Villa Zelena is located in Bajkini, an idyllic, rural setting close to Vizinada in Istria. There are vineyards all around, yet the sea is only 20km away at Porec to the south, or Novigrad to the west.
After many years of wonderful family holidays in Bajkini, we've now taken the decision to rent out our villa.
Externally the villa has been built is traditional Istrian stone to perfectly blend in with the local architecture. Inside, the villa is decorated in a simple contemporary style, giving it a light and airy feel.
On the ground floor there is a spacious, open plan kitchen/living /dining area which leads out via 2 large French windows to a covered terrace with dining table and outside seating.
Also on the ground floor is a cloakroom, and a double bedroom with ensuite shower room. This bedroom is separate from the living area and is very private
On the first floor there is a double bedroom with dressing area and ensuite bathroom (bath and separate shower cubicle). This bedroom has a small balcony with views over the Mirna Valley towards Groznan. There is a second twin bedroom with en-suite shower room.
Externally, from the covered terrace (described above) there are steps down to the swimming pool, with additional terracing around it , with space for sunloungers. There is a stone BBQ and a second patio to the back of the house with a table tennis table. The rest of the gardens are landscaped and lawned and there is private parking.
The villa has a lovely restful feeling to it, and we always enjoy going there, as do our family and friends who have stayed in the villa. There is much to see and explore in Istria; equally you can simply spend your days lazing by the pool, with a good book and a glass of wine from one of the local vineyards!
The villa is one of four in the immediate vicinity; three of the villas including Zelena were built around the same time in a very similar style. The fourth villa was built a couple of years ago and is situated close to Zelena. It is not obtrusive as the living areas and pool are on the far side of the property, away from our villa. It has sadly though, taken away much of our beautiful view!
There are local shops and cafes, a post office and tourist office 4km away in Vizinada with larger supermarkets in Tar, Porec or Novigrad.
The villa may be unsuitable for very young children and toddlers due to the stone steps and unfenced pool.

About Catherine Dowdle
We are a family of 5, living in the northwest of England, close to Manchester. Our children are now growing up and becoming adults, so are no longer so interested in holidaying with their parents! Hence our decision last year (2016) to rent out the villa. We hope that other people will enjoy staying in our villa as much as we have.

We bought our Istrian villa in 2004, after a wonderful family holiday in Croatia. It was a gamble - at that point it was just a piece of land in the Istrian countryside, with some architect's plans!. After many ups and downs, our villa was finally completed in 2006, and we now have a wonderful, relaxing house in a beautiful, unspoilt area of Croatia.

Beautiful villa, extremely well equipped, superb location!
Villa Zelena exceeded all of our expectations. From the moment of booking Catherine couldn't have been more helpful (even including researching gluten free food options for our daughter who is Coeliac - above and beyond support, and much appreciated!), her directions to the property were very detailed, and upon our arrival the property and it's location were breathtaking.
The villa is superbly maintained and equipped, and set in a stunning position. We spent two very peaceful weeks there, and really it wasn't enough! We could have stayed a lot longer.
Bajkini is a great location for exploring all of the wonderful sights Istria has to offer. There is such a lot to do and see you certainly won't run out of ideas.
We thoroughly enjoyed our holiday, and hope to visit again one day.
Fabulous base for exploring Istria
Villa Zelena is a lovely, well-equipped property with a great pool and a spacious verandah for relaxing and alfresco dining. The villa, grounds and pool were all really well maintained and spotlessly clean. The villa is in a quiet location, surrounded by vineyards and olive trees and made an excellent base for exploring both the coastal resorts and hill towns of Istria. Highlights for us included visits to Porec, Groznjan, Hum and Motovun with its incredible views - all within easy reach. We enjoyed fabulous food, both on the villa's barbecue and in nearby local restaurants as well as an entertaining visit to the local Rossi winery which was only a short walk away. The house manual was detailed and had great suggestions for places to visit; and the welcome pack of food was much appreciated and enough for an evening meal and breakfast the following day. We would highly recommend Zelena to anyone looking to stay in a great villa with a fab pool for relaxing and exploring Istria.

Fabulous villa in picturesque setting
Villa Zelena had everything we needed during our week long stay in Croatia. After a busy 10 days travelling around, arriving here was great, especially as the welcome pack included some great provisions for the first evening and following morning. The villa included all mod-cons, was clean, spacious and was in a lovely setting for a relaxing week. Our kids spent the whole time in the pool which was the perfect temperature and they had lots of fun with the inflatables provided. We enjoyed some delicious barbecues and great games of table tennis. The handbook from the house explains everything you need to know as well as providing excellent ideas for days out. We couldn't recommend this villa highly enough and hope to one day return!

