A bright and well-equipped 2 bedroomed modern villa on a family-oriented site.

A light, bright, convenient, and well equipped 2 bedroom modern holiday villa situated at Atlantic Reach, a family oriented holiday complex. The house is ideally situated to serve as a base to explore all that Cornwall has to offer.

To keep costs to an affordable level the use of site facilities is not included in the cost of the holiday. However there is a friendly cafe/bar on site for guests to use and children may use the outdoor play area. In the main holiday season there is an on site shop for all your essential food and non-food items. The Manor Arms bar and restaurant may, at the time of writing, be used outside the main holiday periods. .

This property is close to the surfing beaches of Newquay and North Cornwall and is well placed to serve as a base for exploring all of Cornwall with its rugged beauty, lovely beaches, quaint seaside towns and attractions such as The Eden Project. The holiday complex is well situated being approximately one mile from the A30 which is the main road giving access to the length and breadth of Cornwall and connected at Exeter to the M5.

You enter the house by the sliding patio doors into the lounge with its 2 sofas and large flat screen TV and DVD player. The thermostat to control the heating is on the right hand wall next to the beneath stairs cupboard which contains ironing board and iron,childs cot and highchair, bodyboards, tennis rackets and balls. Passing the cupboard one comes to the kitchen with ceramic hob, electric oven, microwave, and fridge freezer. It is well supplied with cooking and eating utensils and the kitchen table seats 4.

The stairs then take you upstairs to the 2 bedrooms with bathroom between. The switch for the water heater is located on the upstairs landing next to the light switch. The modern bathroom has handbasin, WC and quadrant shower. Please note that toiletries and towels are not supplied. The front bedroom contains a modern and recent double divan bed, dressing and bedside tables. There is also a spacious built in wardrobe. The rear bedroom has a pair of recently purchased single beds with a bedside table between. There is a white wardrobe for your clothes. The above stairs built-in cupboard is not open for guests' use. All bedding, sheets and pillowcases are provided.

At the front is a paved patio with new picnic bench. There is a parking area just down from the house but in busy times you may have to park elsewhere. Please ensure you have obtained your (free) parking permit from Reception when you first arrive. To this purpose we will ask you to complete and return a simple form (Non Let Booking Form) before arrival. We will also email our House Manual with directions, info about the house and places for you to visit.

NB We cannot accept under- 30's non-family groups.

Sandy and I are a retired couple living in France. We stay at No.92 during the winter to see family and friends. And we let it out during spring, summer and early autumn primarily to help with its cost and upkeep. And we wouldn't ask you to stay somewhere that we wouldn't stay ourselves so we aim to keep it in very good condition.

Why David and Sandy chose Saint Enoder

Modern, comfortable and superbly well situated to visit all that Cornwall has to offer. It is on an attractive and well laid-out holiday complex, ideally situated for exploring Cornwall. And it is very easy to reach being only 1 mile from the main A30 and approximately 7 miles from the bustle of Newquay. But if you prefer a more sedate and upmarket holiday resort there is Padstow a few miles further away. This has now become the center of Cornwall's booming gastro-tourism, not forgetting Jamie Oliver's "15" restaurant at Watergate Bay.

What makes this house unique

A comfortable, covenient and well equipped house on a friendly site which is well situated for Newquay, North Cornwall and exploration further afield.

But, please note, to maintain the family friendly nature of the site, it is not suitable for parties or those attending stag or hen dos.

Very happy with stay

We are extermly happy with the property that we rented for our week stay. It was clean and well kept. Bathroom very modern. Plenty there to make it a home from home. Very warm property. The park itself is well kept but we did not take the extra package for the amenities but Sandy and David kept us fully up to date with options. Parking is a bit of a free for all but nothing major as it is summer holidays so what can you expect. Sandy and David have always answered questions very quickly even since we have come back. Overall extremely happy with stay and will definitely be coming back

Lovely house on Atlantic Reach complex.All the facilities you need,clean,warm and very comfortable beds.It is perfectly located for exploring Newquay and surrounding area.We thoroughly enjoyed our stay and would definitely recommend this property.

Just had a short stay over a weekend. Place was spotless. All essentials were supplied for the stay with the exception of towels. Very quiet even though only a short distance from the gym/bar.

Perfect base for visiting the outlying areas.

Very clean and well equipped. Everything you'd need in a self catering holiday.

On arrival the parking pass was available as advised at reception the key was in the place so easy access. Very impressed with the property couldn't ask for more. We had 1 small issue on the 1st day however there was a phone number in the property pack to call, the chap that came was very helpful and delivered everything he promised so this did not spoil our stay, very good as this is a privately owned property. If we are ever to stay in the area again I will definitely book to stay here again.

Little more than 15/20 mins by car is Padstow with its range of restaurants (including world famous Rick Stein's seafood restaurant) attractive harbour, breathtaking views ,and the scenic Camel trail for cycling and walking. Nearby is Watergate Bay with beachside cafes and restaurants including Jamie Olivers 15 Restaurant.

Less than 30 minutes away is the Eco themed Eden Project with its 3 Bio Domes each growing exotic flora from a different climatic zone. Be amazed and educated at the same time. Restaurant and shop on site too.

And if its historic houses and gardens that interest you Cornwall has a good range of National Trust properties, the nearest being Trerice Manor and Lanhydrock House.

A bit further away is arty St Ives with a range of shops and restaurants as well as art galleries and studios. The Tate West has recently been extended an the Barbara Hepworth museum is also located in St Ives.

It is essential to book into reception as soon as possible in order to get the parking permit. Prior to the stay guests will have to complete the 'Non-Let Booking Form' giving basic details, such as name, address, mobile phone number and car details. We will send this on when required. A £1 pre-authorisation on a credit or debit card, will also be required on arrival. This is set against possible damage or anti-social behaviour. I am sorry but this is a site requirement for the parking permit. Please treat the house with respect-we also stay there. Out of respect for neighbours please come and go quietly, especially between the hours of 11pm and 7am . It is a NO SMOKING HOUSE. Dogs are welcome but only downstairs and not on the furniture. Thank you. As this is a family site it is primarily only suitable for couples or family groups ie: not for hen or stag goers. Raucous or aggressive behaviors in or outside of the house, will lead to immediate cancellation of the stay.
