This stunning, detached property is perched on the edge of the River Bure, just a short walk from the centre of Wroxham in the heart of the Norfolk Broads. With exceptional views along the waterfront, this wonderful Wroxham cottage provides luxurious accommodation for family groups, nature lovers and those enjoying riverside pursuits.

Built on stilts, this 'arts and crafts' style part-thatched Norfolk Broads cottage boasts a spacious sitting area with high ceilings and exposed timbers.

This light and airy room has full-length glass doors opening onto a decked balcony to take advantage of the superb and varied riverside views. Five beautifully decorated bedrooms, including one with a four poster bed and 4 bathrooms (3 en suite). With great attention to detail, this Wroxham cottage seamlessly combines all modern comforts with a stylish past and boasts a well-equipped kitchen, a utility and a games room with a pool table, an x-box and a 42 inch TV. Ideal to keep kids of all ages amused in the evening!

Overlooking the magnificent Norfolk Broads, you can sit on the decked balcony with a morning coffee; alternatively step into the bubbling hot tub, a luxurious way to round off the day with a glass of wine as you watch the last of the boats moor up for the evening.

An incredible bonus at this Wroxham cottage is a private mooring and use of a 5-seater boat and a canoe, which are housed in a large boathouse and are available for guests to use once you attend an obligatory short training presentation. The boat has a brand new engine fitted February 2016.

The Norfolk Broads are a nature lover’s heaven, with vast stretches of waterways and peaceful canals. Look out for the kingfishers which regularly fly along the waterfront and you may even spot the local heron that is on the lookout for titbits! Take in the fabulous birdwatching opportunities at a number of nearby RSPB reserves or spend a day at the fabulous National Trust houses of Felbrigg and Blickling Hall.

Spend your holiday exploring the stunning countryside by boat, by foot or by bike along the Weaver’s Way, a 56 mile trail that winds through the Broads.

Wroxham is often known as the “Capital of the Broads” and is a hive of activity with a multitude of rivercraft and a bustling village centre with independent shops, cafes and tea rooms.

Just eight miles away from Wroxham is historic Norwich, famous for its cathedrals, castle and fabulous shopping facilities, whilst a short drive brings you to the North Norfolk coast, with beautiful sandy beaches at Overstrand and Mundesley as well as the popular resort towns of Cromer and Sheringham.

There is also a fantastic new woodland adventure park for children of all ages called Bewilderwood located on the edge of Wroxham.

The area is also excellent for fishing which can be enjoyed from the water’s edge of the property. For those who enjoy golf, the nearest course can be found at Sprowston (6 miles) or the Norwich and Cromer golf course is easily accessible.

An unexpected delight

The property is found near the end of a twisty road over the weak bridge on the left. We were welcomed by a warm and inviting and very pleasant property. The lounge/kitchen diner is well equipped with a large fridge freezer that also makes ice. The table seats 10 people easily and the views are stunning with a balcony right over the water. Swans and various other birds visited every day even though temperatures were below zero outside. A free pint of milk was an added bonus. The bedrooms have a mix of styles and each couple seemed to think they had secured the better room. 1 bedroom is in the boathouse with the games room, with a Jacuzzi bath, this only disadvantage is it has to be accessed by going outside the house, for some it is probably an advantage! The xbox games are multiple and varied, the pool table is as good as any in any bar, a little cramped on a few shots..similar to many PH tables. The boat is open type, no protection from the elements and only holds 5. We used it in winter and enjoyed it immensely. I minor drawback is filling the tank could do with a funnel to stop spillage. The owner or his staff obviously work hard on the property, each couple said they would really love to return. The location if driving is fine, but if you all want to go to town and drink it is a little more difficult to get back, we didn't drink in town so there was no issue. The tranquillity and beauty of the area was such that I would be happy to go back and just stay at the cottage without leaving. The hot tub was so pleasant and warm that although on the outside veranda we all went in and relaxed in the bubbles. There is ample parking for several cars. I spent the first night awake just watching the stars for an hour or so, before falling asleep in the wonderfully comfortable bed. One couple mentioned their bed was at an angle, when asked if they wanted to swap bedrooms they declined, so something must have been good about it!

