3 Br, 1 Bath Lake(side) Cottage W/Dock. Sleeps 6 & Only 5 Miles To Village!

Our 3 BR cottage is small, but comfortable and cozy. It is NOT luxurious, so if that's what you're looking for, we don't believe this is the place for you, though we can certainly recommend a few places. :)

The photos reflect exactly what you'll get when you arrive here.

The cottage sits on a hill across from Otsego Lake. We have lake rights and a dock, which is perfect for fishing, skipping rocks, swimming, boating, kayaking, etc. Any equipment you would like to use at the lake (boats, tubes, fishing gear, life jackets, etc) is "Bring Your Own."

There is room at our place for two cars, MAYBE three. Parking is tight. Our main driveway is steep. There is also a (shared) driveway behind the house that you can access and park on for unloading luggage or groceries.

Our place is only about a ten minute drive to the village of Cooperstown and most area attractions, including DREAMS PARK (@10 miles away). There are tons of things to see and do for families or groups of friends, including The Fenimore Art Museum, The Farmers Museum, Glimmerglass Opera, Doubleday Field, Ommegang Brewery, Fly Creek Cider Mill and Orchard, Cooperstown & Charlotte Valley Railroad, Lakefront Park, Cooperstown Trolley, Hyde Hall, Cooperstown Chamber Music Festival and of course, the National Baseball Hall of Fame & Museum. There are awesome places for antiquing and exploring, the Main Street in the village is filled with cool spots to check out - including unique shops, great restaurants, funky bars, golf courses and mini golf, batting cages and pizza & ice cream shops.

Our cottage sleeps six comfortably, but is definitely small and cozy. The bedrooms are small, but have basically everything you'd need. See pictures.

The main level features an open floorplan with living and dining room area, small full kitchen, 1 BR with a full sized bed, and a small full bathroom with shower (no tub). There is a deck off of the main level with a beautiful view of Otsego Lake. There is one small TV in the main area with a DVD player. We also have a stereo that you can hook your iPod to for listening to music.

Seating can be snug at our cottage. Currently, we have a small couch, a recliner and rocking chair in the main living space, as well as a table and six chairs. We have a few fans and a window unit air conditioner for comfort. We have games, books, cards and art supplies for kids and adults. We usually have a few toys kicking around too, like wooden blocks, dolls, legos, toy cars, etc.

The kitchen has all that you'd need, but it is small. There is a Keurig coffee maker (bring your own pods). We provide a few dish towels. Please ask if you have any concerns about what we provide.

BR 1 on the main level of the house has a full-sized bed, a small dresser and small closet. We provide blankets and clean sheets.

The only bathroom is on the main level of the cottage. It is a very small bathroom. It has a standup shower, no tub. We provide 6 clean bath towels and a few wash cloths. You BYO soaps, shampoos, toilet paper and other toiletries.

The lower level of the cottage is a finished basement that has a sliding glass door leading outside to a covered patio. There are two bedrooms and a common room with a futon that folds out into a full sized bed for extra sleeping space. We have extra blankets, pillows and sheets if anyone chooses to sleep on the futon. This room has a locked door to an inaccessible area of the basement.

BR 2 on lower level has a queen bed. The bedroom has a closet, dresser, exposed painted beams, and one painted concrete wall. We provide sheets and blankets.

BR 3 on the lower level is very small, and has two twin beds and a dresser - it is definitely better suited for children (not babies). Please see the pictures. The bedroom also has exposed painted beams, and one painted concrete wall. We provide clean sheets and blankets.

The Outside Area: Besides a porch, there is a large picnic table, Weber Grill (BYO charcoal), and old fashioned fire pit. There are blackberry bushes and a wild flower garden that we attempt to maintain. The lake and dock is across the street and down a path, which we will show you how to access. Any boat other than a kayak or canoe will need to be put into the lake at the public boat launch.

We do not allow any pets, no exceptions. We have children with asthma and allergies to pets. We thank you for not trying to bring pets in, as it is really bad for our kids! PETS ARE NOT ALLOWED. Any pets will result in full loss of deposit, which we will use to pay for additional cleaning. Also, NO SMOKING inside the house please.

We DO require a security deposit, which is refundable once we inspect the house for damage. If it is clean and clear, and all of our stuff is still intact and where we left it, we will issue a refund within 7 days of your departure. Please be up front and let us know if anything breaks or is damaged during your stay.

We want you to have fun, but please respect our neighbors! We want them to keep liking us :) Small get-togethers are OK as long as things don't get out of hand. We know you understand this and will treat our property as you would treat your own.

Our house is NOT baby proofed, and is unfortunately NOT handicapped accessible. The path from the driveway to the house is pretty steep, and inside the house, though the main living area is very open, the doors to bedrooms and bathrooms are narrow. Please see pictures and ask if you have any questions or concerns.

