Residence with park, beautiful Parc Bosson 20 m and old town on foot in Annecy

2-room apartment with all modern conveniences, fitted kitchen and 13 m² fitted balcony in a secured luxury residence with park in the most beautiful area of Annecy: Albigny. The street is away from the traffic. Private parking, private bike/ski shed, free Wi-Fi, home cinema system Blu-ray and 3D DVD player and Samsung 102 cm 3D television are provided. This fully renovated non-smoking (balcony for the smokers) apartment is very bright and sunny with new quality furniture and household appliances, quality 160 cm bed, baby cot and high chair, bathroom equipped with large bath and separate toilet, large cupboards and hanging spaces. The 3 rooms have a large bay window and a French door opening onto the balcony and doors onto the corridor and the entrance hall. 2 recent adult’s bikes and 1 recent child’s bike, scooters, skateboard, linen (bed, bath and beach towels, tablecloths and tea towels) and products are provided. Library with many recent books, cafeteria, caterer, restaurants, all shops (including newsagent, bank, hair dresser, etc.), nearby buses, town centre, old town and its castle 750 m via the stunning promenade of the lake (picture), L’Impérial and its terrace with wonderful views and its casino 200 m (picture), 40 km-long cycle path 20 m and its well-being area with machines, the ski resort of Semnoz 1700 m in altitude in Annecy with panoramic 180° views of the Mont Blanc, easy hikes in summer, snowshoeing, restaurants and room and car not necessary.

The apartment is located in Annecy (not in a surrounding village with important summer traffic problems to reach to town centre or the old town of Annecy with lake dual carriageway, even if the distance seems to be short) close to the beaches and the stunning Parc Bosson. From the apartment, after a walk along the lake and its parks, you can reach on foot the old town and the town centre. The Lake Festival on the first Saturday of August takes place 50 m from the apartment and your car will stay in the private parking of the apartment. There is a second parking space on the building parking all year round. Invoice is issued upon request.

The tourist attractions of Annecy are so important that the town has been chosen by France for the Winter Olympic Games in 2018, Annecy has been elected “Town of the Alps 2012” and its lake is known as one of the purest lakes of Europe.

The town and its stunning lake, its promenade, its parks along the lake, its beaches, its old town, its arches, its castle, its lake boats with long stop to visit the villages surrounding the lake (Menthon-Saint-Bernard, Talloires, Duingt and Sévrier), its sport clubs, its recently installed well-being playground by the lake (exercise machines), its pools (in a large park by the beach with water games for children), its skating rink, its skate park (one of the best spots of Europe with bowl and street sports park) for skate and BMX lovers, its tennis club (including 8 clay courts) by the lake and a small beach with clubhouse and restaurant, its 4 covered courts in winter, its shops and the Galeries Lafayette 400 m from the apartment for shopping lovers.

You love to go biking? There is an easy cycle path 20 m from the building that will guide you to wonderful landscapes (along the lake) and to Ugine (Savoie) over around 40 km.

Many all year round events attract tourists: the Venetian Carnival (in March, the “Venice of the Alps” welcomes more than 400 people with wonderful costumes and masks who go around the town and by the lake), the marathon and half-marathon of the Annecy Lake, the International Animation Film Festival and the Film Market (free film projection on a large screen on “Le Pâquier”), Lake Festival with international fireworks show on 2 August 2014 is 50 m from the apartment, water podiums at the Plage d’Albigny (free outdoor concerts on Friday nights from 1 July to 15 August), International Triathlon, Les Noctibules, Swim across Lake Annecy, big meeting of hundreds of alpine horns players on “Le Pâquier” on 25 August, Italian Cinema Festival, Retour des Alpages (Return of the Pasture Animals from the Mountains to the Valleys), Foire Saint-André and Art Market on the last Saturday of the month where you will see talented artists with many prizes and recognition of their talent, etc. You can see some pictures on our website.

Also hiking: amongst others, the 1704 m Semnoz resort of Annecy with its stunning panoramic viewpoint (20th stage of the Tour de France 2013). If you practice mountain biking: a town bus transports your mountain bike (6 times a day in summer) and you will enjoy the forest slope (or by car 20 minutes). 180° panoramic views of the Mont Blanc at the top of the mountain, restaurants and hikes on an easy path.

When the snow shows up: you can go down-hill or cross-country skiing, snowboarding and sledging in this Semnoz resort of Annecy. It is 20 minutes by car or you can take the town buses that will transport your equipment. Le Grand Bornand, Chinaillon and La Clusaz are 30 minutes. Chamonix with Les Saisies is 1 h from the apartment via the motorway. The town coaches a few metres from the apartment offer several departures during the day and take you to La Clusaz and Le Grand Bornand.

