Our villa is the perfect place to get away, escape your busy life, unwind and chill out. Wake up in the morning, enjoy the sea and pool views and start your day by enjoying your breakfast on the balcony.

Escape the pressures of every daily life, catch up on a good book and spend quality time with friends and family. Enjoy delicious meals cooked at home, a tasty BBQ or dine out in one of many attractive restaurants in this part of Turkey.

This is also an ideal base to be able to discover the beautiful Bodrum Peninsula by dolmus bus or car. If you enjoy walking/ hiking, exploring by local dolmus bus or by car around the peninsula; there are some lovely towns, villages and beaches to discover during your vacation.

Our house is a good choice for couples or families wanting to combine rest and relaxation, fun by the pool or beach, as well as fantastic days out. Check out the location section for ideas of things to do when staying here. There are historical places of interest, activities and excursions on offer.


Our house is on a small complex of only 14 houses. It is at Koyunbaba Bay, very close to the pretty fishing village of Gumusluk. It only takes 5 minutes to drive by car to Gumusluk. The dolmus bus stop is close to our house if you do not have a car.

Within walking distance from our house is the Migros supermarket, bakery, The Terrace Bar and Restaurant and bus stop.

Take time to explore Yalikavak, Turgutreis and Bodrum which all have fantastic markets, restaurants and marinas. Alternatively enjoy a visit to Bitez, Ortakent, Gundogan and Golturkbuku. There are lots of beaches on the Bodrum Peninsula.

Therefore you can have a very varied holiday whilst staying here as do as much or as little as you want to.


Our house has 3 bedrooms plus a sofa bed in the lounge (maximum occupancy of 5 adults + 1 child). There is also a FREE travel cot available.

The open plan lounge/ dining room is spacious with 2 sofas, coffee table, TV with basic satellite system (with some Turkish, European, UK programmes), DVD player with English DVDs, I-Pod docking system and Playstation 2 with games. Wi-fi internet is available (with your own devices).

We also have an English book library, some board games, cards and kids books. There are beach toys such as buckets, spades and pool floats to use for free at the villa during your stay.

The inside dining table seats 6 people and has great views of the pool and out towards the sea. We have provided a FREE highchair for younger children. A cold water dispenser machine is also available for chilled drinks.

The lounge and dining room also has air-conditioning unit, a floor standing electric fan and ceiling fans to help to make the villa comfortable & cool during the summer.

In the kitchen, there is a 4 ring gas hob, full electric oven with grill, sink, fridge freezer, microwave, dishwasher, kettle, toaster, pans, plates, dishes, cups, glasses, cutlery. There is access to the balcony for outside dining with table and chairs.

The master bedroom with views of the swimming pool has a king size bed, large wardrobe, bedside tables and drawers. The twin bedrooms features 2 single beds, wardrobe and a bedside table. The 3rd bedroom is equipped with bunk beds, a wardrobe and drawers. If you do not want to use the bunk beds, there is the option of using the double sofa bed in the lounge. Each bedroom is installed with air conditioning and a plug-in electric fan.

The bathroom is located close to all of the bedrooms and has a wc, wash basin, shower and washing machine.

All the bedrooms and bathroom are located on the ground floor. The living and dining area, as well as the kitchen are on the first floor. An internal stairway from the first floor leads up to the roof terrace.

We have installed mosquito screens on the windows so you can leave your windows open when at home to benefit from any sea breeze.


There are 2 communal swimming pools which are shared between just 14 houses. Perfect for cooling off, swimming or for having fun with the family.

The smaller pool has Roman styled steps and a shallow end so is good for younger children or non-swimmers. The 2nd larger pool is deeper and good for swimming.

Our house has a ground floor patio which looks out onto the larger pool. The 1st floor balcony leads out from the kitchen so is perfect for dining outside. The roof terrace is a lovely outdoor area, perfect for sunbathing during the day or cooking a BBQ in the early evening. From the roof terrace, there are wonderful views of the large swimming pool and the sea.

Outdoor furniture provided includes sun loungers, a sun parasol, tables and chairs so you can relax and sunbathe on the roof terrace. Dine outside on the balcony or have a morning coffee on the patio to start your day.


Within a few minutes walk from the house is a large Migros supermarket. Here you can purchase all the groceries here that you will need for your stay. There is a large fruit and vegetable section, chilled and frozen foods, fresh bread, dried products such as cereals, tins & packets. You can also buy alcoholic/ non-alcoholic drinks as well as all toiletries, cleaning products and outdoor inflatables for the pool. The local markets are great to visit to buy fresh food.

