Luxury seaside villa with a breathtaking view to the Aegean Sea.

Villa Kythnos is a uniquely spectacular, five-bedroom seaside villa at the unspoilt Cycladic island of Kythnos, within only a few steps from the sea.

The property is built on two acres of land and faces East-Northeast, towards Syros and Serifos islands. It is placed at the end of a private country road, at a secluded and tranquil location. It is an ideal holiday destination for those who seek a simpler, more relaxed and carefree vacation.

The main house (200m2) is fully furnished in an elegant style for the utmost comfort of its occupants.

It is composed of two floors; both the first and second floor have separate outdoor access.

The ground floor is on the same level with the swimming pool. This floor has a very comfortable sitting area with two large built-in sofas, a large and fully equipped open-plan kitchen, and a dining room; all very functional and beautifully decorated. On the ground floor, there is also a single-bed bedroom with its own bathroom.

On the first floor, there are three bright and spacious bedrooms:

• The master bedroom, which has a king-size bed, an en-suite bathroom with a shower, and a private balcony with a splendid sea view.

• The second bedroom which has one double bed and a sea-view balcony.

• The third bedroom has a double bed.

The second and the third bedroom share the same bathroom with a shower.

Below the swimming pool level, there is a guest house (60m2). It has two bedrooms - one with a double bed and one with two single beds - that share a kitchenette and a bathroom with a shower. The guest house level is independent and accessible through an outdoor staircase from the courtyard.

There is also an open basketball court, a ping-pong table and some fitness equipment (ab roller, yoga mats, dumbbells, skipping ropes, flex bands) for you to exercise.

Outside, there is plenty of space for lounging by the private, infinity seawater pool (4.5x11m). The exterior area is designed in such a way that someone can enjoy every minute of the day, depending on the sun position or the wind direction. At the courtyard, you’ll find a BBQ next to a shaded dining area, for eating outdoors with your friends or family. The exterior lighting makes Villa Kythnos look magnificent at night, while you are enjoying your wine and listening to the music under the stars or the full moon. A lovely, little chapel bathed in a gentle light completes this spectacular scenery.

I was born in Athens, Greece, in 1966 to a family that was involved in the tourist industry. So, although I had studied French Language and Literature at National and Kapodistrian University of Athens, I decided to pursue a career at the same field.

I am a mother of two lovely children; a 17-year-old boy and a 15-year-old girl. I love to spend my free time with family and friends. Thus, I never miss the opportunity to give my beloved ones a treat.

My husband and I have built Villa Kythnos out of love for Kythnos. We fell in love with the place the moment we set foot in it some years ago. Kythnos is a small Cycladic island with many magnificent beaches, traditional Cycladic villages, friendly and genuine people, and excellent local cuisine and products. Although it is very close to Attica, it preserves its natural beauty and its local custom. You may stroll through the maze of narrow alleys of Chora, go for a boat-tour around the island, taste the local cuisine at a picturesque tavern, attend the local festivities, wander into the souvenir shops, have a swim into the crystal-blue water of a secluded beach. Kythnos is the perfect place to clear your mind, relax and recharge your batteries.

What makes this villa unique

Villa Kythnos is designed with meticulous attention to detail. The house is comfortably furnished and pleasantly decorated in a traditional style. The exterior area is designed in a way that allows you to relish every minute of your stay. Villa Kythnos blends perfectly with the magnificent surroundings. Lie down by the pool and feel the warm sun, smell the fresh sea breeze, look at the colorful scenery, listen to the sound of the waves crashing against the rocks, feel the energy of the island. Everything there is food for your senses!

Tip: I would strongly recommend that you get up early one day to watch the sunrise. There is no better way to start your day. The serene and settled majesty to the scenery gratifies the eye and refreshes the spirit. Actually, it is beyond words…

Un accueil d’une générosité exemplaire, on se sent comme à la maison !

