Escape the pressures of every daily life, catch up on a good book and spend quality time with friends and family. Enjoy delicious meals cooked at home, a tasty BBQ on the roof terrace or dine out in one of many attractive restaurants in this part of Turkey.

This is also an ideal base to be able to discover the beautiful Bodrum Peninsula by dolmus bus or car. There are some lovely towns, villages and beaches to visit during your vacation.

Our house is a good choice for couples or families seeking a quiet location to combine rest and relaxation, fun by the pool or beach, as well as fantastic days out. Check out the location section for ideas of things to do when staying here. There are historical places of interest, activities and excursions on offer.


Our house is on a small complex of only 14 houses. It is at Koyunbaba Bay, very close to the pretty fishing village of Gumusluk. It only takes 5 minutes to drive by car to Gumusluk. The dolmus bus stop is close to our house if you do not have a car.

Within walking distance is the Migros supermarket, bakery, The Terrace Bar and Restaurant, Doga cafe and bus stop. It is less than 10 minutes walk down to the nearest beach. Walk along by the sea to reach Amphora beach bar and restaurant and Kucuk Ev cafe.

Take time to explore Yalikavak, Turgutreis and Bodrum which all have fantastic markets, restaurants and marinas. Alternatively enjoy a visit to Bitez, Ortakent, Gundogan and Golturkbuku. There are lots of beaches on the Bodrum Peninsula to enjoy throughout your stay.

Therefore you can have a very varied holiday whilst staying here as do as much or as little as you want to.


Our house has 3 bedrooms plus a sofa bed in the lounge (maximum occupancy of 5 adults + 1 child).

The open plan lounge/ dining room is spacious with 2 sofas, coffee table, a large 42 inch flat screen TV, DVD player with English DVDs, basic satellite TV system (showing some English, Turkish and European programmes), I-Pod docking system and Playstation 3 and 2 systems with games. Wi-fi internet is available (with your own devices).

We also have an English book library, some board games, cards and kids books. There are beach toys such as buckets, spades and pool floats to use during your stay.

The inside dining table seats 6 people and has great views of the pool and the sea. A cold water dispenser machine is also available for chilled drinks.

The lounge and dining room also has air-conditioning unit, a floor standing electric fan and ceiling fans to help to make the villa nice & cool during the summer.

In the kitchen, there is a 4 ring gas hob, full electric oven with grill, sink, fridge freezer, microwave, dishwasher, kettle, toaster, pans, plates, dishes, cups, glasses, cutlery. There is a balcony with table and chairs for outside dining.

The master bedroom with views of the swimming pool features a king size bed, large wardrobe, bedside tables and drawers. The twin bedrooms features 2 single beds, large wardrobe and a bedside table. The 3rd bedroom has a double bed which sleeps 2 people. There is also the option of using the double sofa bed in the lounge. Each bedroom is installed with air conditioning and a plug-in electric fan.

The bathroom is located on the ground floor, close to all of the bedrooms and has a wc, wash basin, shower and washing machine. The living and dining area, as well as the kitchen are on the first floor. An internal stairway from the first floor leads up to the roof terrace. A 2nd wc has been fitted in October 2017 to provide an additional toilet/ washbasin, which is really convenient when using the roof terrace area of the house.

We have installed mosquito screens on the windows so you can leave your windows open when at home to benefit from any sea breeze.


There are 2 communal swimming pools which are shared between just 14 houses. Just a few steps away from our house, these are perfect for cooling off, swimming or just for having fun with the family.

The smaller pool has Roman styled steps and a shallow end so is good for younger children or non-swimmers. The 2nd pool is larger and deeper, which is great for swimming laps.

Our house has a ground floor patio which looks out onto the larger pool. The 1st floor balcony leads out from the kitchen so is perfect for dining outside. The roof terrace is a fab outdoor space, perfect for sunbathing. From here, there are wonderful views of the large swimming pool and the sea. Then sit on the roof terrace and enjoy a drink in the evening as the sun goes down.

Outdoor furniture provided includes sun loungers, a sun parasol, tables and chairs so you can relax and sunbathe on the roof terrace. Dine outside on the balcony or have a morning coffee on the patio to start your day. Cook an evening BBQ on the roof terrace.


About 5 minutes walk from the house is a large Migros supermarket. Here you can purchase all the groceries here that you will need for your stay. There is a large fruit and vegetable section, chilled and frozen foods, fresh bread, dried products such as cereals, tins & packets. You can also buy alcoholic/ non-alcoholic drinks as well as all toiletries, cleaning products and outdoor inflatables for the pool. The local markets are great to visit to buy fresh food.

