This is a 525 SF ground level apartment with a 200 SF private patio; very quiet

GREETINGS: Thank you for viewing our apartment. If you are seeking accommodations for a visit to Shands Hospital, a football game, UF graduation or a special event, this is a perfect place for you and your family or friend. There is lots to do in this area from sports, nature attractions, theater and arts to name a few.

This property is great for a person or couple needing quiet and privacy with all the amenities and convenient access to the major attractions in Gainesville. It is 1.5 miles to UF and Shands Hospital and about 1 mile to downtown Gainesville for restaurants and entertainment. There is a maximum of privacy and quiet not typically found in apartments. Neighbors are stable and some have lived here for over 35 years. This is not a party area and noise outside your own environment is rare. The landlords own and operate the property and are easily accessible by phone and email. If you need quiet, access, and privacy at a very reasonable price, this is a great place.

This apartment is 550 sf with an additional 200 sf private patio adjacent to the living room with a sliding glass door to give a good view of the large oak tree at your back door. The lawn is spacious and the grounds are generous and green with well maintained flower beds. You will have plenty of space to give you a feeling of privacy and nature. The bedroom has a queen bed with a luxury firm mattress, dresser, .bedside table with a lamp and a full length mirror for a critical look at your ensemble. A sliding door covers the large walk in closet with plenty of storage and hanging capacity. The window in the bedroom has vertical blinds to allow plenty of light or make total darkness. The living room, like the bedroom, is carpeted and has plenty of light from windows and patio door. Both the bedroom and the living room have ceiling fans which keep the air circulating in summer and winter to give maximum comfort. The bathroom has a tub/shower with tile walls and floor, mirrors surround the vanity and there is plenty of storage for cosmetics and towels. The kitchen has an 18 CF refrigerator, an electric stove with a vent hood to keep cooking odors out of the living area. A microwave and toaster oven are furnished. Lots of cabinet space. The heat is central and the air conditioner is a large wall unit (not a window AC). Landlords take care of grounds, pest control and provide all utilities plus TV, internet (WiFi). If you need a place to study, relax, write the great American novel, or think deep thoughts and get to know yourself, this is the place for you. No wild parties because party animals don't live here. Go to conferences at UF or Santa Fe; go to downtown Gainesville for a play or a meal at a great restaurant -- lots to do and see in Gainesville and this is a great place to come home to after a busy day.

PREMISES: This apartment is a downstairs unit in a quadraplex located in a rental residential section of the city. It is approximately 1.5 miles from downtown Gainesville and UF. Centrally located with lots of green space and trees is the best way to describe this property. There are four buildings located on a big city lot with trees and lots of green lawn space and large azaleas around each building.

PARKING, BUSLINES, THINGS TO DO IN GAINESVILLE: Bus line to locations downtown and shopping malls. Restaurants nearby on Archer Road, Newberry Road, and shopping malls. There is a lot to see and do in this area -- just about anything except snow related.

We are Jim Post and Elizabeth Bolton and we have owned this property and others in the neighborhood for about 30 years. It is in just the last two years since Elizabeth retired that we decided to furnish some of our rentals for visitors looking for short term accommodations. Jim is a retired electrical engineer and Elizabeth is a retired University of Florida professor and together we provide stability and competence that makes a good landlord team with hands on management of every operation. Jim and Elizabeth are long time Gainesville residents and we love to meet visitors coming to Gainesville for study, health care or football. Gainesville has it all and we love providing lodging for you while you enjoy it. I believe Gainesville is absolutely the best place in Florida to live, learn and enjoy life. The community is vibrant and the student population keeps us young at heart. We strive to meet the needs of our rental residents both short and long term. Our goal is to provide you with lodging that will make your stay comfortable and satisfying so that when you return to the area you will want to stay with us. Our philosophy is that we will only rent to you a place we would personally live in.