Super house in great suroundings. Easy to see all of Istria.
We - a family of five - stayed for two weeks and were sad to leave. Catherine's house was a great experience, easy to find, great surroundings and the house itself was perfect for us; we loved the pool, and our two girls (14 and 11) had no trouble looking after their brother (5). Great to have aircon in the heat, and to have Caroline, our local host, a phonecall away. We truly loved our two weeks, and were especially happy with all of the great suggestions in the house manual - cudos to Catherine for these; many were followed. Extra cool to have several wineyards a short walk away; we fell for Inez at Franc Arman's. The renting process was easy and secure; everything went as planned. All in all; a super stay in a great house and area.

This is an amazing villa, that is better than the images show.
The house is undersold in the images. It is a beautiful villa, in an amazing location. The pool is perfect for cooling down and playing in with the many inflatables. The air con is almost instant and very quiet. The local town of Porec has spectacular sea swimming off rocks with manmade entry points, excellent snorkelling with great wildlife. It is a busy tourist port but a ten minute walk gets you away from the crowds. Istria is relatively small so many treats are an easy car journey away. But in truth the villa is so brilliant we spent a lot of time just hanging around the pool, with the odd walk to a wine tasting.

Istria has many and varied options to offer visitors, although a car is essential
Motuvun and Groznan - The medieval hilltop towns of Motovun and Groznjan are on your doorstep and are well worth a visit. Groznan is a centre for local artists, and also holds a jazz festival in the summer. We saw Georgie Fame in concert there a few years ago!
Porec and Rovinj - Seaside towns like Porec and Rovinj have pretty harbours, cobbled streets to explore and a multitude of places to eat and drink. Porec has a Euphrasian Basilica which is on the UNESCO world heritage list. Novigrad is also nearby and has many good restaurants
Pula - the largest city in Istria. Worth a visit, although can get busy. There is a beautifully preserved Roman amphitheatre there, as well as other examples of Roman architecture. In the summer, concerts are held in the amphitheatre with big names such as Tom Jones and Paloma Faith appearing in the past. There are now city tours of Pula available on open top buses.
Venice - Boat trips to Venice are possible from many harbours, including Porec and Rovinj – trips can be booked in the travel company offices or directly on the harbour
Brijuni Islands - The Brijuni Islands are also a novel (but slightly weird!) place to visit for a day trip, they were the summer retreat of Tito. They are accessed by ferry from Fazana, near Pula.
Limski Canal - this flooded gorge is located close to Rovinj and can be visited by car, or by boat from Porec or Rovinj. There are some lovely seafood restaurants near here
Food and Drink:
Istria is famous for truffle growing and there are a wealth of local konobas and restaurants offering fabulous truffle based delicacies at a fraction of the price at home.
There are many other simple family run restaurants nearby that offer delicious food at reasonable prices, as well as larger restaurants in the bigger towns
This area of Istria is renowned for its winemaking and there are numerous local vineyards, very close to the villa and in the wider area. You can get a definitive list of vineyards from the local tourist office in Vizinada and you will see signs all around by the roadside. You are able to sample the wines on offer and if you like what you've tasted, you can buy the wine at very reasonable prices to take away and enjoy at home.
There are also many olive oil producers in the local area.
Water Parks - There are 2 water parks quite close by, both relatively new – one called Istralandia, located in Novigrad, the other which opened more recently is called Aquacolours and is in Zelena Laguna in Porec.
There is a ‘Go Ape’ type activity centre nearby which is called Glavani Park. We have never visited but it has excellent reviews on Tripadvisor
Parenzana train – this runs from Vizinada, round the corner from the tourist office. It’s a mini train, on wheels, and it follows the path of the old railway line, through the countryside, to take you over to Motovun.
Other activities - Include mountain biking, go-karting (on the road from Porec to Tar), caves and many water sports. There are also a number of companies who organise kayaking trips along the coast from Porec or Rovinj

Air conditioning, Wifi and Visitors Registration and Tourist tax are included in the rates CANCELLATION POLICY: a. deposit is always non-refundable b. If cancellation is made more than 60 days before arrival, then no further fees are payable c. If cancellation is made less than 60 days before arrival, then full rental fee is forfeited. (In the case that we are able to re-let the villa, then a refund may be negotiated) It is important that the Property Renter take out appropriate travel insurance cover to protect against cancellation.
