A pretty character cottage decorated in a relaxed style in the heart of the small village of Ringstead. The village has a fantastic pub and local shop and is 1.75 mile inland from both Old Hunstanton and Holme next the Sea, & 3 miles from popular Thornham, so a perfect base to explore North Norfolk. Ground floor - entrance from road to:

Sitting room-new wood burner, 2 new sofas, natural jute rug, smart freeview TV, coffee table, beanbag & 2 footstools

Door to Kitchen- rustic/contemporary kitchen/diner all brand new, including appliances; old pine table, antique Hungarian settle, wooden bench, Eames style chairs and french doors to the garden.

Door from sitting room to fairly steep stairs to:

First floor bedroom 1 - twin room with comfy new beds with new pocket sprung mattresses, en suite bath and shower room. Stripped pine floorboards. Natural rug. Old pine chest of drawers and hanging rail. Bedside stools, lamps and Roberts DAB radio.

Landing and steep Norfolk winding stairs to:

Second floor, bedroom 2- new king size bed & new pocket sprung mattress in this original attic room, and a new ensuite rainfall shower room and loo.. Painted floorboards. Natural rug. Old pine chest of drawers, hanging rail, chair and mini sofa. Bedside tables with lamps. Roberts DAB radio.

Please note: this top bedroom has sloping ceilings on two sides with a vaulted ceiling and a shower height of 6'2 ( really tall people please be aware!). Note also: This ensuite is very small but functional.

Outside:

Back: Pretty partly walled courtyard garden which is fully enclosed (so ideal for dogs and young children) with contemporary outdoor sofas, glass topped dining table, egg chair, arbour and BBQ-perfect for reading, lounging, and drinking in the sun. Accessed from the kitchen via stable door and french doors.

Front: The cottage fronts on to the High Street with roadside parking directly outside

The cottage is unsuitable for children under 4 particularly toddlers, and the elderly because of the steep winder stairs and different floor levels inside and outside.

To note: Ringstead is a small, pretty, traditional village just inland from Old Hunstanton in a conservation area full of pretty cottages and houses, surrounded by farmland. It is a fairly quiet village in winter but there can be a fair amount of traffic through the village in the summer months because of tourists due to the proximity to the beach, but it has the advantage of being just inland enough from the Coast not to be as busy as the Coast road (which passes through the busy villages of Old Hunstanton, Thornham and Brancaster) and has its own great pub and village shop. It is a working village and, as such, there will be tractors, horses and usual daily traffic passing through. As with many Norfolk cottages, parking is roadside ( or if you prefer there is off road parking at the little village hall 2 mins away). We are in the old High Street, next to the original butchers shop and opposite the old bakery and the front door of the cottage enters the sitting room straight from the road so care would need to be taken with very small children and lively dogs. If you have any questions in advance of booking about any of the above, please feel free to ask.

The village has the acclaimed Gin Trap Inn just up from the cottage ( a dog and child friendly 17th Century coaching inn, with log fires and a great menu and large range of gins -117 flavours!). There is a locally stocked village shop with antiques, a plant nursery, and a grassed playground and church, all within a couple of minutes walk.

The cottage is perfectly located for visiting the beautiful sandy beaches of Old Hunstanton and Holme Next the Sea, (3/4 mins drive) Thornham (3 miles/5 mins drive) Brancaster,(10 mins) and Holkham (15) and Wells. Walkers will also love the walks from the cottage in Ringstead Downs and Peddars way. The cottage is an ideal getaway for beach, walking, bird watching and golf. Close by are the large private houses, Holkham Hall, Houghton Hall, and Sandringham Palace and if you fancy boutique shopping or a drink at The Hoste Arms, the reknowned trendy and vibrant Georgian village of Burnham Market is a 15 minute drive away.

I love North Norfolk and have spent many hours walking the beaches with my family and two black labs who are in their element in the open spaces and big skies. I enjoy being creative and have added lots of personal touches to the cottage which i hope give it a unique, yet homely, feel.

Why alison packer chose Norfolk

The cottage has more of a homely feel than a traditional soulless holiday, having been styled with great attention to detail. I have put all my favourite things in it which are a real pleasure to be around and to use and Its great to be able to share them. It is in a great location to explore North Norfolk, offering the country feel of a small village, yet still under 2 miles from stunning beaches and a stagger to a fantastic local pub or the local shop for the morning papers. It is also close to several amazing nature and wildlife reserves, the RSPB reserve at Titchwell, Snettisham wildlife park and Holme nature reserve to name but a few. We allow one well behaved dog with prior arrangement at the cottage, please ask; having always had dogs myself,and being a dog lover, I know how important it is to be able to take them on holiday with you as they are a big part of the family. The cottage is unsuitable for the elderly and children under 3 (due to steep stairs), and more than one dog due to limited ground floor space. I have described the cottage and it's location in as much detail as possible so you know exactly what to expect but please ask if there is anything else you need to know!

