This newly-renovated cottage sleeps 6 in 3 bedrooms - 2 of which overlook the creek and marshes. The sunny landing has a desk and is a great work/play-space. There is an upstairs bathroom with a shower over the bath and downstairs is a wet room. A boot-room/utility room with ample hanging space houses a large larder-fridge, a small freezer and a washer/dryer. The open-plan living space has a large oak table with benches, sofas and armchairs for 6, wood burner (with a supply of logs), sky tv (family bundle), dvd player and music system. The well-equipped kitchen is separated from the living area by a room divider and features an electric Aga, microwave and dishwasher (but no conventional cooker). Directly opposite the cottage is an idyllic private terrace directly on the creek with tables and chairs.

My husband and I live a couple of hours away from Wells-next-the-Sea on the Suffolk coast and we have five grown-up (!) children.

Why Jane Chick chose Wells-next-the-Sea

As a child I spent the long 6-week summer holidays camping at Wells with my mum and my brother. They were perfectly idyllic times - no rules, no shoes, chocolate sandwiches for tea and a constantly changing supply of playmates. It has always had a special place in my heart and the rest of my family have had no choice but to also fall in love with it. For many years we have talked about buying a holiday cottage here and when Hampden House came on the market we simply couldn't let it go. We spend as much time here as we can.

What makes this cottage unique

The cottage is just a couple of minutes walk from the harbour, the pubs and the shops in Staithe Street and it only takes about 20-25 minutes to walk along the sea wall to the beach. East End is a no through road and feels like a retreat from the noise and bustle of the town - Hampden House benefits from the best of both worlds. In 2016 we completely renovated the cottage, changing the layout and maximising the views and the light. We have installed a wonderfully effective wood burner so that the cottage is cosy and welcoming even during the winter months. However, the main feature of this property is its position and the views that change constantly as the tide ebbs and flows. The terrace can be enjoyed all day long - even in the winter it's a perfect place to wrap up warm and enjoy coffee or a glass of wine. Having 2 parking spaces is invaluable in Wells, especially during the summer months. NB - until Oct 2018 guests will also have the use of a walled garden opposite the house on the other side of Jolly Sailors Yard. This is a lovely sheltered spot if the wind is a little too chill on the terrace. From 1st October 2018 the garden will no longer be available as we are building a small 2-bed flat on the site.

Cozy cottage with delightful views

This is a well appointed cosy cottage with all the mod cons you need. We especially enjoyed relaxing by the log fire after a long walk on one of the local beaches. It felt like home from home.

Beautiful, cosy, comfortable cottage overlooking the quay. Pretty much perfect.

We have spent the most chilled out, stress free, cosy, comfortable, fun and enjoyable family Christmas in Hampden House. We had never visited Wells-next-the-Sea before but within approximately 10 minutes of being here had fallen in love, and that was before we got to the cottage!! The beach at Wells is incredible with soft clean sand as far as the eye can see, it’s amazing array of beach huts and the pine woods just behind them. We were lucky enough to see a group of 7 seals basking on the beach too!! The cottage is incredibly well appointed with everything you could possibly need as well as things you didn’t know you needed!! A bucket and spade for one which we ended up using on Christmas Eve on the beach!! The bedrooms are very comfortable with the perfect amount of storage space for a short break. The small double room is small, as advertised, but the bed is big!! My parents slept happily in there using the large landing to keep their luggage. The wood burner is fabulous...I now want one!! I was slightly concerned about cooking Christmas dinner on the aga but actually it turned out fine and was delicious!! The terrace outside across the road is lovely. We enjoyed having drinks out there on Christmas Day and drew many an envious glance from passers by...I reckon we could have made some money if we’d brought more prosecco!! The views from the cottage are mesmerising and every day the view was different. Just beautiful. Having Sky was a brilliant addition especially being able to sky+ Christmas telly (we’ve deleted our recordings now!!). I have never felt more at home in a holiday cottage as this one. It is the most delightful and relaxing of locations and I cannot wait to come back. In fact I might not leave...ever. Thank you so much Jane for all the correspondence before our stay and also for providing a little Christmas tree to. We really have had the perfect Christmas.

Gorgeous cottage with the best views and position in Wells

Start to finish we had the best time - the House you fall in love with the minute you see it - the inside is fabulous and inviting with everything you could possibly want to cook with in the kitchen - soon got to grips with the Aga oven and this kept the place warm all day which was amazing. The position of the House is the best in Wells - the views are amazing and its incredible to watch the tide come in and out - really close to the shops and cafe's and restaurants which was great for my "over 80 yrs" parents who cannot walk too far - would love to visit in the spring summer as i really wanted to sit on the chairs overlooking the water with my G&T - but November was a bit too chilly for that !! - the pictures on the site are 100% accurate - its a stylish lovely place and I would recommend it to anyone wanting to visit Norfolk as many other places are really close by. Finally the log burner is a great addition - we used this every night - heaven....

A perfect property in a perfect location

The cottage is extremely well fitted out with high quality furnishings and decor. Well positioned in Wells only a matter of minutes walk from the centre of the town.

Wells-next-the-Sea is a picturesque and unspoiled seaside town that has a wealth of small individual shops, pubs, restaurants and galleries. Walk along the seawall to the endless sandy beaches, cycle or walk through the pine forests bordering the beach, or fish for crabs from the harbour wall. This area is a bird watcher's paradise and the coastal path runs past Hampden House. Alternatively, you can lie in bed and watch the wading birds on the mud-flats and skeins of migrating geese flying overhead. The attractions in the area include Pensthorpe Natural Park, the grade 1 listed Holkham Hall estate and the fashionable town of Burnham Market.
