This newly-renovated cottage sleeps 6 in 3 bedrooms - 2 of which overlook the creek and marshes. The sunny landing has a desk and is a great work/play-space. There is an upstairs bathroom with a shower over the bath and downstairs is a wet room. A boot-room/utility room with ample hanging space houses a large larder-fridge, a small freezer and a washer/dryer. The open-plan living space has a large oak table with benches, sofas and armchairs for 6, wood burner (with a supply of logs), sky tv (family bundle), dvd player and music system. The well-equipped kitchen is separated from the living area by a room divider and features an electric Aga, microwave and dishwasher (but no conventional cooker). Directly opposite the cottage is an idyllic private terrace directly on the creek with tables and chairs. To the side of the cottage is a completely enclosed (and sheltered) walled-garden with more outside furniture. This area is also ideal for storing bikes, pushchairs etc. Opposite the cottage are two private parking spaces.

Why Jane Chick chose North Norfolk & Coast

As a child I spent the long 6-week summer holidays camping at Wells with my mum and my brother. They were perfectly idyllic times - no rules, no shoes, chocolate sandwiches for tea and a constantly changing supply of playmates. It has always had a special place in my heart and the rest of my family have had no choice but to also fall in love with it. For many years we have talked about buying a holiday cottage here and when Hampden House came on the market we simply couldn't let it go. We spend as much time here as we can.

What makes this cottage unique

The cottage is just a couple of minutes walk from the harbour, the pubs and the shops in Staithe Street and it only takes about 20-25 minutes to walk along the sea wall to the beach. East End is a no through road and feels like a retreat from the noise and bustle of the town - Hampden House benefits from the best of both worlds. In 2016 we completely renovated the cottage, changing the layout and maximising the views and the light. We have installed a wonderfully effective wood burner so that the cottage is cosy and welcoming even during the winter months. However, the main feature of this property is its position and the views that change constantly as the tide ebbs and flows. The terrace can be enjoyed all day long and if the wind is just too cold, then we can retreat to the delightful walled garden. Having 2 parking spaces is invaluable in Wells, especially during the summer months.

FANTASTIC LOCATION AND FANTASTIC COTTAGE

This was our second holiday at this beautiful cottage. Everything was perfect. Six of us stayed at the cottage and there was plenty of room for us all. This is a fantastic place to take a family. We enjoyed using the AGA cooker. I thoroughly recommend this property for the perfect holiday in North Norfolk peaceful location but with plenty of attractions on the doorstep.

Perfect location. House is welcoming and very well equipped.

What a welcome you get at Hampden House. From the bottle of wine waiting to toast the start of a holiday to the incredible views from the front. The terrace across the way is a haven for early morning cuppas to evening sundowners (we made good use of those!). It's in a key position with the creek and tides giving an ever-changing vista that just makes you take a deep sign and relax. We have been coming to Wells and the coast for over 24 years now and it never fails to impress and makes leaving all the harder each time.

Hampden House is perfect for switching off and letting the world go by. Suffice to say, we will be returning to enjoy both the house and the soothing atmosphere just as soon as we can.

Perfect in every way .

Our third visit to Hampden House and can`t find any fault the owners have great attention to detail and the cottage has everything you need and more besides its probably one of the best places we have ever stayed with views to die for. We can`t wait for our 4th visit.

Perfect place to stay in Wells

As regular visitors to Wells we really appreciated the position of Hampden House with it's stunning views over the marshes and quay. The house has been beautifully renovated and is very comfortable and extremely well equipped. We were fortunate to have lovely weather during our stay and spent all of our days on the beach, perfect!

Wells-next-the-Sea is a picturesque and unspoiled seaside town that has a wealth of small individual shops, pubs, restaurants and galleries. Walk along the seawall to the endless sandy beaches, cycle or walk through the pine forests bordering the beach, or fish for crabs from the harbour wall. This area is a bird watcher's paradise and the coastal path runs past Hampden House. Alternatively, you can lie in bed and watch the wading birds on the mud-flats and skeins of migrating geese flying overhead. The attractions in the area include Pensthorpe Natural Park, the grade 1 listed Holkham Hall estate and the fashionable town of Burnham Market.
