Down a private winding road, past the horse pasture and around the bend, you will find The Treehouse on the Stream - the essence of mountain lodging.
The Treehouse has separate levels and functions well for couples traveling together or for kids who want their own space. Upper level has beds for five and a sleeper sofa for two. The lower level has a queen bed for two plus sleeper sofa. Total sleeping space in beds is seven, eleven including sleeper sofas.
The main level has a real wood burning fireplace, fully equipped kitchen, washer/dryer with ample closets and televisions with satellite service including premium movie channels. The large windows and decks look through the trees at the steam. The kitchen deck invites you to enjoy early morning beverages in the peace and quiet while you breathe in the fresh mountain air to start your day or sip a cocktail in the evening and ponder the stars at night. The main deck allows for all day lounging and listening to the stream, or watching the kids enjoy the swings and play in their own treehouse during the summer or make snow angels or snowball fight in the winter. There is plenty of room for exploring the area and letting the kids be kids. After all, a cabin is just a cabin, but combined with room to go outside and play is a great treat.
The master bedroom has a queen size bed, two full size closets and a dresser to provide plenty of room for unpacking, leading to a feeling of belonging not afforded by living out of a suitcase.
The second bedroom bunk beds feature a full size bed on the bottom and a twin on top. An armoire with large drawers allows you to unpack and feel at home. This bedroom contains the washer/dryer closet and shelves housing extra towels and household supplies.
The lower level has a separate entrance with a gas fireplace with a thermostat and remote control. The living room features one of the best sleeper sofas and is cozy, comfortable and fun. The big windows look out onto the deck and lawn. The kitchenette area is equipped with mini fridge, toaster/convection oven, two burner hot plate, microwave, pots and pans and serving ware. The queen size bed sits beside a large window looking out into the forest at ground level. Great for catching the squirrels at play, turkeys on their daily treks and even deer that wander close to the house. Got kids needing their own space? This is it. Check out the trap door with ladder for going upstairs and down. Kids love this!
The lower level deck has a porch swing and the two yard hammocks (weather permitting) are within steps of the deck. The living room has HD TV with satellite programming including premium movies.
All large windows have wooden blinds for your privacy should you wish to lower them. The entire property has been freshly repainted, floors redone, woodwork, decks and outside structure power washed and meticulously cleaned and cared for.
TheTreehouse has board games and more. For your convenience, we supply paper towels, toilet paper, tissue, bath soap, shampoo & conditioner, dishwasher detergent and laundry detergent.
The Treehouse has a large manicured grassy area for walking to the edge of the stream to cool your feet after a hike in the summer or laying on your back looking at the clouds roll by. We affectionately call this beach front property! In the winter, this same area covered with snow is perfect for making snow angels, building snowmen or watching the creation of beautiful ice masterpieces in the stream. The bridge crossing the stream is enjoyable either season and is great place to stage those memorable photos of your family and friends.
Trails that never leave the property or meander up the hills and through the woods, room to throw a ball and play hide and seek or just find a rock to sit on - you can do it at the Treehouse property. No main roads mean no traffic or traffic sounds and affords you the sounds of the forest.
The Treehouse is five minutes by car or within walking distance of Sundance Resort. Ski slopes, spa, restaurants, evening entertainment at the Owl Bar with live music on weekend nights provides the opportunity to check back in when you want. A list of ongoing and current events at Sundance will be provided to help make your stay enjoyable. You really never have to leave the mountain. However, if you love the Best Snow on Earth and want to visit the other ski resorts you are 45 minutes to Park City, Deer Valley & The Canyons. 60 minutes to Alta, Snow Bird, Brighton and Solitude.
This property has plenty of parking and if you want to bring along Aunt Suzy and Uncle Bill and their RV, ask about the availability of our RV space. This space is only steps from the main house and has access to the stream and room for private space as well.
This property and our sister properties, The Log Cabin which is right next door, can accommodate 14-people in beds, has a large open floor plan, multiple decks,family room, game room, & outdoor fireplace perfect for conferences, weddings, family retreats, and large gatherings. The Cottage on the Stream, just one cabin away, can accommodate 14 people in beds, and works well for that family reunion, work retreat or any function you would want to have a group meet in the beauty of Sundance. We can assist you in the planning and execution of your event. The grounds on all three properties are conducive to being outside and would be lovely for a wedding, anniversary or birthday party (there is an event fee and 3-night rental minimum for weddings, more information is available upon request).
As is typical for all Utah winter mountain driving, access may require 4-wheel drive or chains on a 2-wheel drive vehicle.
Pamela and Lynn are partners in business and life. Lynn grew up in Springville, Utah, and Pamela in Phoenix, Arizona, and they met up in Austin, Texas, where they maintain their business and a home. Family, friends and the call of the mountains and Utah outdoor lifestyle has drawn them back year after year. Here is the truth: The winters bring you to Sundance and the summers keep you here!
Events like the Stadium of Fire Fourth of July Celebration, the proximity of small historical towns, ski resorts, hiking, biking in our backyard on beautiful Mt. Timpanogas, Bridal Veil Falls, tubing and fishing on the Provo River, wildlife and simply daily treats of nature captivate our senses. Everyday we are struck by what a beautiful place we live.