What makes this cottage unique

The cottage has been decorated simply in calming neutral tones. It has painted floorboards and rugs, with the use of luxury linen and as many natural fabrics as possible, whilst the enclosed garden has been made to feel like an outdoor room, so creating an extension to the living space, a perfect sunny spot to enjoy a coffee, cold crisp glass of wine or G &T. The cottage is new to Owners Direct April 2016 but has been a well loved holiday retreat for the last 4 years and so hopefully more than well equipped for all your needs. I am continually updating the towels, bedding and redecorating so that the cottage has a "good as new" feel about it every time it is used and I tailor the cottage individually for each set of guests so that it is special/ just right for them ( eg provide toys for young children etc)

  • The bathroom is a good size for a cottage, with a bath and separate shower cubicle; white towels are provided plus hand soap; also loo rolls, bath mat etc. The top floor showerroom is small but functional with loo, hand baisin and shower.

  • Please note access to the top floor 2nd bedroom is by original Norfolk winder stairs. The top floor is an original 1850 early Victorian attic which has sloping ceilings but partly vaulted ceiling. It has an ensuite shower which is small but functional! We have hypoallergenic duvets and pillows. We provide white towels and lovely bed linen. The floors are a mix of sanded and original painted boards with rugs.

Perfect cottage - Setting standards

This cottage has set new standards by which we shall now judge all others! Beautiful in every detail, immaculate and stylish with nothing left to chance. All of your needs are catered for, through many thoughtful personal touches. Every item of equipment and all furnishings are of superior quality.

Ringstead is a charming and friendly village in a great location. The nearby inn (The Gin Trap) is good for eating and the General Store in the village is a treasure trove selling groceries plus antiques/curios/gifts/2nd hand books etc. A real treat!

Walks of varying lengths and interest are available directly from the door of the cottage. We walked to and from the beach at Old Hunstanton and completed parts of the Peddars Way trail. Evening walks on nearby Brancaster beach were a particular delight. There are a number of beaches within a short drive.

There are numerous places of interest within an hour's drive. We visited a number of National Trust properties/stately homes, including Sandringham. Trips to nearby quaint villages and coastal resorts were also enjoyed. The owner kindly provides lots of useful information about walks and trips etc.

We got to enjoy all that this part of Norfolk has to offer and then return each evening to this majestic cottage to enjoy the tranquil outside space.

The owner Alison was the perfect host and a pleasure to deal with. She should consider a career in interior design as this property is a credit to her.

The number one reason we would return to North Norfolk? This cottage in Ringstead!

Beautiful cottage packed with everything you need and more!

We go to Norfolk every year and stay in lovely places but have never found one we a) didn't want to leave and b) decided to rebook for the following year within hours of arriving. The house is beautiful - every need catered for - soft sheets on comfy beds to toys for the kids, everything you need for a day at one of the beautiful little beaches to sharp knives (holiday rental rarity!) We will be back for years to come I am sure.

Amazing cottage, great holiday

Cottage was fabulous place to stay, renovated beautifully. The interior and garden were gorgeous and a really relaxing place to stay. Alison was really helpful, leaving an amazing welcome hamper that we very much enjoyed :-)

The village is a great base for visiting surrounding areas and beaches, handy to have a pub so close. Also an amazing nursery behind - bought some great plants and would have bought more if there had been space in the car!

Would definitely recommend to others and would certainly stay there again.

There are lots of fantastic walks from the cottage along Peddars way (the old Roman Road), Ringstead Downs, and it's only 2 miles to blue flag sandy beach Old Hunstanton, and also sandy Holme Next The Sea. There are loads of great local pubs- In addition to The Gin TrapInn in the village- it is a short drive to Neptune in Old Hunny, and Titchwell Manor in Titchwell for posh food, Thornham is about 10 mins away and boasts The Orange Tree, The Lifeboat, a couple of fantastic delis & Eric's fish & chip restaurant or slightly further afield is The Ship at Brancaster, and The White Horse and also The Jolly Sailors at Brancaster Staithe ( still only about 10/15 mins drive). Some lovely interiors shops can be found at Thornham Deli and also at Drove Orchards - a lovely farm shop in between Holme and Thornham, only a few minutes drive.

Changeover day is Friday preferably for weekly bookings and Friday or Monday for short breaks. The cottage is available from 4pm on arrival days and should be vacated by 10am on departure days please
One small well behaved dog only is permitted, by prior arrangement. We ask that they don't go upstairs or on the furniture please,thank you.
Please note the front door enters from the road straight into the living room and parking is right outside.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 30 days before check-in date.
  • 100% refund for cancellations more than 60 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