And the beaches: 1 is paying (inflatable castles, small cars circuits, pools for very young children, classical beach equipment and snack) and 1 is free (picture) with sandy beach, lawn and large trees. Both are supervised during the high season and very close to the apartment as well as the stunning Parc Besson with its games and aviary.

If you want to visit other towns: by car, the motorways are very easily and quickly accessible from the apartment: Geneva 40 km, Chamonix 90 km Lyon 120 km, Aix-les-Bains thermal Spa 30 km and Chambéry 50 km.

Without car: coaches and trains (with several departures during the day) will take you to all these towns. Shuttles (several each day) link Annecy to the airports of Lyon-Saint-Exupéry and Geneva.

Whether you want to mix the pleasure of the beach and water sports with town visits and many mountain hikes, the location of the apartment is ideal as mentioned by our guests. It is a few metres away from the 2 beaches and the old town is accessible on foot along the stunning lake promenade (with its parks). You can go skiing using the town buses instead of your car.

You will enjoy a beautiful very well fitted apartment for the price of a hotel room. It is recommended not to smoke inside the apartment (on the balcony). Information for our regular guests: the building is even closer to the lake since the town has created a pedestrian exit on the lake as an extension of Rue Montaigne. For even better comfort and aesthetic look: Samsung LED 3D television with home cinema and 3D Blu-ray, ventilated refrigerator-freezer (more pleasant when you are staying from 2 to 3 weeks), we changed the plumbing of the bathroom and the kitchen for more modernism, we renovated the large bath, we changed the toilet with antibacterial automatic lid and we installed new net curtains (it does not appear yet on the pictures on the website).

And above all, no traffic problems for leisure activities and visits: everything is easy, close or accessible on foot. You avoid the traffic during summer to visit Annecy, its old town and its town centre from the surrounding villages.

New rating: 3 stars NN. This furnished apartment can be rated 4 stars if we rent it to 2 people. An extra bedroom is required for 4 people in Annecy despite the comfort of the leather sofa-bed.

This obligation of the new rating has been deferred so currently new and old less restrictive regulations are mixed. Only the letters “NN” make them different. As for the comfort of the apartment, do not confuse the stars of the tourist furnished accommodations with the stars of the tourist residences (the latter needs a pool, whatever the size, to receive an extra star).

Rue Montaigne has a pedestrian extension up to the lake which places the building 20 m from the lake and its promenade to reach to old town and the town centre. Forget your car.

Our guests have always been satisfied with this 3-star NN apartment (an extra bedroom for 4 people is required to have 4 stars in Annecy) in excellent conditions with modern furniture. We can get 4 stars only if we accept 2 people but given the very beautiful location of this apartment and to receive adults but also children we keep our 3 star NN rating.

We adapt to your requests even during the high season (arrivals and departures are possible on Sunday or during the week) in order to facilitate your travels and eventually the rest of your holidays. Annecy? Our “dream come true” to spend an active retirement in a wonderful setting. We spend our honeymoon here and wonderful holidays. We had the chance to purchase this apartment in the “Carré d’Or” of Annecy which is the most sought-after area of Annecy (sunny from morning to evening). The building is 20 m from the lake, the cycle path and Parc Bosson, 100 m from the beaches and the Impérial Casino and close on foot from the old town and the town centre. A car is not necessary. We are 20 minutes by car from Semnoz, the 1700 m station of Annecy called the “Balcony of the Alps” and offering panoramic “breathtaking” views according to hikers. The winter sports station of Semnoz offers skiing in an exceptional setting above the lake facing the Mont Blanc and the Bauges Mountains. With 12 ski lifts, 15 km of Alpine skiing, 50 km of cross-country skiing, snowshoeing slopes, sledging in summer and winter, kitesurfing, etc., it is easily accessible by car or town bus (with your equipment). La Clusaz and Le Grand Bornand are also close by bus from the apartment with departure at 8:00 a.m. and return at 5:00 p.m. (30-45 minutes according to the traffic). There are heated lockers at the station so you do not have to transport your equipment. Chamonix is 1 h via the motorway.

The rental rate is 50 % cheaper than in the ski station, the accommodation is more spacious, it is better fitted and you can arrive on Sunday or during the week with flexible hours.

Very easy and quick car access to the motorways to visit the surrounding towns

We rent it to meet pleasant and different people, to have administrative responsibilities and consequently to remain viable. We live 200 m away (which is useful if you need help) and we are very discreet.

Currently, an episode of the series “Les Revenants” (The Returned) is shot in Rue Montaigne and in its exit towards the lake with views of the building.

On a eu un séjour très agréable. Tout a été comme dans la description. Merci pour tout.

Alles war bestens, sehr empfehlenswert, sehr nette Vermieter. Das Wifi war ein echtes Plus. Trotz der Tatsache, dass es in einem großen Wohnhaus ist, ziemlich ruhig. Die Lage ist perfekt.

