The GRISHAM HOUSE: AVALON'S ONLY WATERFRONT BEACH HOUSE!

You can throw a stone into the water from our spacious 65 FOOT WIDE wrap around deck with SPECTACULAR, sweeping views across the harbor, the town, the beach and the ocean. This is the ideal place for dining, drinks, entertaining, sunbathing, playing cards or simply watching the world go by. You'll never want to leave!

We are superbly located just steps away from the beaches, shopping, restaurants, bars and all the recreational activities like swimming, snorkeling, scuba diving, fishing, parasailing, basketball, volleyball and the many great sightseeing tours which are available. We are also a very short, 2 minute level walk from the boat dock.

Durng the day, we are right in the middle of all the activity Avalon has to offer; full of hustle and bustle. And nearly everyone who takes the ferry walks right past our property, so if you enjoy people watching, you'll be in heaven. At night however, after the 'day trippers' go home and the businesses below us close, it is pretty calm and quiet.

We are Avalon's #1 Vacation Rental home and we get numerous repeat guests and sell out every year. Our superior location and wonderful, relaxing and spectacular view decks is what attracts guests to us year after year. Several of our regulars have been coming for more than 20 years. THERE IS NO FINER SPOT FOR A FAMILY VACATION OR A COUPLES GETAWAY.

This unit is located on the middle floor of a 3 story property. On the ground floor are 2 clothing/gift shops, a jet ski rental, an ocean rafting company and a psychic. The top floor contains our separate 1 bedroom vacation rental. Our Middle Floor Unit (14 steps up - No elevator) sleeps 8. It consists of:

- Bedroom with Queen bed, TV & private 3/4 bath

- Bedroom with Double (full) bed & private 3/4 bath

- Bedroom with Queen bed and great harbor view

- Bedroom with Queen bed & TV

- There is a 3rd Full Bathroom off the living room

- 3 TV's, Stereo, DVD Player

- Wireless Internet Access

- Gas BBQ

- Updated Kitchen

- NO SMOKING and NO PETS ALLOWED.

WHY STAY ANYWHERE ELSE? Our property offers you the BEST location; the BEST beachfront viewing decks in town; and the BEST vacation rental value for your money. We get repeat guests year after year; you'll see why!

This property is best suited for 2 families; 1 large extended family or 3-4 couples. NOTE: Our Top (3rd) floor rental unit is a 1 bedroom 1 bath that sleeps 3 and has decks with great 270 degree views. See vrbo #66587 . These units can be rented together or separately. There is no air conditioning, although it's not needed very often at the beach. We do have some ceiling and portable fans. Lastly, we do NOT have a golf cart.

Sorry, but this is our family vacation home and it is not our policy to rent out to groups such as bachelor/bachlorette parties; fraternity/sorority parties, 21st birthdays, college spring break, etc. ALSO, if you are part of an even larger group or family reunion, we have restrictions on the number of visitors you are allowed. Minimum age limits apply and young adults renting on their own must be 24 years of age. 2 NIGHT MINIMUM at all times and 3 Night Minimum in High Summer Season. Higher rates apply around special events and major holidays.

**BOOKING IN ADVANCE** We have many regulars that come year after year and we always give them first opportunity to re-book for the following year. Therefore we do NOT book more than about 11 months in advance.**

I absolutely loved it and all the throngs of activities. This has been probably the best vacation ever. I had such an amazing time. Sad to leave but very much hope to make this a regular family trip. For once, I'm simply not ready to return to New York.

Best location in Avalon!

My three daughters and I enjoyed five days at the Grisham House. It was perfectly located between town and the mainland ferry docks. Its four bedrooms were comfortable, and the whole place was spotless! The deck was a delightful location for viewing the Casino and the harbor, and the stars at night. The kitchen had all the amenities for cooking and serving, and the bathrooms had all the necessaries. We found Grisham House so lovable that we are trying to figure out how to get my 8 granddaughters and grand-in-laws organized for a girls get-away next year! Fortunately, there's another unit upstairs to accommodate a bigger group!

Great Place! Great Time!

Four of us stayed to celebrate my oldest son's graduation from UCLA. My two son's 22 and 21, myself and my husband's sister (unfortunately my husband could only stay for the graduation). That gives me a perfect excuse to come back with my husband! Location, location, location! There is not a house with a better location. You can easily walk every where. We rented golf carts one afternoon just to see more of the island. It was really fun. Now to the house. It is exactly as promoted. It's old and well loved. It was like staying at a friend's beach house. Not a rental property. The bedrooms were all comfortable and the bathrooms seemed somewhat updated. We were caught a little off guard that the door into the house leads into a bedroom but had no problem with that. We did not take advantage of the kitchen (too many good restaurants to try) but it had everything you need. Spent a lot of time on the deck, people watching and playing games. The deck was my favorite part of the house. There were people staying in the apartment above and did not even notice they were there. No problem with privacy if that is a concern. Huntington Beach has been my favorite beach to visit in Southern California not anymore. Wish we would have visited Avalon and the Grisham House sooner. This was our middle stop on our southern California vacation and everyone's favorite. It was a perfect way to spend great time with my son before he moves to India for the next step in his life. OUTSTANDING !!!

I rented both of the owner's properties for my family from 5/16 through 5/19. We had 9 adults & 2 toddlers. I cannot say enough great things about these rentals. Both were very clean & very comfortable, and stocked very well. So close to the Catalina Express & a short walk to restaurants & shops. We spent almost all of our time on the fabulous deck - the views are awesome! I can't imagine staying anywhere else & everyone wanted to make sure the had the information so they could rent in the future. Randy, the owner was very easy to deal with. Can't wait to go back!

Girls Weekend for Mothers!!

House and Location were Perfect!! Close to the terminal and town. The deck was amazing and we were able to BBQ, enjoy music outside and all with an amazing view!! It was also great to be close to town where we could rent bikes, paddle boards and shop! The home was comfortable, very clean and the owner was easy to work with. We would definitely stay here again!!

Family Fun Times!

Wow!! We had the best time ever. This trip was a family Christmas gift to our kids and granddaughter and they couldn't thank us enough for renting this great place. Plenty of room, fabulous view and close to everything. We will definitely be planning another family trip utilizing this rental. Clean, family friendly and great bedroom and bathroom layout. The huge balcony was a great place to hang out in the mornings and relax. Thanks for sharing your home!

Absolutely Perfect!

This home made our family vacation by far one of our most memorable and favorites to date. The owners are very responsive, the house is super clean, has everything needed for a nice stay, spacious, plenty of room, beautiful decks and views. We cannot type enough about how much we fell in love with this vacation home. We will be renting again and again only this time instead of 5 days, more like 2 weeks! Very homey, loved it.
