A spacious, mainly GARDEN VIEW apartment in the 'belle-epoch' style, situated on the first floor level, access by lifts or stairs, with 4-metre high ceilings, 'french doors' and traditional french shutters. There is a large, private main entry hall, which leads into a smaller entry area and the dining and living rooms, fitted with large LCD TV and DVD player, plus CD player. The lounge area leads on to a balcony with views of the gardens, the bay of Menton & the mountains of France and Italy, furnished with a table and chairs to enjoy drinks or a casual meal. The kitchen is modern and airy and fully equipped for cooking and preparing meals. Separate laundry with washing machine & dryer. There are 3 bedrooms- a large main bedroom with a queen-sized four-poster bed and own private balcony -also with garden/sea/mountain views. The two smaller bedrooms have high ceilings, each have a large single bed, with a cot available. Two bathrooms, one with full bath, tastefully renovated.
Two individual and entirely separate apartments, adjacent to each other, share a private entry hall.
'Les Coquelicots', has two double bedrooms, and is most suitable for discerning and mature clients, looking for a sophisticated and elegant holiday home.
'Les Mimosas', with 3 bedrooms, is a little more casual, and is suitable for discerning clients and families.
Both are beautifully furnished, with balconies showing views of the Mediterranean Sea & Italy, and situated in a Belle Epoque style 'ancient palace'. Formerly a Grand Hotel, hosting prime ministers, princes and empresses, it is now converted into private residential apartments, surrounded by extensive gardens, three tennis courts, a huge swimming pool,children's play area, a private restaurant (seasonal) & exclusive 'beach' area, with magnificent views of Italy to the east, and Monaco to the west. Although within easy walking distance to nearby restaurants, beaches and shopping and a short drive to the bustling centres of Menton and Monaco, the apartments are very peaceful & quiet, in an historic & exclusive residential area, with secure parking. Only 15/20 minutes drive to Italy or Monaco, easy access to all areas of the Cote d'Azure, and the medieval villages of Roquebrune, St. Agnes, Gorbio, etc.
We charge a basic fee for final general cleaning, plus extra for linen per person. Any damage or extra costs would be taken from the deposit once all is finalised. It is preferable for rentals to be booked from Saturday to Saturday, especially through the summer 'high' season- 1 June to 30 September.

This is a family-style apartment, and can be booked for longer terms of 3 months or more with much lower rates. Please contact the owner for details. Summer rates would stay as normal, but could be further reduced, depending on the length of the stay.
The apartments are situated on a point of land jutting into the Mediterranean Sea, between Monaco and the Italian border, only 10-15 minutes drive by car. It is close to the village of Roquebrune-Cap Martin, where there is a post-office, bakery, butcher, greengrocer, supermarket, hairdresser, pharmacy, etc. The train station of Carnoles is 5 minutes drive away, (15-20 mins walk for fitness fans!), and takes about 10 mins from there to Monaco and 30 mins to Nice, or 15 mins to Ventimiglia, Italy. Access on to the A8 autoroute is about 10-15 minutes via Menton or La Turbie. It takes approximately 45 minutes to drive to Nice International Airport.
Other Activities: swimming, tennis, table-tennis on site, walking paths, restaurants, shopping in Menton or nearer, golf courses at Monaco Golf Club (20 min.drive),and San Remo, Italy(40 mins), many various beaches in close proximity.