There is also an ATM cash machine, dolmus (bus) stop, water shop and a fantastic bakery shop serving delicious fresh bread, rolls and pastries. Replacement bottles for the water cooler can be purchased from the water shop, which is close to the bakery. The Terrace Bar and Restaurant is close by so you can dine out locally, plus there's a couple of small local shops within walking distance.

The nearest access to the sea is just 10 minutes walk down the road at the side of the complex and there is another beach and play park (Bolme Beach) within a 15-20 minutes walk. Victoria's Beach Club is just a couple of minutes away by dolmus bus or about 25-30 minutes walk.


Before your holiday, you will receive a travel pack with information including directions from the airport, collection of villa keys etc. A guest manual is provided at the house with ideas of where to go out, where to shop, where to eat, local maps & excursions.

Fly into Bodrum Milas airport with Easyjet or Jet.2. Other airlines include Turkish Airlines, Thomas Cook, Thomson. Bodrum Milas airport is just under 60 minutes drive to the house.

Some of our Turkish or Eastern European guests choose to drive directly to the property in their own car.

Car hire is not essential as we have had guests who do not hire a car and choose to get around on the local bus service (dolmus) which is really easy and cheap to use. We can help with arrangements for airport transfers. However if you decide that you do want to rent a car to fully explore the region, then we work with a local car hire company who are reliable and have good rental rates. Please ask for a quote.

The local transport bus service in Turkey is called the dolmus and runs along the road near to the villa. There's lots of taxis in the nearby towns & villages if coming home late.

You can get to Gumusluk easily on the dolmus bus then change here to continue onto Turgutreis & Bodrum. In the other direction from our house, you can travel into Yalikavak.

If you are a family looking for a fun day out, take a visit to the Pirates of the Cactus water park in Yalikavak (get the dolmus from Yalikavak to Cactus hotel) or there is the larger water park at Bodrum.

From Yalikavak, you can catch a dolmus to visit other towns on the Peninsula such as Gundogan and Golturkbuku.


We allow flexible arrival days to fit in with the best flights prices. We also offer flexible durations so you can stay for 9/10/11 nights etc

Standard arrival time from 4pm onwards, departure time 10am however we may be able to be more flexible (subject to existing bookings). Please ask at time of enquiry.

Rental rates include all reasonable usage of gas, electric, bed linen and bathroom towels.

FREE internet Provided for website browsing and emails only. We will top up the internet once during your stay, at your request. Further top ups may be possible (at your own cost). Please DO NOT stream TV or downloads via the internet as this will use the data very quickly. It is fine for emails and internet browsing.

It is mandatory that you have your own personal travel insurance for all members of the travelling party which incorporates the duration of your stay. We cannot accept personal claims.

The security deposit will be refunded after your holiday, via the Homeaway system once the property has been checked.

Once your booking is confirmed, the price is fixed and will not change. However, we reserve the right to change the published prices for new bookers during the holiday season depending on availability.

About Nicola Rides

This is my holiday home which my husband and I purchased for our family holidays. We love visiting Turkey with our 2 children. Our eldest son has been visiting since he was 2 years old and our youngest son has been coming here since he was born. Both our boys still love coming to Turkey for their holidays.

We have used this property as a base for visiting the Fethiye area for a few night to explore Calis, Fethiye, Olu Deniz and Kaya Koy. We have travelled from our holiday home to Dalyan to go to the mud baths, Caunos and Turtle beach and stayed over for a night in this area. We have also driven from here to Kusadasi to explore Ephesus and then onto Pammukale. We did this in a 2 night/ 3 day trip.

I have previously worked in Turkey as a holiday representative in Hisaronu and in a local travel agency in the UK. After my degree, I worked in sales and marketing at Airtours and then set up my own holiday lettings business.

We bought this villa as we totally fell in love with the beautiful sea views. It is fantastic to wake up in the morning and to look out of the window and be greeted by blue sky and the sea. It makes you feel in 'holiday mode'.

We enjoy having a drink and BBQ on the balcony or roof terrace and admire the stunning blue sea or the beautiful sunsets over the ocean. the roof terrace provides a space for more secluded sunbathing.

It is great to be located between both Yalikavak and Gumusluk to be able to enjoy both of these lovely places, which are within easy reach. There is lots of beaches and resorts to visit which provides a holiday with lots of variety.

What makes this villa unique

Enjoy the beautiful sea views, 2 swimming pools and the large roof terrace at our holiday home. We have been coming here since our children were babies so we have provided a travel cot and highchair free of charge as well as beach and pool toys for children to have fun.

