The living/dining room, kitchen and powder room are on the first floor. The first floor is architecturally stunning with wood beams and glass walls allowing full enjoyment of the high-beamed cathedral ceilings, oak floors and period fireplace. The house is furnished to an extremely high standard with a mix of antiques and custom made furnishings. Kitchen equipment is of a professional level.
At the back of the house the large Landscaped garden slopes gently down to the river.You can watch people ambling along the river path that takes you the 1 3/4 miles to Budleigh Salterton. This is one of my favourite walks. It is flat and appeals to people of all activity levels. You can also walk out of the house and be on the Coastal Path. Some of the path is steep with magnificent views.
We have a garden table and six chairs, as well as a "Marlborough" bench.Guests might like to eat out doors, or sit with a G&T and enjoy the birdsong.
This beautiful home offers a fabulous holiday base from which to enjoy the many natural and cultural attractions of the area. Otterton is a picturesque thatched village with a fabulous pub serving locally produced food in a warm and welcoming community. There is easy walking access to the Regency beach towns of Sidmouth and Budleigh Salterton, as well as the West Devon Coastal Path.
Some local venues worth exploring are: Otterton Mill - their breads, cakes and scones are fresh daily and taste wonderful, The Donkey Sanctuary, and Pecorama - gardens, games and trains. Seaton Tramway operates narrow gauge heritage trams between Seaton, Colyford and Colyton in East Devon's glorious Axe Valley about 30 minutes away. A trip to the caves at the seaside town of Beer and an exploration of Topsham with its little port and village charm, and of course Darts Farm shops and cafe are a must. Should you wish to venture further afield, the Cathedral City of Exeter is only a 30 minute drive away, Dartmoor only 45 minutes, and the fossil beaches of Charmouth and Lyme Regis 40 minutes away. The whole area is well served by public transit.
There are lots of additional opportunities for children. The facilities at Ladram Bay, 1 mile away are available for use on a daily basis. Children can enjoy the play areas, mini golf,etc. and the game machines. There is a lovely cafe at Ladram and the ice-cream is delicious.
Sidmouth is a charming town with incredible views of the Jurassic Coast cliffs. The promenade is a great place to stroll. There are windsurfers and people paragliding around when the weather is right. The best icecream in Sidmouth can be found at "A Taste of Sidmouth."
Finally, if you would like to fish please look up fishing opportunities that will suit your needs. For river fishing please ask at Otterton Mill. Don't forget to bring your binoculars, as many birds migrate through here.

Turn off onto the A376 at Junction 30
At the Clyst St Mary roundabout take the A3052 towards Sidmouth / Newton Poppleford
At Newton Poppleford turn right (B3178) at the mini-roundabout towards Budleigh Salterton and Bicton
Follow the road for approximately two miles and turn left at the sign for Otterton (by the Stone Cross)
Go over the bridge and turn right past Otterton Mill up Church Hill. You will find our courtyard – Rolle Barton past the church.
By bus or train: Otterton is served by regular busses from Exmouth and Sidmouth (157/357). The nearest rail station is Exmouth (bus link to Otterton).