There is also an ATM cash machine, dolmus (bus) stop, water shop and a fantastic bakery shop serving delicious fresh bread, rolls and pastries. Replacement bottles for the water cooler can be purchased from the nearby Sena market shop. The Terrace Bar and Restaurant and Doga cafe are close by so you can dine out locally.

The local beach is less than a 10 minutes walk down the road at the side of the complex and there is another beach, cafe and play park (Bolme Beach) within a 20-25 minutes walk. Victoria's Beach Club is just a couple of minutes away by dolmus bus or about 30 minutes walk.


Before your holiday, you will receive a travel pack with information including directions from the airport, collection of villa keys etc. A guest manual is provided at the house with ideas of where to go out, where to shop, where to eat, local maps & excursions.

Fly into Bodrum Milas airport with Easyjet or Jet.2. Other airlines include Turkish Airlines, Thomas Cook, Thomson. Bodrum Milas airport is just under 60 minutes drive to the house.

Some of our Turkish or Eastern European guests choose to drive directly to the property in their own car. Car hire is not essential as we have had guests who do not hire a car and choose to get around on the local bus service (dolmus) which is really easy and cheap to use. We can help with arrangements for airport transfers. However if you decide that you do want to rent a car to fully explore the region, then we work with a local car hire company who are reliable and have good rental rates. Please ask for a quotation.

The local transport bus service in Turkey is called the dolmus and runs along the road near to the villa. There's lots of taxis in the nearby towns & villages if coming home late.

You can get to Gumusluk easily on the dolmus bus then change here to continue onto Turgutreis & Bodrum. In the other direction from our house, you can travel into Yalikavak.

If you are a family looking for a fun day out, take a visit to the Pirates of the Cactus water park in Yalikavak or there is the larger water park at Bodrum.

From Yalikavak, you can catch a dolmus to visit other towns on the Peninsula such as Gundogan and Golturkbuku.


We allow flexible arrival days to fit in with the best flights prices. We also offer a flexible duration so you can stay for 9/10/11 nights etc

Standard arrival time from 4pm onwards, departure time 10am however we may be able to be more flexible (subject to existing bookings).

Rental rates include all reasonable usage of gas, electric, bed linen and bathroom towels.

Wi-if internet is provided for website browsing and emails only. We will top up the internet once free of charge during your stay, at your request. If you choose to stream TV or downloads via the internet, this will use the data very quickly and it is likely that you will have to pay to top it up.

It is mandatory that you have your own personal travel insurance for all members of the travelling party which incorporates the duration of your stay. We cannot accept personal claims.

The security deposit will be refunded after your holiday, via the Homeaway system once the property has been checked.

Once your booking is confirmed, the price is fixed and will not change. We reserve the right to change the published prices for new bookers during the holiday season depending on availability.

About Nicola Rides

This is my holiday home which my husband and I purchased for our family holidays. We love visiting Turkey with our 2 children. Our eldest son has been visiting since he was 2 years old and our youngest son has been coming here since he was born. Both our boys still love coming to Turkey for their holidays.

We have used this property as a base for visiting the Fethiye area for a few night to explore Calis, Fethiye, Olu Deniz and Kaya Koy. We have travelled from our holiday home to Dalyan to go to the mud baths, Caunos and Turtle beach and stayed over for a night in this area. We have also driven from here to Kusadasi to explore Ephesus and then onto Pammukale. We did this in a 2 night/ 3 day trip.

I have previously worked in Turkey as a holiday representative in Hisaronu and in a local travel agency in the UK. After my degree, I worked in sales and marketing at Airtours and then set up my own holiday lettings business.

We bought this villa as we totally fell in love with the beautiful sea views. It is fantastic to wake up in the morning and to look out of the window and be greeted by blue sky and the sea. It makes you feel in 'holiday mode'.

We enjoy having a drink and BBQ on the balcony or roof terrace and admire the stunning blue sea or the beautiful sunsets over the ocean. the roof terrace provides a space for more secluded sunbathing.

It is great to be located between both Yalikavak and Gumusluk to be able to enjoy both of these lovely places, which are within easy reach. There is lots of beaches and resorts to visit which provides a holiday with lots of variety.

