The apartment is on the second floor of a well-known Venetian palace, Cà Moro Lin known as the 13-window palace attached to Palazzo Grassi in San Samuele, San Marco. The building has a lift, a private bank and a private boat dock on the Grand Canal. The area is one of the most exclusive in Venice. Near Piazza San Marco, Campo Santo Stefano, the Accademia, the Zattere. Palazzo Moro Lin overlooks one of the most beautiful areas of Venice, the so-called 'volta de canal'. Right in front of the stage where the award ceremony of the historical regatta takes place on the first Sunday of September.

Overall apartment is great. The views are amazing and the location is perfect. You're within walking distance to just about all things Venice. The apartment is enormous. With 3 bedrooms and huge living room, it was extremely comfortable. Took us a little while to find the thermostat, which eventually helped as it got pretty cold in the apartment, but that is our error. Overall, we really enjoyed our stay.

There were 6 of us older adults for this house. It was perfect, it was so spacious we all have our own private space. The pictures on the website don't convey how huge this house is. Then of courses there was the view of the Grand Canal that you can watch for hours. It is 1 minute walk from the San Samuels vapporetto stop so you can go anywhere and come back and escape to the tranqulity of the house. Mid September and still a lot of tourists in San Marco and the Rialto. The house has everything you'll need for a memorable stay in Venice.
Walk to restaurants in 2 minutes and splendid piazza with Bakeries and restaurants moments away.
Great communication with email and then phone once we got there. The house is totally as advertised and more. I was hoping to find in this house a feeling of stepping back in time and experiencing history. I definitely got it.

The location was excellent and the apartment was very spacious replete with high ceilings and wonderful canal views .
The only minor drawbacks were that the apartment needs more and new towels and sheets and that the electricity would shut down (had to reset the breaker four times r) when the washing machine was running at the same time as lights , air conditioning etc.
Overall, however , I really enjoyed the apartment .

Location was superb, but had issues with the apartment
I rented this apartment for the month of June, 2017.
I have been awaiting a year to get a 500 euro refund from the owner. He refunded our deposit, but promised an additional refund due to the problems that occurred.
I have sent messages to him for a year, none answered. I filed a case with HomeAway while during our stay there.
1) When we arrived we were informed that we would be paying for electricity. "Electricity is expensive in Venice, especially with air-conditioning," we were told. This was not in our contract- We refused to pay
2) Air conditioning did not work in the apartment for several weeks. It took several days for the apartment maintenance person to come. We had to be there each time he came. He informed us that yearly maintenance was not done on the air conditioning unit. There was no Freon in the system.
Beware of Venice in the summer months, windows don't have screens. There are mosquitos and bugs, so opening the windows for ventilation is difficult.
We had family and friends staying in the 2 extra rooms. People left early from their stay with us or booked hotels in Venice. Our stay became a nightmare as we were dealing with the owner, maintenance and repair men, while opening a case and talking to HomeAway. We had to be there, and our day was planned around when the repair men arrived. This was not how I expected to spend a very expensive holiday!
In addition you asked us not to leave a negative review. I am being honest, and think waiting a year for a refund that you have refused to send warrants this review.
Make sure that when renting this apartment you ask him if there is freon in the air-conditioning system.
The Grand Canal is unbelievable, but we never should have had any of these troubles.

Si è trattato di un inconveniente di tre giorni e perdipiu in una sola stanza . Il fatto è che il tutto è successo il giovedì sera . Il venerdì sono andato personalmente a verificare il problema. Il martedì il problema era stato risolto. Come si può vedere dalle recensioni si tratta della sola recensione negativa che il mio splendido appartamento abbia avuto. A voi le conclusioni.

We all loved it. The apartment was comfortable, and the views from the front windows...to die for!
The arrangements for our arrival were perfect which ensured a stress-free, easy start to our break.

Is attacked at San Samuele. Vaporetto number two, if you prefer. you can take the airport a taxi to take you directly to the house.
The apartment is in the center one step away from the Fenice Theatre, by the numerous restaurants like Flower, Our Lady, I do kilns, cafés of Campo Santo Stefano.
