Amazing views, 3 bedrooms, 2 bathrooms, terrace, enclosed garden and parking

This newly-renovated cottage sleeps 6 in 3 bedrooms - 2 of which overlook the creek and marshes. The sunny landing has a desk and is a great work/play-space. There is an upstairs bathroom with a shower over the bath and downstairs is a wet room. A boot-room/utility room with ample hanging space houses a large larder-fridge, a small freezer and a washer/dryer. The open-plan living space has a large oak table with benches, sofas and armchairs for 6, wood burner (with a supply of logs), sky tv (family bundle), dvd player and music system. The well-equipped kitchen is separated from the living area by a room divider and features an electric Aga, microwave and dishwasher (but no conventional cooker). Directly opposite the cottage is an idyllic private terrace directly on the creek with tables and chairs. To the side of the cottage is a completely enclosed (and sheltered) walled-garden with more outside furniture. This area is also ideal for storing bikes, pushchairs etc. Opposite the cottage are two private parking spaces.

Why Jane Chick chose North Norfolk & Coast

As a child I spent the long 6-week summer holidays camping at Wells with my mum and my brother. They were perfectly idyllic times - no rules, no shoes, chocolate sandwiches for tea and a constantly changing supply of playmates. It has always had a special place in my heart and the rest of my family have had no choice but to also fall in love with it. For many years we have talked about buying a holiday cottage here and when Hampden House came on the market we simply couldn't let it go. We spend as much time here as we can.

What makes this cottage unique

The cottage is just a couple of minutes walk from the harbour, the pubs and the shops in Staithe Street and it only takes about 20-25 minutes to walk along the sea wall to the beach. East End is a no through road and feels like a retreat from the noise and bustle of the town - Hampden House benefits from the best of both worlds. In 2016 we completely renovated the cottage, changing the layout and maximising the views and the light. We have installed a wonderfully effective wood burner so that the cottage is cosy and welcoming even during the winter months. However, the main feature of this property is its position and the views that change constantly as the tide ebbs and flows. The terrace can be enjoyed all day long and if the wind is just too cold, then we can retreat to the delightful walled garden. Having 2 parking spaces is invaluable in Wells, especially during the summer months.

Wonderful house in an ideal location.

Everything about the house was perfect for us. The owners have a great eye for detail; the house is modern and stylish but still maintains a charming character too.

The house itself has everything you need: parking, a secret garden and a private terrace with beautiful views across Wells.

We were only here for a weekend but are already planning our next visit! North Norfolk has so much to offer. Wells-next-the-sea is perfectly placed to explore and also has great pubs, restaurants, beaches and shops in its own right.

Perfect cottage stay in a lovely part of the world

We absolutely loved our stay at Hampden House. It was extremely comfortable, beautifully decorated and in a stunning location. It was undoubtedly the best self catering property we have ever stayed at and we can't wait to go back!

Lovely house in great location

This is a lovely, homely place to stay right in the heart of Wells. Comfortable beds and thoughtfully equipped. Some great places to eat and drink within a few minutes walk - our favourite was the Golden Fleece - and lots of fantastic walks along beaches and coastal paths. The parking and 'terrace' are added bonuses. We didn't find the walled garden to be a useable space, the AGA was off for the first couple of days of our stay and the slow drain made the wet room shower difficult to use but these minor things wouldn't put us off staying again or recommending the property to anyone looking for a great place to stay

Fabulous - inside and outside!!

A truly lovely cottage, beautifully clean, well-equipped and well-furnished, and toasty warm on the coldest days. The location is fabulous, and close to the beach, harbour, great walks, restaurants, and shopping. Views were spectacular in different lights and at different times of the day. It is rare to find such luxury in a self catering cottage and everything we needed was provided. Having parking was a real plus in Wells as we have previously parked over half a mile from our car, and finding somewhere lovely which accepts dogs is rare. Although the cottage does have a garden, it is not adjoining the cottage so we walked the quayside in our pyjamas early morning and late night for their "comfort breaks" but with so few people around at these times, I think we got away with it. Jane replied to all our messages very quickly and was very helpful in assisting with any concerns we had before we arrived. I am already looking forward to a return visit!

A wonderful holiday home

My friends and I stayed for a week at Hampden House. Its a fantastic place. The property offers everything you need for a comfortable stay including a wood burner which came in handy when the temperatures dropped. The location is just wonderful - right on the waterfront with views out over the marshes. The only downside was having to leave but we will definitely be back!

Wells-next-the-Sea is a picturesque and unspoiled seaside town that has a wealth of small individual shops, pubs, restaurants and galleries. Walk along the seawall to the endless sandy beaches, cycle or walk through the pine forests bordering the beach, or fish for crabs from the harbour wall. This area is a bird watcher's paradise and the coastal path runs past Hampden House. Alternatively, you can lie in bed and watch the wading birds on the mud-flats and skeins of migrating geese flying overhead. The attractions in the area include Pensthorpe Natural Park, the grade 1 listed Holkham Hall estate and the fashionable town of Burnham Market.
