Swallows Roost was renovated to a high standard in 2016. There are 2 generous double bedrooms, one with en-suite bathroom, and a family bathroom. The third bedroom has two single beds, with room for a further single bed or cot if required. A spacious living area includes a television with a sound bar, which enables you to connect your own music via Bluetooth. The large open plan kitchen allows many hands to share the cooking while taking a full part in the conversation in the living area. Full height windows give wonderful views across two acres of grassland and farmland beyond. You can also savour the views from the large yet secluded area in front of the property, where you can sit peacefully, enjoy a barbecue or watch your children playing. If you would like a night out, babysitting can be arranged.

About Henry and Hayley Brewis
We are Henry and Hayley Brewis and we have lived at Pinford End Farmhouse, which is just across the lane from Swallows Roost, for 25 years. We have two daughters, our eldest daughter, Lucy, now looks after the property and it's guests. We are both airline pilots and although we have travelled the world, we cannot imagine living anywhere else, home is best!

What makes this Barn unique
The stables have been converted in the most sympathetic and eco-friendly way possible, retaining full height ceilings and the original stable doors. Energy needs are met by an air source heat pump which supplies underfloor heating throughout and solar panels which are tucked away in the meadow. Outside there is a large area for enjoying views over the countryside around a barbecue, with two acres of meadow at your disposal, leading down to the tiny River Lark.

A beautiful property set in quiet surroundings
My work colleague and I stayed for 5 nights here and I must say, when I walked in, I was totally blown away - the pictures don't do justice! The property is stunning! Henry and Hayley have done a magnificent job in lovingly restoring this stable conversion. The rooms were lovely and the little touches, like leaving us some grocery supplies (and wine!) were so much appreciated - thank you.
Why this property didn't get 5 stars is that we were really cold on the first evening, the heating system didn't work at all and despite the owner coming over and adjusting the boiler system, we were still cold coming back from a long day in Ipswich the next evening. Though we were told there was under floor heating, this didn't impact at all; but to their credit the owners brought across two large 'workshop' electric fan heaters which did warm us up a lot through the rest of the week. However, as you know with electric fan heaters, once you turn them off, the temperature in the vicinity can drop quickly. The owners did try their best, very responsive, and outside of the heating, everything else was great!
I know in the late spring and definitely the summer, this property will be fabulous - one won't need to worry about the heating! And secondly, in the area there is so much to explore and see - which unfortunately, due to work, we didn't get to do much exploration.
Anyway, suffice to say, we would definitely recommend this property for small groups and families.

Excellent barn conversation in a great location
We stayed at this fabulous barn conversation over the New Year period. It was in a great location with plenty of walks and things to do to keep you occupied.
Hayley thought of everything to make your stay welcome.
I would highly recommend this a a great place to stay and hopefully we will be back soon.

What a fantastic place
Just a marvellous place to stay. Really well-equipped and comfortable house in a newly converted stable. Lots of comforts like great beds and new bathrooms and heated floors throughout. Huge 2 acres of garden all enclosed for dogs and children. Peaceful, with lovely views across to the village church, and great walks nearby. Yet just 5 minutes from Bury St Edmunds which has everything from theatres to cinemas and supermarkets like Waitrose etc. Great pubs etc nearby too. Host family lovely and very helpful. We stayed a long time and it was just great. It is so rare when there is no fault to find. If you want a place to base yourself to see Suffolk and Norfolk, then I wouldn't bother looking any further as you won't find a better 3 bedroom house.
Wonderful place to stay for a weekend away!
An ideal location, just a 10 minute drive to the town centre. Communication with the owners was fantastic from my initial booking enquiry right up until the day of arrival . The barn was just as the photos described, cosy and welcoming with everything you could want in the cupboards. Stayed with some girlfriends for the weekend and we had a lovely time...walked along the country lanes (approx. 30mins) to the 'cycle cafe' Maglia Rosso where we enjoyed a quiet cup of tea and cake, perfect on a cold and wet day. Visited the town centre and enjoyed the full use of the entertainment provided back in the barn...reading books, colouring books, games and of course Netflix! Would definitely recommend Swallows Roost to others.
A seriously lovely place to stay with some very thoughtful touches
This place is absolutely incredible, so comfortable and spotless. The hosts had thought about every little detail and added beautiful touches like bread, magazines and even a bottle of processco which we enjoyed over a film on the Sunday! And what a beautiful location. We loved it.
Swallows Roost has all the benefits of a peaceful, rural location, but is only 10 minutes from the historic market town of Bury St Edmunds. The National Trust Ickworth Estate is also only 10 minutes away and the scenic towns of Lavenham and Long Melford are also within easy reach. Swallows Roost makes an ideal base for walking, cycling and exploring Suffolk. Bicycles can be hired from the cycle cafe in the village and a Bannatyne Spa is close by for some pampering. Horse riding is yet another of the many possibilities on offer.

Changeover day is normally Friday, although we are happy to try to accommodate variations. Babysitting (from our 24 year old daughter) is available for £8 per hour.
