2 Bedroom cottage with its own drive set in a large garden on the edge of woods

A charming red brick cottage lovingly converted from an original Victorian stables set in the middle of a large garden on the edge of large wood of our Sussex country home. Located in the heart of a historic Sussex village with 2 lovely old gastro pubs within a short walk : the renowned Cat Inn (1min away), and The Fox - a family friendly pub/restaurant (10min walk). The cottage is very warm with underfloor heating throughout run by a eco heat pump. It features open oak beams, wood floors, wood burning stove (with fire wood included) and luxury bedding & toiletries. Fully equipped kitchen includes a dishwasher, built in Miele microwave, oven and induction hob, as well as all kitchenware, cookware and crockery as well as plenty of storage, in fact our family of 4 lived comfortably in the cottage for 18 months during the main house renovations!

An extendable dinning table seats up to 8 with chairs and a custom island bench. There is a small utility room with washing machine and space for hoovers, ironing and cleaning stuff.

We provide TV with Freesat as well as Blueray player with a selection of family films for the rainy days.

There is plenty to do around with beautiful and plentiful country walks as we are set on the edge of the Ashdown Firrest, horse riding a short stroll away, Priest house Museum right opposite the property, Bluebell Railway Station in the village (short drive away), Wakehurst Gardens (Part of Kew Gardens) in the next village and in the summer you can play tennis and watch Cricket next door on the village pitches. It's worth while exploring 2 organic and biodynamic farm shops in Plawhatch and Forrest Row, the latter is a lovely little market town with very special character.

We offer a Breakfast Hamper Box with organic cereals, bread, croissants, eggs and bacon, as well as milk, orange juice, teas & ground coffee for £15 per head if required and booked at least 24 hours in advance.

About Barbara Genda

We moved to a lovely, traditional Sussex village 3 years ago with our 2 children, and we settled very quickly into the village life. Almost immediately after moving we we started work on the little Victorian stable block in the garden and converted it into a 2-bed cottage, where our family lived when the main house was refurbished over the following 18 months.

We love our large garden, growing veggies and our children enjoy roaming in our woods at the bottom of the garden.

Why Barbara Genda chose West Hoathly

We wanted to be in the heart of the Sussex village within a commuting distance from London (30 min to Clapham Junction from Three Bridges), but in a real countryside, surrounded by greenery traditional comforts within a staggering distance to 2 fabulous country pubs (which both allow dogs inside). I fell in love with its potential, large 3.5 Acre garden and the prospect of growing my own vegetables. The property offered plenty of scope to develop it - starting from the dilapidated sheds, through tot he stable conversion and finally the main house practical re-built, we are now on the last stage of final garden landscaping and look forward to enjoying our life in the country for a very long time!

Comfortable break

Very nice property, clean, quiet and well equipped. Pretty small village and a handy few minute walk to local pub/restaurant, The Cat, which served mainly good food and had a nice bar area with log fire. Good area for walks and quiet a lot of interesting National Trust and other gardens plus Blue Bell Railway to visit a short drive away. Would recommend this property and area.

A really well appointed holiday cottage

We had a really good time in a part of the country that we hadn't visited before. We found the local countryside to be very beautiful and we visited a number of places that we had wanted to visit for a considerable time - Charleston, Sissinghurst, Great Dixter. The Priest House - just across the road is well worth a visit.

Lovely cottage

This is a converted stable building, Barbara the owner has designed the accommodation to a very high standard and the furnishings are lovely. There is a log burner which we used both nights

There is a large garden area with nice views, and the village itself is very picturesque. We loved the food at the local pub, The Cat and ate there both nights as a result.

Thank you Barbara we would recommend this cottage to anyone.