We love this part of Turkey as it still feels like Turkey... not England in the sunshine!! Lots of Turkish people, as well as other nationalities visit this area each yet. Therefore it has a very cosmopolitan feel.

What makes this villa unique

Enjoy the beautiful sea views, 2 swimming pools and the large roof terrace at our holiday home. We have been coming here since our children were babies so have experienced lots of family holidays here. My boys are now 14 and 10 years old.

We have provided a Playstation 3, lots of DVDs, board games and books for family entertainment.

The local supermarket and several shops are within easy walking distance, as well a couple of restaurants, the beach and the bus stop.

  • The bathroom is on the ground floor with WC, full shower enclosure and basin. The washing machine is in the bathroom (it is very common in Turkish properties to have the washing machine plumbed into the bathroom). In October 2017, we have had a brand new bathroom installed. This wc and basin is located inside the house, next to the roof terrace, so is convenient when using the outside space on the roof terrace or the living area/ kitchen on the 1st floor. Bathroom & kitchen tea towels are supplied. We have provided lots of additional equipment such as vacuum, mop and bucket, sweeping brushes, iron, ironing board, clothes dryers and pegs.

The spacious double bedroom has a large wardrobe, chest of drawers, bedside tables (with drawers), a safe & a lovely view of the pool. The 2nd bedroom has twin room has two single beds, wardrobe & bedside table (with drawers). The 3rd bedroom has a double bed leading outside onto the patio with a pool view. The villa can comfortably accommodate up to 6 people (total of 5 adults + 1 child).

Not suitable for handicapped or anyone with walking difficulties as this property is set over 2 floors, plus an extra staircase up to the roof terrace. This is a non-smoking property but you can smoke outside. Wi-fi internet is provided at the house. The first top up will be provided for free. It is great for emails and web browsing however if you choose to stream or download, it will use the data up quickly. You may be able to top up at your own expense. Please note: the swimming pools are not heated so are usually available from Early May - End of September. Please ask for more details.

Spacious,clean & well maintained. Superb location

This was our 2nd visit to Nicola's & we were delighted to see she continues to improve her property. We noticed a new flat screen TV & the addition of new furniture on the roof terrace , which offers wonderful views of Koyanbaba bay. If your looking for a relaxing location look no further,ideal for couples or families with two pools set in pretty garden's.

The local beach is less than a 10 minute walk away where you can soak up the sun then grab a drink from a beach front bar. Local amenities are good with a Migros supermarket & fresh bakery at the top of the road + the Terrace bar & restaurant.We did not hire a car as Yalikavak & Gumusluk are minutes away by dolmus which both offer different experiences. Bodrum & Turgutreis are also easily accessible by the excellent dolmus service.

Superb! Highly recommended!

Thanks Nicola, my stay was wonderful! The accommodation is like home from home, there was everything you could need for a perfect stay, plus some great extras such as the cool water dispenser for those hot days and nights! The roof terrace is great, and is noticibly safe for young ones with the addition of railings that other nearby accomodation didn't appear to have, and the view from there is awesome too! Location was good with only a short walk down to the local beach and cheap Dolmus ride if you prefer to go to the nearby coastal villages where the food and hospitality was also great! With the handy supermarket and restaurants also within walking distance of the accommodation, and two swimming pools onsite, what more could you wish for!

Beautiful Villa

This is the second time I have stayed in this villa and yet again it was perfect! It is literally a home from home with everything you could possibly need and then some! Very good value for money

We stayed at Nicola's Little Villa as a family with three young children (7; 7 and 5) for almost two weeks. We liked the house and recommended it to our friends. The house is clean, has everything the family with children may need to stay for long holidays. Migros (supermarket ) and the child friendly pebble beach are in walking distance. Nicola was very helpful with providing us with all the information about the area and house prior to our arrival, and also continued to be very helpful when and if we needed a local advise/help, We travelled around using the local bus service, which was convenient and reliable. But to be more flexible, we recommend to hire a car. Overall we can surely recommend this place for quite family holiday.

Clean and cosy house

Me and my husband stayed at Nicola's house for 6 days. It is in one of the calmest locations in Bodrum and close to supermarket, bakery etc. It is close to Gümüşlük center, Türkbükü and Yalıkavak which are highly popular. The house is clean, spacious and all amenities are available. I especially recommend it to big families. And Nicola was very helpful in each detail, there's no communication problem at all. So, I strongly recommend it to families who are looking for a calm holiday.

