but we would not return to this house. First, the actual price was 24% greater than the listed price (explained as "local taxes", but our 3 other Italian places (non-Vrbo) had local taxes of just 3%). Second, there was too little accessible by foot (car or bikes are needed). Third, we felt misled by the photos of the outdoor facilities. We expected a large outdoor grill and a lot of space, but we got neither.
The usable outdoor space was much smaller than suggested by the listing (it says 3 hectares, but there is maybe 40 square meters to use). The listing mentions a grill, but the grills were in the neighbors' yards -- using the grill or pizza-oven would have put us in our neighbor's sitting area.
The house is one of three behind a gate at the end of a short alley in the tiny town of Filettole. It has one fenced-off section of the yard (with a large table and umbrella), as do the other two houses. The fences are not shown in the listing photos. The property includes acres of overgrown hill rising steeply behind the house, with a small sitting area partly cleared out from the bamboo. The listing photos of the outdoors (photos 19-24) are inaccurate, probably taken years ago, before the hill behind the house became overgrown with bamboo, and before the yard around the 3 houses was fenced off into 3 separate sections (one for each house). Our group was very disappointed at the actual outdoor space, compared to what the photos led us to expect. The photos of the interior were more accurate.
The house is a delightful old structure, but there are not 5 bedrooms. There are 2 actual bedrooms, located on the 2nd floor. The 3rd floor has 3 sections with beds, suitable for a family to share, but offering no privacy. The internet was useless, so we hotspotted from our own phones.
The owner (Federigo) was easily reached via a messaging app, but we never saw him, and the on-site person spoke no English.
Overall, we had a delightful Tuscan holiday based at this house. But it was over-priced and under-featured compared to our 3 Italian places not booked with Vrbo (Naples, Praiano, Capranica).

We sent you the total amount for your group and you accepted it, as clearly written on the ad charges are not included. Before booking you received all information so it doesn't make any sense to complain now, there was no surprise. About the garden: all my pictures are accurate and you are the only one who complained about that, no words! There are three barbecues and you used all three. About the rooms, they are 5 as shown on pictures. In my opinion your feedback just sounds mean to me, you didn't appreciate all we did for your group, that's a pity.
This was a perfect escape from daily bustle in NYC, located in the little town of Filettole between Lucca and Florence. The house was the perfect alternative to staying in a hotel (we stayed 5 weeks), with full kitchen, ample dishes/cooking utensils, etc. and the real feel of an authentic country home with brick and stone walls and high wood-beamed ceilings. The house is the largest of three connected residences in a friendly gated compound set back from the street. It is surrounded by lots of occasional outdoor seating in multiple and very inviting settings on different levels, some tucked away, others open. We especially liked the little terrace near the outdoor grill (which we often used). The house is clean and well maintained; we were there in March-April and found the accommodations comfortable, with ample heat and water pressure. The owner, Federigo, is readily available and always responded quickly. Sandra, who readies the property for guests, was very friendly and helpful. We had a wonderful stay!

The house is beautiful and charming as seen in the photos. Federigo welcomed us with some food and showed us around. The area is quite vast and interesting to explore, especially for the kids. The nearest beach is 15 mins by car. The region itself is ideal for bringing your road bike, the sport is extremely popoular in Tuscany and there are a lot of great routes to drive (hilly and flat both available). Pisa and Lucca (we preferred the lattter more) are both in 15mins by car reachable and worth more than one visit. The house itself is well equipped though we (4 adults and 4 kids). The shower is fantastic.All in all a very nice house and a great area to explore. Had a great time!
Perfect vacation home for anyone who wants a real Italian experience in an idyllic area! Clean house and the garden was fantastic! The kids loved the place and so did adults as well. The house has plenty of room for 5 adults and 2 kids, we had even one extra room for a couple who wanted to watch dvs and that was luxury. Federigo was super responsive and we got all the information we needed about the area and things to do and everything was in the house we required. Also easy driving to beautiful Lucca, Pisa and the beach. Very beautiful setting. I highly recommend the place for adults and kids!