Please let us know if there are other amenities that you believe would make your stay more comfortable. We are always open to suggestion!

Convenient to Cooperstown.

We stayed here while our son was at Dreams Park. It was a cute cottage and what we needed for our family. The lake was beautiful. You do have to cross a busy road to get to the dock. The driveway is very steep and because of all the rain we couldn't get up it. There is a shared road behind the cottage you can park on but be sure to park close to the cottage. The neighbors are very accretive if you make a mistake. The fridge wasn't working and the basement is moist. But I think they've had a lot of rain. The owners were great about being available and I think they planned to replace the fridge. Over all is was good for us.

Owner's Response: Hi there, Thanks for your review of our cottage! I'm sorry to hear that the rain kept you from using the front driveway! As stated in the listing, it is a steep driveway and the heavy rainfall we have been experiencing definitely affects that. We do offer the back parking area as an alternative, however, and as I mention in the listing, it is a shared driveway, so you do have to be sure to pull in all the way so you do not block the neighbor's access to their homes. Unfortunately, the heavy rainfall this year has also made it rather damp, resulting in some moisture in the basement. We made sure to turn the dehumidifier on to help alleviate some of the moisture. I'm also very sorry that the refrigerator broke while you were staying! Of course we completely understand the need for a functioning fridge, which is why we came to replace it with a brand new refrigerator the morning after you informed us. In fact, my husband mentioned that you and your family were all very friendly and understanding when he met you at the cottage while he and my son were installing the fridge. Again, thank you for choosing our house for your Cooperstown get-away. I'm sorry that we didn't address the issues that you mentioned to your satisfaction, but we sure tried our best! Hopefully you enjoyed the rest of the area and were able to take advantage of the amazing things that Cooperstown has to offer!

Perfect location for Cooperstown tournament!

We loved it! Jessica's description of the cottage is spot on. It's cozy but perfect for my parents, my son and I to stay while we where in town for the baseball tournament. The view of the lake is great and close enough to the park to come back and relax between the games. Next time we come back to Cooperstown, I will be staying here again. Thanks so much for sharing your cottage with us, we had a fantastic trip!

Great property and great owner!

My family and I stayed in this property last year and had a wonderful time. Jessica does a very good job of describing her property and it was exactly as described. We are lucky enough to get to return to Cooperstown this coming June, so we immediately booked the Lake House again. Unfortunately, our group is larger this year and we realized that we would need to find a larger home to stay in. I contacted Jessica, and even though, it was beyond the 30 day limit for a full refund, she refunded my entire deposit. Jessica has been very fair and understanding in all of my dealings with her and I would recommend her property to anybody on its own, but would especially recommend it as Jessica is a pleasure to work with.

We are sad that we will not be staying in the Lake Cottage this year. You will be happy if you do!

Perfect house for the family who has a child playing at Cooperstown Dream Parks. Only 15 minutes from the fields and 10 minutes from the Hall of Fame and restaurants. The dock and lake were perfect for lake activities and relaxing in between games. I would highly recommend the house

Great house - exactly what we needed

We spent last week at this house while our son was playing in a Cooperstown baseball tournament. This house was exactly what we needed. It was a nice quiet, clean, cool setting with spectacular views of the lake from the front porch and upper living spaces. It was very convenient to town, and to the state park in the other direction. We used the dock every day as well to fish, as well as just sit and enjoy the quiet. We had a great time, and were glad that we rented a house instead of staying in hotel or inn.

Adorable!

We loved the little cabin. Perfect for one family! I would not try to share this house with another family because there is only one small bathroom, and with the cozy size you are all very close to each other. The owners do a great job making this clear in the description. The cabin is decorated so cutely!!!! The view is PERFECT. Sitting on the front porch having coffee in the morning, watching the sunrise over the lake, is just amazing. We were very pleased with our whole experience. It's a great place if you want to stay out of the Cooperstown hustle (but not too far), and have an actual retreat at the end of the day.

REFUNDABLE deposit of $250, which will be returned to renter 7 days after guests check out, as long as there is no damage to home/property. The deposit is a damage deposit. It is NOT applied toward rent. It is fully refundable within seven (7) days of departure, if the following provisions are met:
a. No damage is done to house or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish & discards are placed in the trash containers outside.
d. Soiled dishes and cooking items are cleaned prior to departure.
e. The key is left on the kitchen counter and all windows and all exterior doors are closed. A twenty-five dollar ($25.00) fee will be charged for a lost key.
f. All charges accrued during the stay are paid prior to departure.
g. No linens are lost or damaged.
h. No early check-in or late check out without special written arrangements made prior to the check-in day.

NO SMOKING/NO PETS $250 will be removed from security deposit if there is any smoking on the premises, $250 if there are any pets on premises.

With your deposit, you are agreeing to rent this house under the terms outlined in the description. We reserve the right to decline any reservation requests at our discretion.
