You return from the beach and wash your feet from the extra sand that has crawled in. You wake up, just a few meters away from the sea, happy to be there, and just there, you realize you live in a dream of luxury and beauty, a blend of sea and sand.
Crisp white walls, terracotta floors and high ceilings create a style as timeless as the sparkling ocean view. Cool, calm and sophisticated with a traditional character, its the perfect place for a family or for a couple. The house is decorated with paintings of Patmos, collected seashells, hand painted plates and vintage furniture.
The open kitchen is fully equipped for preparing those grand meals that you enjoy with a glass of wine and appreciate life.
The master bedroom, complete with walk-in robe, ensures parents have a private space where they can enjoy the view.
The property is an independent house in a land of 2000 sqm next to the sea which creates a perfect environment away from distractions. Around the garden there is a hammock, which is ideal for those all important summer afternoon siestas! Or perhaps just to escape for an hour or two with a good book.

While visiting Patmos, you will get the chance to visit the Monastery of Saint John the Theologian that is located on the top of the island and the Cave of the Apocalypse, both declared as World Heritage sites. St John was exiled here and lived in a cave where he reputedly wrote the last book of the New Testament, the Book of Revelations, known as the Apocalypse.
The lack of an airport makes the island a hidden paradise and we can help you arrange the best way to arrive here. Usually it entails a combination of a flight to a nearby island (Kos, Samos, Leros) or Athens and a ferry.
Grikos, the village where the house is located, is a popular settlement for quiet vacation. Its beach is the longest on the island with crystal clear waters and tamarisk trees.
When you want to enjoy eating without putting any effort, in just a couple of minutes walk from the house there are restaurants located by the sea with delicious traditional food.
In great proximity is the beautiful beach of Petra with large white pebbles. At one end of the beach there is a bizarrely huge rock, 'Petra' (that means stone in Greek), a true challenge for visitors that choose to climb on. The view from the rock is amazing.
From Grikos you can also go hiking to the most beautiful beach of Patmos, 'Psili Ammos', which is only accesible by foot.
There are boats that can take you on daytrips to small nearby islands and beaches that are inaccessible by land.
... And back, of course, to this lovely house with all its character and charm. Pretty as a picture inside and outside, its calm yet colourful with a really relaxing ambience...

Patmos was wonderful and the house was really fantastic. The big terrace overlooking Grikos Bay is a magical place to while away the time; it’s brilliant at any time of day or night. My favourite place in Patmos! Having the beach so close by is amazing - obviously we went swimming every day and not having to bother about packing a bag was great. You can simply wander down for a swim and then come back to the house and the very handy outdoor shower. The location of the (very spacious and charming) house is also great for various lunch or dinner options, our favourite lunch restaurant was FLISVOS, on the way to Petra beach. Having the Patmos Aktis Hotel next door can be useful if you want to book a massage, call a taxi etc. This was our first time in Patmos, but hopefully not our last. We had a wonderful time!
I have been staying for the second time in this beautiful property located in the bay of Grikos in Patmos. The stay was perfect. I came for 2 weeks to work in the peace and quiet of November. I had set up my computer on the terrace with a beautiful view on the beach and the sunset and was working from there. With birds flying above me, the sound of the sea and a temperature of 23 degrees I think this scored as the most beautiful office you can dream of.
The house is made of beautiful old stones. and decorated with a lot of taste. It is also fully equipped. Throughout the stay, the owner and his son, who are lovely, have been taking care of all aspects of my stay with a lot of attention to details.
I love this place as it is a house with a soul, a well-hidden secret gem in Patmos. If I could give it a name I would call it the house of happiness.
We felt immediately at home in this fully equiped and warm and cosy holiday house. Everything was provided for a perfect holiday. With the beach of the beautiful bay of Grikos only a few steps away, also with very good and traditonal Greek tavernas. But still also a very calm place. Lovely house! Beautiful inside, outside and the surroundings. Clean and has everything you need. We spend alot of time on the lovely terrace, lazy breakfasts and late nights watching the moon. Filippos father George was so helpful with everything, he really made us feel welcome and gave us all his best tips from beaches to restaurants. I hope to come back and would recommend the house to anyone.
The house is very charming and very well equipped to have a relaxing and fun time. Beautiful beaches are close by and the nearest town in running distance. The harbor town of Patmos is welcoming and the prices are very reasonable for excellent food. An added touch was the family welcome and friendship which I hope will last. The setting is ideal with being right next to a good beach, close to town and a short drive to an incredible beach.