Cette appréciation confirme le bel emplacement, le calme, la luminosité, l'ensoleillement, l'équipement de cet appartement réellement situé à Annecy. Vous avez pu apprécier entre autres la belle vue panoramique sur le Mont Blanc de la station annécienne Le Semnoz, et vous avez admiré les centaines de costumes plus beaux les uns que les autres du Carnaval Vénitien de Annecy durant votre premier week end. Et si nous avons le plaisir de vous recevoir en "été" vous pourrez avec les bateaux du Lac visiter les communes environnantes que l'on voit différemment d'un parcours en voiture, et apprécier la piste cyclable sur près de 35 km, facile et si belle avec son parcours le long du lac.

Location très calme situé dans résidence avec ascenseur et place de parking privé(indispensable car difficile de se garer a Annecy); idéalement situé près du lac et à 10 mn a pied du centre de 'Annecy.

Appartement sans surprise et conforme au descriptif. Rien ne manque - sauf peut être un plus grand four pour ceux qui aurait envie de cuisiner !! Propriétaires très attentifs a nos suggestions. Nous avons passé un agréable séjour - appartement propre ainsi que le linge de maison (très important) rue calme - proche du lac et accès facile pour les commerces -

Nous recommandons cette location et espèrons pouvoir y retourner.

Appartement bien situé

L'appartement est bien situé, proche du lac et pas très éloigné de la vieille avec ses restaurants et ses belles rues. L'appartement est également bien équipé.

Les propriétaires sont bien organisés et serviables. Suite à un problème mécanique sur notre voiture, Mr Veuillet nous a accompagné chez son garagiste.

La location offre aussi la possibilité de garer plusieurs véhicules, chose rare en ville.

Au final nous recommandons cette location.

Owner's Response: Nous vous remercions pour votre appréciation. Le plus important en achetant cet appartement était sa situation. Ensoleillé et calme. Tout proche du lac (20m) et des 2 plages, à 20m également de la piste cyclable (35km aisé le long du lac), à 20m de la belle promenade piétonnière le long du lac et de ses parcs sur 700m qui vous amène à la Vieille Ville, et proche de tous commerces.

Lake: 20 m with 2 beaches including 1 equipped beach with paying access (different children games, pool for young children, rest and restaurant) and 1 free sandy beach with lawn, large trees and benches. Both beaches are supervised and very close to the apartment. Park, children playground and aviary.

Shops: 300 m (all shops included pharmacy, bank, chocolate factory, newsagent, caterer, hair dresser, etc.)

Shopping at Galeries Lafayette: 400 m from the apartment

Old town with its arches and its castle: 700 m accessible on foot via the promenade along the lake and its parks.

L’Impérial with its casino, restaurant and terrace with wonderful views of the park and the lake and close to the apartment.

Cycle path 20 m: 40 km with wonderful views of the lake

Car access motorway A41 exit 17: go towards Albigny area via Avenue de France, follow “lac”, “plage” and “Impérial”. On your right, it is the last street before the lake and the first building on your left. The building is 20 m from the lake. During your stay, you will avoid the important traffic problems to visit the old town and the town centre (accessible on foot from the apartment) outside a certain perimeter.

This area called “Carré d’Or” is the most sought-after in Annecy. From the apartment you can quickly access the motorway without traffic towards Geneva, Aix-les-Bains, Chambéry and Lyon A41 and Chamonix A40.

Tennis: 8 clay courts and 4 hard courts by the lake and the beach, clubhouse and restaurant (in winter, there are 4 covered courts).

Hikes: easy with stunning 180° panorama from Semnoz

Ski: Semnoz (1700 m summit) and resort of Annecy (Alpine skiing, Nordic skiing, snowshoeing and sledging).

Leave your car. The town buses will take you to the resort with your ski equipment (skis and snowboards). One of the most beautiful panoramas of the Alps with extraordinary panoramic views of the Mont Blanc, the Avaris Mountains, the Bauges Mountains and the Jura. In summer: mountain biking, shuttle equipped to transport bikes and 20 km non-stop slope.

Le Grand Bornand Chinaillon (Alpine skiing, snowpark and snowshoeing)

Le Grand Bornand Village (Nordic skiing, snowshoeing and biathlon stadium)

La Clusaz (Alpine skiing and snowpark)

The bus stops for these resorts are close to the apartment and the equipment is stored in the resort in a heated locker).

Chamonix is 1 h from the apartment via the motorway (Alpine skiing, snowpark, Nordic skiing, snowshoeing and rock climbing). Note: from the apartment you can easily access the motorways, there is no traffic problem.

For the guides: Montenvers train to visit the ice sculpture cave and of course the Aiguille du Midi (unless cancelled).