We have provided board games, a Playstation 2, lots of DVDs and books for family entertainment.

The local supermarket and several shops are within easy walking distance, as well a couple of restaurants, the beach and the bus stop.

  • The bathroom is on the ground floor with WC, full shower enclosure and basin. The washing machine is in the bathroom (it is very common in Turkish properties to have the washing machine plumbed into the bathroom). Bathroom & kitchen tea towels are supplied. We have provided lots of additional equipment such as vacuum, mop and bucket, sweeping brushes, iron, ironing board, clothes dryers and pegs.

The spacious double bedroom has a large wardrobe, chest of drawers, bedside tables (with drawers), a safe & a lovely view of the pool. The twin room has two single beds, wardrobe & bedside table (with drawers). The bunk bedroom has a wardrobe, chest of drawers and a patio door to the outside patio which overlooks the pool. The villa can comfortably accommodate up to 6 people (total of 5 adults + 1 child). The travel cot and highchair are provided at the villa FREE OF CHARGE.

Not suitable for handicapped or anyone with walking difficulties as this property is set over 2 floors, plus an extra staircase up to the roof terrace. This is a non-smoking property but you can smoke outside. Please note: the swimming pools are not heated so are usually available from May-October. Ask for more details.

Beautiful Villa

This is the second time I have stayed in this villa and yet again it was perfect! It is literally a home from home with everything you could possibly need and then some! I stayed with my 3 Year old and it was so safe. The other people on the site were so friendly and we had a great two weeks. We can't wait to come back. Thank you so much Nicola x

Very good value for money

We stayed at Nicola's Little Villa as a family with three young children (7; 7 and 5) for almost two weeks. We liked the house and recommended it to our friends. The house is clean, has everything the family with children may need to stay for long holidays. Migros (supermarket ) and the child friendly pebble beach are in walking distance. Nicola was very helpful with providing us with all the information about the area and house prior to our arrival, and also continued to be very helpful when and if we needed a local advise/help, We travelled around using the local bus service, which was convenient and reliable. But to be more flexible, we recommend to hire a car. Overall we can surely recommend this place for quite family holiday.

Clean and cosy house

Me and my husband stayed at Nicola's house for 6 days. It is in one of the calmest locations in Bodrum and close to supermarket, bakery etc. It is close to Gümüşlük center, Türkbükü and Yalıkavak which are highly popular. The house is clean, spacious and all amenities are available. I especially recommend it to big families. And Nicola was very helpful in each detail, there's no communication problem at all. So, I strongly recommend it to families who are looking for a calm holiday.

The nice house

The house is better then our expectation:very big, clean, with all you need and more.The two swimming pool are very nice.The man take care of the garden and the flowers. We went aroun with the dolmus that stops in front of the near Migros. When the street from Migros to the house will be asphalt walking will be more simply.Compliments to Nicola for the help she gived us for the holiday that was favoulos.

Family Holiday

We stayed at Little Villa for 2 weeks during July and had a pleasant , relaxing holiday - 2 x Adults, 3 Boys ( aged 7, 9, 11). The villa itself is well established and incredibly well equipped for visitors - I can't think of anything we required that wasn't provided. It has an unusual layout with bedrooms/bathroom on ground floor, living area on first and roof garden - strange at first but you soon get used to it. Whilst there we had a minor issue with the air conditioning which was swiftly rectified by Nicola sending out the maintenance crew who replace the unit. We often 'hung-out' around the pool from mid afternoon and on most occasions were the only people there - although we would occasionally see other people the complex is very quiet.

The surrounding area is very beautiful but probably a little too quiet for our needs. There is little to do within the immediate vicinity so we quickly realised for us a car was an absolute necessity - very easy and cheap to rent. This gave us great freedom to enjoy the local towns and beaches with ease. Unfortunately during our stay there was only one restaurant open within a comfortable walking distance for a family. A short drive/dolmus ride opened up the options.

In summary we had a great stay but feel the villa and area were not exactly suited to the needs of our family.

Owner's Response: Thank you for your nice comments about our holiday home and the great standard of furnishings, fixtures, fittings and space that we have provided for our guests to enjoy. I appreciate your feedback, however we do make it clear in our property description that our house is not situated in the centre of a lively holiday resort. There are local amenities close by such as several restaurants (The Terrace, Ada restaurant and another small Turkish restaurant) which are detailed in our guest manual. There is also a good supermarket, bakery and other small local shops all withing 5-10 minutes walk. Plus the dolmus bus stop is situated close by for easy access into Gumusluk, Turgutreis, Yalikavak and Bodrum. The majority of our guests (including families) choose not to hire a car as it is cheap and easy to use local transport. I'm really sorry that our location did not match your family holiday needs, as we want everyone to have an enjoyable holiday experience. We have an 11 year old and a 7 year old ourselves and our children love visiting this area but we appreciate everyone has their own individual preferences.