We did not anticipate purchasing this property but we love stories and this house has quite a story. We purchased through an online auction. What an adventure that was! The property was in a bad state of disrepair but had such good bones. The former owner said it was full of sunshine, even in the winter. She was right. The spaciousness and potential transformation was intriguing and challenging. This house was originally built by a horse trainer for Robert Redford and then passed through four more owners. The last owner had heart and a kind, sweet soul. Her love of her animals, nature, rocks, pieces of artistic wood and her treasures endeared her to us. Her life struggles and challenges were huge and yet she survived. We will take care of her home and for those who created and left their mark on the property, we thank you.
This makes the third property in Properties That Make a Difference, Each are unique and different yet the common tie that binds them is the stream. Each property sits on the north side of the stream that emanates from a spring originating about a mile up the road in Aspen Grove. How did we get so lucky? We ask ourselves the same thing everyday.

Secluded, away from it all, yet so close to everything! Quiet dead-end road, windows that look out into the forest, the sense of living in a treehouse, having a grass lawn to lay on in the sun, the bridge that crosses the creek, all the nooks and crannies and benches to sit and enjoy watching the bobbing birds that fly up the stream and actually dive underwater for food, the deer, the squirrels and absolute serenity of the sacredness of Sundance. Hummingbirds and flowers in the summer and how about the breathtaking beautiful winters? And yes, you must have heard it before - Utah has the Greatest Snow on Earth.

Parking is a commodity in Sundance and The Treehouse has plenty of room for bigger events and gatherings. This property and the sister property, The Cottage on the Stream, can accommodate 25 people in beds plus lots of outside sleeping in the summer. Stayed for the Thanksgiving holiday with my wife and 3 children. Everything we needed was there. Pamela and her husband were fantastic to work with and made sure we were covered the entire time. Would love to come back in the Summer for a few days.
This property is beautiful. I wish I had more time to stay and enjoy it. I truly appreciate the week we spent at this peaceful cabin by the river. It was just the right place to get away... Thanks Pamela!
The Treehouse is charming and extremely comfortable. It is stocked with everything you could possibly need (from extra linens to spices and small appliances) for an extremely enjoyable stay. It is secluded but very close to Sundance as well as other activities like fishing, kayaking, hiking, etc. We particularly enjoyed the stream next to the house, the turkeys wandering in the yard, as well as the hummingbirds and other birds that were constantly at one of the feeders off the deck. Pamela and Lynn are the icing on the cake. They were extremely helpful and welcoming. We will definitely go back!
Pamela and Lynn were amazing and gracious hosts, and were there at every turn to help and provide us with anything we needed. The house is absolutely beautiful, and the location and scenery is breathtaking in every direction that you look. We had our very small and intimate wedding there, and I cannot tell you enough how perfect it was. I can't imagine getting married in a better more serene place. The house was so charming and comfortable, with so many provisions for comfort and entertainment for people of all ages. And I can't stress enough how wonderful Pamela and Lynn are. They brought us fresh apricots they had just picked, helped us with a couple of items we had forgotten for the wedding, and they keep their home well stocked with any extras that you might have forgotten. It really was one of the best places I have ever stayed. My only complaint is that I couldn't stay longer. We have already talked about going to stay again soon.
This is a private, cozy, CLEAN, and charming cabin with a great backyard on a stream! If you are looking for down time you won't even need to leave the cabin and yard. That being said, there are plenty of things to do in the area.
We stayed two nights at the end of May. The weather was great. We spent a lot of our time just having fun outside. My kids loved the swings. (Coolest swings ever.) The decks are really nice. You can dine on them.
The owners are incredibly friendly and kind. They know the area and are available if you need anything.
The cabin is comfortable and well stocked.
We would definitely stay there again.
We were looking for a quiet place where we could de-stress from city life and let our dogs burn some energy. We found it here! The owners couldn't have been nicer and put the heat on for our arrival (wimpy Californians that we are). The cabin is decorated just like a mountain cabin should be. We really didn't need anything but to bring our own groceries if we didn't want to go out. We did go out a few times, always to the nearby Sundance resort which is as peaceful and quiet as the cabin. We were even happy for a rainy day so we could be as lazy as possible. If you have dogs (or even if you don't), it's ideal to go to nearby Aspen Grove for hiking and snow frolicking. We saw a moose one day, we were told later by a local that that is rare! It was our first time to this area and we hope it won't be the last. Great experience all around.

Garden weddings, winter weddings, retreats, reunions, corporate events and seminars could all take place at one of our properties and housing arranged between the properties.
