Originally part of a 19th century merchant's house, this house has been given a sensitive restoration to show its unique character. We have dedicated ourselves to designing a modern, comfortable and luxurious accommodation with an historic and educational touch.

Whether you are looking forward to a romantic holiday, an annual family trip, or simply want to enjoy the beautiful Dubrovnik region with its wonderful architecture and food, the Villa Petrosa is perfectly located and will allow you to recharge your batteries and nourish your body and soul.

A brand new heated swimming pool is a highlight of this property from this year.

Beautiful private beach with parking place is provided for guests of this house in small fisherman's place Molunat 10 km away.

The Konavle region abounds with nature and respects the traditional way of life and architectural heritage.

The house is located in the village of Gruda, the center of the Konavle region, just 10 km from Dubrovnik International Airport, and close to many attractions. An excellent bus service connects you to anywhere you want to go (6am to 9pm). (We also offer an option of apartment + car rental.)

Banks, post office, bus station, grocery stores, doctor, café bars, green market, fish market, pharmacy, hairdresser, etc. are a few minutes' walking distance from the apartment.

You can find here many interesting historical places and traditional rural restaurants where you can enjoy delicious home-grown food. For example:

• Water mills on the river Ljuta at the famous restaurant "Konavoski Dvori" where waitresses wear the traditional costumes of the region (2 km or 20 minutes' walking distance).

• Highly-recommended traditional restaurant "Koračeva kuća" (5 minutes' walking distance).

• Cavtat – gem of the Mediterranean (12 km) is a perfect place to go for a fish dinner, night life or day trip (mausoleum by sculptor Ivan Meštrović, Vlaho Bukovac house, etc.).

• Molunat – a fishermen's village with nice beaches and following the traditional way of fishing (10 km).

• The town of Dubrovnik (25 km) is the historical and cultural centre of this area. You can travel there by road or by water taxi from Cavtat.

• A unique pebble beach below the Konavle cliffs (5 km).

• Historical sites like the bas-relief of the pagan god Mithras dating from the 2nd century, the Soko fortress, Sunday traditional costume dance in Čilipi and its ethnic museum.

• Montenegro bay (10 km) and Bosnia and Herzegovina (35 km) where East meets West.

For those prefering a more active holiday, there are choices of horseback riding, ATV safari, jeep safari, bike riding, sea kayaking, all kind of watersports, etc.

Lovely Apartment- AMAZING beach

I stayed in Villa Petrosa for a week in July with my wife and two teenage children, we all thoroughly enjoyed the holiday.

The apartment is very comfortable, well equipped with great a/c. The views from the terrace are wonderful and the BBQ area is a great feature. The pool is small but perfect for a cooling dip. It's located in a traditional Croatian village, you won't see many tourists, but it has absolutely everything you will need, 3 cafe/bars, small supermarket, cash point, great pizza restaurant/take out (Belmondo) and a very nice restaurant (Koraceva Kuca) 5 mins walk away (we ate there twice - you won't be disappointed!). Only 15 mins to the airport and 20 to Cavetat where you can take boat trips to the islands and Dubrovnik.

The absolute best feature of the accommodation is the private beach - the pictures are good, but its even better when you get there. You have an undeveloped bay pretty much to yourself, the snorkeling is amazing and there's even a spring - fed shower!

Niksa is the perfect host, really helpful prior to arriving and great local advice when you get there - you have to try his own olive oil and wine!

Highly recommended.

Lovely apartment in rural Croatia

We stayed at Villa Petrosa for a week in June 2016. We had our two girls aged nearly 2 and 4 with us.

The apartment is in the small town of Gruda which is only about 10 minutes drive from the airport and about 40 minutes south of Dubrovnik. It's got three good sized bedrooms and two excellent bathrooms, all the beds were singles. The pool outside is fairly small but big enough for all four of us to have fun in! We used the outside BBQ area too which is a really great feature. As you can see from the pictures the view from the terrace is stunning but what is less obvious is that the apartment is slap bang in the middle of the village above a butchers shop but DONT let this put you off!

Gruda feels like a real Croatian village, there were no other tourists in the village. It's a bit rough and ready but we loved that. There are two very good bakeries within a couple minutes walk, supermarkets, bars, Pizzeria and two amazing restaurants. One in Gruda called Koraceva Kuca which was fabulous and the nearby Konavoski Dvori which you must check out.

Niksa was a wonderful host, there to greet us and willing to help with any questions. We made use of the private beach which is about 15 minutes drive away and offers some fantastic swimming and snorkelling and you must meet the goats!

A word of caution with little ones, obviously there is the pool but the stone steps up to the apartment are unguarded so if you have well behaved kids like ours - fine but just take care!

The only negative I could come up with was that the kitchen is a little small and has no microwave but this is really not that important and didn't effect our enjoyment at all.

Overall we had a fab time and would recommend it.

Tranquillity at its best

We spent two summer holidays here and will be going back again. We have two boys, 13 and 17. We look for quite villas/cottages with good access to local shops but not too far from a town and seaside. A car is advised, hire from the airport, but make sure you give yourself a hour at least when returning the car, they are slow processing returns.

This is a unique villa, with its own pool to while away lazy days. Fantastic views of the mountain range and castle in front of you. The view of the mountain is spectacular at night sitting enjoying a bbq and wine, it really is a lovely.

What really sells this cottage is your very own private beach area near Molunat, looking out into a stunningly beautiful bay. We spent whole days here, take a packed lunch and marvel at the clear waters, ideal for snorkelling.

The rural village of Gruda is a 20 min drive from Dubrovnik airport, with a couple small supermarkets, bank, pizzeria (well worth a visit) and three excellent restaurants within walking distance.

20 min drive is Cavtat, a harbour town with water sports including jet-ski hire and loads of places to eat. You must visit the ice cream pallor heading into the old town with you back to the main carpark. Our kids wouldn’t let us pass by without stopping. Marcus always had their milkshakes which he proclaims is the best ever! For easy access to Dubrovnik old town, take the boat to Dubrovnik from Cavtat, it leaves at regular intervals and last boat back is about 10pm. Impossible to park in Dubrovnik, we made that mistake!

The owner is a really kind gentleman, and full of advice on where to go and what to do.