You get the best of everything with a stay at our holiday home. Set in a lovely location with amazing views, it is less than 5 mins drive from Gumusluk (2km), 10 mins from Yalikavak (8 km) & 15 mins drive from Turgutreis (10 km).

If you like to do lots of sightseeing, then it is useful to have a hire car (or take your own car). However if you are looking to totally relax and escape, then it is still easy to get around the local area by dolmus.

Little Valley complex is in really convenient location, just set off the Gumusluk-Yalikavak road. It is situated down a small quiet road, so you can walk to the local shops, restaurant and bus stop. As it is not located on the top of a high hillside, it is easily accessible by car or on foot.

The nearby Migros supermarket is only a few minutes walk away and has everything you'll need for self catering during your stay.

Close to our home is the local dolmus bus stop, ATM cash machines, The Terrace restaurant, Doga cafe, the bakery and other small shops.

You can walk down to the our nearest beach in less than 10 minutes. There is another beach called Bolme beach, which has a small play park and cafe is about 25 minutes walk from the house (just down below the Migros supermarket, near Gumsan complex).

In the local area is Victoria's Beach Club which features a bar, restaurant, swimming and splash pool and also horse riding. There is also a great evening pub/ bar called Yaz-Kiz on the road towards Gumusluk

The picturesque bay of Gumusluk is only a 5 minutes drive away. You can easily get the bus very easily from near our house. Relax on the beach in Gumusluk and enjoy the views towards Rabbit Island. This is a protected area and is great for snorkelling and spotting the sunken underwater remains of Myndos. In the evening, dine out at the fabulous water-side restaurants and enjoy tasty fresh fish dishes or chill-out in one of the local, laid-back cafe bars.

The resort of Yalikavak (10 minutes drive away) offers a wide variety of restaurants, laid back bars, as well as a variety of shops and supermarkets. It retains its Turkish charm and culture with its lovely bazaar, traditional Turkish coffee shops, little fishing boats in the harbour. There is a Tuesday food market and Thursday non-food market. Yalikavak is a well maintained town combining the historical remains of ancient windmills with the new and very exclusive, modern yachting marina. As all the buildings are low rise, there are no horrendous sky scrapper hotels, plus the pretty bazaar and lovely promenade are all traffic free. There is also a great family waterpark.

Turgutreis (approx 20 mins drive away) is the 2nd largest town on the Peninsula and has a wide sandy beach, large bazaar, lots of bars and restaurants and also hosts a huge market each Saturday.

Visit the laid back bays of Bitez, Ortakent, Kadikalesi, Camel Beach, Ayaklar or Golturkbuku – known as the St Tropez of the Bodrum Peninsula. For a fun family day out, visit Bodrum Aqualand for waterpark excitement. There is a bowling alley, amusement arcade and cinema at the Oasis Shopping Centre in Bodrum. At the Midtown shopping mall (just outside Bodrum), there is a large indoor play area and cinema.

If you want to go shopping, then visit the local bazaars and market days in each town and barter for a bargain. Bodrum also has 2 large shopping centres - the Oasis Centre and the Midtown shopping mall. Both have a good selection of clothes shops and nice food courts for dining out.

You can get to Bodrum by dolmus bus to Gumusluk and change onto the Bodrum bus. It is great for souvenir hunting as it has a very large bazaar area making it a good place to explore. There is also a large harbour, marina and a huge of choice of restaurants and bars.

History lovers should visit St Peter's Castle in Bodrum to view the underwater archaeology museum or arrange a trip to Ephesus, which is the largest & best preserved ancient city in Turkey. Alternatively an excursion can be booked to Pammukale where you can combine the hot thermal springs of this white, calcium terraced mountain with the adjacent ancient site of Hierpolis. Some excursions offer a 2 day option to combine both Ephesus and Pammukale.

Another great day out is a visit the mud baths & stunning beaches at Dalyan combined with seeing the Lycian rock tombs & the remains of Caunos, dating back to 400 century B.C.

The fast ferry from Bodrum to Kos, Greece means that you can experience 2 countries during one day of your holiday. A great day out are local boat trips from Yalikavak, Turgutreis or Bitez offering swimming and snorkelling opportunities when the boat drops anchor. This is a perfect way to view the beautiful coastline, enjoy the sea breezes, and usually includes a nice lunch.

The booking form will be sent when you confirm your reservation by email. This must be returned with the 25% booking deposit, or the full amount if within 10 weeks before departure.