You get the best of everything with a stay at our holiday home. Set in a lovely location with amazing views, it is less than 5 mins drive from Gumusluk (2km), 10 mins from Yalikavak (8 km) & 15 mins drive from Turgutreis (10 km).

If you like to do lots of sightseeing, then it is useful to have a hire car (or own car). However if you are looking to totally relax and escape, then it is easy to get around by dolmus.

Close to the house is bus stop, ATM cash machine, The Terrace restaurant plus a Migros supermarket, bakery and other small shops, all only a few minutes walk from our villa.

Little Valley complex is in really convenient location, just set off the Gumusluk-Yalikavak road. It is situated down a small quiet road, so you can walk to the local shops, restaurant and bus stop. Unlike some other properties, it is not located on the top of a high hillside so is easily accessible.

The nearby, well stocked Migros supermarket is only a few minutes walk away and has everything you'll need for self catering during your stay. You can walk down to the local beach in just 10 minutes down the lane at the side of the complex. Another beach called Bolme beach, which has a small play park and Espavo restaurant, is about 15-20 minutes walk from the house (just down below the Migros supermarket, near Gumsan complex).

Victoria's Beach Club has a beachfront location, bar, restaurant, swimming and splash pool and also horse riding is about 20-25 minutes walk or a few minutes on the dolmus bus.

The picturesque bay of Gumusluk is only a 5 minutes drive away. You can get the bus from near our villa to Gumusluk very easily from early in the morning until late at night. Here you can relax on the beach and enjoy the views over to Rabbit Island across the bay. This is a protected area and is great for snorkelling and spotting the sunken underwater remains of Myndos. You can dine out at the fabulous water-side restaurants and enjoy tasty fresh fish dishes or chill-out in one of the local, laid-back cafe bars.

The resort of Yalikavak (10 minutes drive away) offers many facilities and amenities with many restaurants, bars, shops and supermarkets. It still retains its lovely Turkish charm and culture with it pretty bazaar area, traditional Turkish coffee shops, little fishing boats and a colourful weekly Thursday market. Yalikavak is a proud and well maintained town combining the historical remains of ancient windmills with the new and very exclusive, modern yachting marina. Plus all buildings are low rise so there are no horrendous sky scrapper hotels here and the centre is traffic free!!

Turgutreis (approx 15-20 mins drive away) is the 2nd largest town on the Peninsula and has a wide sandy beach, large bazaar, lots of bars and restaurants and also hosts a huge market each Saturday.

Alternatively chill-out on the beach in the laid back bays of Bitez, Ortakent or Golturkbuku – known as the St Tropez of the Bodrum Peninsula.

For a family fun day out, visit the Dedeman waterpark in Bodrum. There's also a bowling alley, amusement arcade and cinema at the Oasis Shopping Centre in Bodrum. At the Midtown shopping mall just outside Bodrum, there is a large indoor play area for children.

If you want to go shopping, then visit the local bazaars and market days in each town and barter for a bargain. Bodrum also has 2 large shopping centres - the Oasis Centre and the Midtown shopping mall. Both have a good selection of clothes shops and food courts for dining out.

You can get to Bodrum by dolmus bus to Gumusluk and change onto the Bodrum bus. It is great for souvenir shopping as it has a very large bazaar area making it a good place to visit on hot days as there is plenty of shade and air-conditioned shops!! There is also a large harbour, marina and a huge of choice of restaurants and bars.

History lovers should visit St Peter's Castle in Bodrum to view the underwater archaeology museum or arrange a trip to Ephesus, which is the largest & best preserved ancient city in Turkey. Alternatively an excursion can be booked to Pammukale where you can combine the hot thermal springs of this white, calcium terraced mountain with the adjacent ancient site of Hierpolis. Some excursions offer a 2 day option to Ephesus and Pammukale.

Another great day out is a visit the mud baths & stunning beaches at Dalyan combined with seeing the Lycian rock tombs & the remains of Caunos, dating back to 400 century B.C.

The fast ferry from Bodrum to Kos, Greece means that you can experience 2 countries during one day of your holiday. There are local boat trips from Yalikavak or Turgutreis which are a perfect way to cool down with sea breezes. These take you to different beaches and coves, offer amazing coastal views and usually include a fantastic lunch.