Good points: Wonderful large and well kept cottage right on the water with loads of extras like binoculars, maps, wifi, books, Sky, towels, comfy beds, utensils, oven, microwave etc etc.

Bad points: A little difficult to find without a sat nav, but not too hard. a bit of a hike to the centre of town. Filling the petrol on the boat can be a bit messy.

Overall; Thank you to Mr Smiley and his team for the use of the property and for the great state it was in on arrival. Best weekend I've had for a while.

Beautiful lodge, picturesque views and an extremely helpful owner 😀

We have just returned from a week at this property, just what we needed, a relaxing break. My husband was in his element being able to fish as and when he wanted. The views all around are stunning and the property is very spacious, the living area is open plan which is great for entertaining. We took the boat out on a few occasions and even walked into town, didn’t take too long either.

The owner responded to queries very quickly and was very helpful.

Looking forward to going back!😄?

Oh and the hot tub is a bonus!

Excellent location, wonderful for sitting on the balcony watching the boats go by.

Spacious property in a perfect location. We loved the balcony overlooking the river and ate out here most of the week. The house and kitchen are very well equipped and the newly done bathrooms are great. The roof had just been thatched so there was quite a lot of straw around and things outside were quite dusty. The boathouse and boat are quite scruffy and in need of some TLC. We did go out in the boat and also in the canoe. We found that we didn’t use the boat as much as we would have liked as it could only take 5 people and we were a party of 8. It is a shame that the room in the boat house and the games room aren’t switched around as the view for the bedroom would then be better. Also the couple staying in this room said it felt a little damp. The hot tub was a bonus, and having a washing machine was great. We had an issue with a mouse which we have mentioned to the owner so that will be sorted immediately. We loved our stay here and would return.

Beautiful location and great house

Booked for our family, ranging in ages from 17 to 54, for a 21st birthday celebration. The space was amazing and suited our needs. Very light and airy and having the separate bedroom and pool room was excellent for those that needed their own space. The secure open spaces were an absolute bonus for our dogs (except the terrier finding ways to get under the house!) and the hot tub was a delight, used by all. Quite a quirky house and there were a few issues with the plumbing, but the owner was quick to respond and nothing seemed too much trouble. It really did feel that he wanted us to have the best experience and he expressed dismay that these things had occurred. It did not detract from our stay, luckily, as when you are visited every morning by three sets of ducklings with their parents, whilst having your cup of tea on the deck and several swans either swim up or fly past you, there cannot be much wrong with the world! The beds were comfortable and the en suites great. The large table enabled us to get together as a family and the barbecue area and seating outside enabled us to enjoy the fantastic weather we were so lucky to get for our long weekend. The use of the boat was great fun, although we went further than we anticipated as there are no signs on the Broads! Maybe a map/guide could be provided (there may have been one that we didn't spot). We would all love to return, for longer, to appreciate once again the views and the wonder that is Norfolk. Would not hesitate to book again. Thank you!

One week minimum booking from April to September (with a Friday changeover) Minimum booking 3 nights at other times (between October & March) with changeover day flexible. We offer a special weekend rate of £1000 (Fri, Sat, Sun) at off peak times with the exception of national holiday periods, such as Easter or Christmas.
Arrival is after 2.30pm and departure by 10am.
Boat Safety briefing - in order to use the boat at least one responsible adult is required to attend the boat safety briefing between 2.30 and 3pm on the day of arrival. If the briefing has to be rearranged for another day/time the additional call out fee is £25.
Please leave property as you found it & petrol tank full on boat . Clear up after your dog please. Replace any breakages. Lastly enjoy your holiday !
A £300 (refundable) housekeeping deposit is required with the final balance - to be returned following inspection of the property