Nous louons des maisons depuis pas mal d’années et jamais nous n’avons reçu un tel accueil ! Tania et sa sœur Dîna nous avaient non seulement préparé un repas d’arrivée délicieux mais tout était prévu pour que nous prenions le temps d’arriver et d’apprécier le lieu avant de penser à l’intendance. La maison est quant à elle particulièrement agréable et très bien équipée . Différents espaces permettent de profiter de la vue à couper le souffle sur la mer Égée. On se sent bien chez Tania car on sent qu’en dehors des périodes de location la maison est habitée par une belle famille, qu’elle vit et tout est laissé à notre disposition. Grâce à ses conseils nous avons pu vite choisir les bons restaurants et plages de l’ile. L’ile de Kythnos n’est pas encore touristique à part 2 familles françaises nous n’avons croisé que des grecs ! C’est une île paisible où il fait bon lire et nager loin des hordes touristiques !

Le jour de notre arrivée Tania nous attendait au bateau avec un grand sourire, elle nous a guidé et attendu pour nos locations de voiture.

Une fois à la maison un festin préparé par Dina sa soeur nous attendait, quel accueil !!!!

Tania a pris le temps de nous parler de l'île et de tout ce qu'il y a à découvrir.

La maison est vraiment très belle et chaleureuse, on s'y sent comme "à la maison".

Dina est restée avec nous toute la semaine, discrète, souriante, patiente, toujours disponible et une vraie perle en cuisine.

Bref un séjour parfait.

Encore un grand merci à vous deux pour ces vacances inoubliables.

Fantastique maison pour p...

Fantastique maison pour passer des vacances paisibles loin des sites à touristes! Vue incroyable, on se croirait dans un bateau. La maison est très bien équipée, très jolie déco et nous avons été séduits par l'accueil chaleureux de la propriétaire qui fait tout pour que nous passions de belles vacances. Seul bémol, attention à la piscine qui n'est pas sécurisée. Nous recommandons vivement cette maison.

Kythnos, also known as Thermia because of its thermal springs, is located in the Western Cyclades group of islands in the Aegean Sea, between Kea and Serifos. Your journey will last only 90 minutes from Lavrion port and three hours from Piraeus port. Lavrion port is at a distance of 25km from Athens International Airport 'Eleftherios Venizelos'.

Kythnos is a small island with an area of approximately 100 km2 and a coastline of about 100 km. It has 92 coves, inlets and beaches with crystal-clear water, most of which are accessible by road. Worthy of note is Kolona beach with its crescent-shaped isthmus of fine sand; the biggest beach of the island, Apokrousi; and the big, golden beach of Kanala. The island has two big settlements; Chora and Dryopida. Chora is a traditional, Cycladic village with winding, cobbled streets, stone arches, many small squares and churches. Dryopida, locally known as Chorio, has traditional tiled houses of pretty architecture, old churches, beautiful squares and small windmills. Merichas is the port of the island and it is located at the West coast of the island. There is also the seaside village, Kanala, on the East side of the island, where the pine forest blends with its golden shores, creating a distinct impression. Its name comes from the church Panagia Kanala with the miraculous image of Holy Mary, which, according to tradition, was found by fishermen in the canal. At the Northeast end of the island there is a village with a marina, Loutra, known for its thermal springs.

Kythnos has many historical treasures that reveal its long history: remains of walls and many temples dedicated to the ancient gods Aphrodite, Apollo and Demeter; the old walled city of Vryokastro; the ancient harbor in Mandraki; the Castle of Oria to name a few. You may also visit the Museum of local art, the Byzantine Museum and the Agricultural Museum. Kythnos is also the site of one of the largest caves in Greece, Katafyki Cave, in Dryopida, with stalactites and stalagmites.

In July and August, the villagers organize many cultural and religious festival events to revive their customs.

Despite its proximity to Athens, Kythnos has remained unspoiled and combines both an active and a peaceful life. And that’s what makes it unique and a big attraction for visitors.
