This newly-renovated cottage sleeps 6 in 3 bedrooms - 2 of which overlook the creek and marshes. The sunny landing has a desk and is a great work/play-space. There is an upstairs bathroom with a shower over the bath and downstairs is a wet room. A boot-room/utility room with ample hanging space houses a large larder-fridge, a small freezer and a washer/dryer. The open-plan living space has a large oak table with benches, sofas and armchairs for 6, wood burner (with a supply of logs), sky tv (family bundle), dvd player and music system. The well-equipped kitchen is separated from the living area by a room divider and features an electric Aga, microwave and dishwasher (but no conventional cooker). Directly opposite the cottage is an idyllic private terrace directly on the creek with tables and chairs. To the side of the cottage is a completely enclosed (and sheltered) walled-garden with more outside furniture. This area is also ideal for storing bikes, pushchairs etc. Opposite the cottage are two private parking spaces.

My husband and I live a couple of hours away from Wells-next-the-Sea on the Suffolk coast and we have five grown-up (!) children.

Why Jane Chick chose North Norfolk & Coast

As a child I spent the long 6-week summer holidays camping at Wells with my mum and my brother. They were perfectly idyllic times - no rules, no shoes, chocolate sandwiches for tea and a constantly changing supply of playmates. It has always had a special place in my heart and the rest of my family have had no choice but to also fall in love with it. For many years we have talked about buying a holiday cottage here and when Hampden House came on the market we simply couldn't let it go. We spend as much time here as we can.

What makes this cottage unique

The cottage is just a couple of minutes walk from the harbour, the pubs and the shops in Staithe Street and it only takes about 20-25 minutes to walk along the sea wall to the beach. East End is a no through road and feels like a retreat from the noise and bustle of the town - Hampden House benefits from the best of both worlds. In 2016 we completely renovated the cottage, changing the layout and maximising the views and the light. We have installed a wonderfully effective wood burner so that the cottage is cosy and welcoming even during the winter months. However, the main feature of this property is its position and the views that change constantly as the tide ebbs and flows. The terrace can be enjoyed all day long and if the wind is just too cold, then we can retreat to the delightful walled garden. Having 2 parking spaces is invaluable in Wells, especially during the summer months.

Wells-next-the-Sea is a picturesque and unspoiled seaside town that has a wealth of small individual shops, pubs, restaurants and galleries. Walk along the seawall to the endless sandy beaches, cycle or walk through the pine forests bordering the beach, or fish for crabs from the harbour wall. This area is a bird watcher's paradise and the coastal path runs past Hampden House. Alternatively, you can lie in bed and watch the wading birds on the mud-flats and skeins of migrating geese flying overhead. The attractions in the area include Pensthorpe Natural Park, the grade 1 listed Holkham Hall estate and the fashionable town of Burnham Market.

Hampen House is PERFECT

My elderly parents, their dog and I returned to Hampden House for a mid-week stay. It was just as lovely as we had remembered, having been there last year.

The cottage is so homely, regardless of the weather and it's just such a delight to stay there. Many an hour were spent tide, bird and boat watching from the window, along with numerous strolls to the pleasant harbour. Jack (the dog) and I made the most of the on the doorstep walking options, with a stroll to Holkam beach and off towards Stiffkey.

The location and facilities at this property are great. The Aga is a lovely feature, along with the wood burner, which adds to the cosiness on the cooler darker October evenings. The cottage is equipped with everything you need (and more) and was absolutely spotlessly clean.

Jane is a fantastic host and quick to respond to any enquiries, making sure we had all the information we needed before and during our stay.

My only hesitation in recommending this property is the fear that I won’t be able to book again for next year!

Magical!

Fantastic Holiday Cottage

I would like to thank Jane for a fantastic holiday experience. The cottage has been furnished to an exceptional level in every room, which made our stay so cosy and comfortable. The views from the cottage are wonderful, changing with the tides. I cannot wait to visit again, perhaps in the summer so I can take advantage of the terrace overlooking the creek.

A wonderful week in a beautiful house set in the perfect location!

Six of us stayed in this beautiful house during the last week in August (four adults and two six year olds) and we had the most wonderful time. We loved the house and the way it has been decorated with soft furnishings and nice personal touches. We loved the setting, overlooking the pretty creek and we never tired of sitting watching the sunset over the creek while the children were in bed. The town of Wells is very quaint with some lovely individual shops and the 30 minute walk from Hampden House to the beach is not a chore as it’s along a smooth path, past gorgeous sailing boats and shimmering water. The beach of Wells is stunning, so vast with a wonderful horizon in the distant. The children loved searching for crabs there and building sandcastles. It’s a lovely child friendly beach and when the tide is far out there is a fabulous stretch of water where the children can paddle safely.

The town of Wells and the surrounding area has some lovely restaurants, Seasons and the Globe were our favourites –gorgeous food and great service.

There is so much to see and do in and around the area of Wells, it’s impossible to do it all. Especially when the weather is so spectacular as it was when we stayed, which meant we felt compelled to go to the beach every day where the children were at their happiest. We did venture to Holkam Hall and the great play area there and we also ate at the Victoria which was very nice.

... But back to the house...Staying at Hampden House was the highlight of our holiday. It really is truly a beautiful holiday home with all the home comforts you could possibly need. The owner (Jane) could not have been more helpful and it is clear that she has put her heart and soul into creating a home, not just a ‘rental house’ here in Wells. The location is perfect as it’s so close to the centre of Wells and yet it is quiet too. We loved waking up to the sound of the water in the creek and the seagulls flying overhead. The great bonus is that Hampden House has two private parking spots, invaluable in Wells.