Location -- near UF and downtown; pricing is affordable and competitive; very clean; the green space is what makes this property inviting. Landlords own and manage the property. This property was built in the mid 1970's in a quiet neighborhood away from noise and traffic but near the major attractions in the area. It is a satisfying property to work on and to own because the neighborhood and the neighbors are great. Most of all we have kept the trees and large azaleas that make it beautiful all year.

These apartments are centrally located to be near the University of Florida and downtown Gainesville. It is a quiet area with spacious lawns on all four sides and blooming azaleas in the spring. Tall pines and a park like setting is what makes this property different from other rental properties in Gainesville. Clean, quiet comfort in a mid-town neighborhood

This apartment was clean, quiet, well-appointed and in a quiet neighborhood close to the University of Florida. My husband and I spent Thanksgiving week there, and much appreciated the easy access and light traffic in the area. The listing description is accurate, and Elizabeth is an attentive and responsive property manager who contacted us to make sure we found everything as promised. Why pay more, fight traffic and noise, and stay in a chain hotel when you can relax in the comfort of a private setting? Do you love great food? Don't miss nearby "UpperCrust Productions" french bakery at NW 16th Blvd and NW 43rd St, and "Civilization" at 1511 NW 2nd St!

Great for a Post-Op Patient

Elizabeth's property is just what we needed for a short-term stay. I am the caregiver to my sister who was a patient at Shands. We needed a short-term rental for me while she was in the hospital, and for the both of us once she was released (she needed 4-6 weeks of onsite therapy following her procedure). The apartment was well-stocked and in a quiet section of Gainesville. While it may appear to be far from the hospital, it never took more than 10-15 minutes to get there. It is small - but we needed something easy for my sister to navigate once she was released. The tub included a handle bar to help keep her steady while bathing. Elizabeth provided us with a blow-up mattress for me to use once the both of us were there together. Thanks Elizabeth!

Comfortable and cozy.

We loved our time in this cozy apartment. It is beautifully furnished, clean, and close to everything we wanted. The quiet neighborhood was easily accessible from main streets and felt very safe. We took walks every evening and explored all the surrounding neighborhoods. We loved relaxing on the patio, as well.

The kitchen was well furnished. I was surprised at the quality of cookware. The cabinets are a little high for me, but the owner brought a stepstool that enabled me to reach all the shelves. She was very helpful and eager to please. She responded quickly to all our requests.

The bed was very comfortable. Not too soft. In fact, the best bed away from home that I have experienced.

We will rent this place for any future visits to Gainesville.

A great place to stay in Gainesville

The condo was very nice, clean and with all the basics you may need.

It looks exactely like the pictures, we had no surprises (except maybe for the bed : you better like it soft)

We stayed there for 2 months and had a wonderful time, encoutered no problem whatsoever, and greately enjoyed the evenings on the patio.

It is a nice family neighborhood, a short bike ride from UF and very close (walking distance) to a supermarket.

The owner was very helpful and accomodating with our changing arrival and departure time, and she went out of her way to provide everything we needed .

I definitely recommand the condo!

Great place in Gainesville

I recently stayed the weekend at this lovely little rental. It was really clean, had great updated furnishings, and a kitchen with all the basics that you would ever need. We used this place for the 2015 graduation weekend with family/friend celebrations. The lovely furnished, secluded patio was a nice addition, giving us the extra space we needed. Nice, quite neighborhood, with quite neighbors. All my guests to the graduation celebration loved the place and were envious because they only had a hotel room and thought the place was a great find. Will stay here again if I'm ever in Gainesville and it's available.

Gainesville is a college town with attractions for every age; there is always lots to do and see either in the sports arena or local theater. Downtown Gainesville is the entertainment center with bars, restaurants and the Hippodrome theater and a large library with many volumes and films for check out. Shopping opportunities include Oaks Mall and Thornbrooke Center. The University of Florida campus has the Harn Museum of Art and the Museum of Natural History with exhibits from many major collections. North Florida is noted for its many natural springs which are guaranteed to cool you down after a dip.

I am not able to give a refund for a cancelled reservation unless another booking takes the place of the cancelled reservation. Pets are not allowed without an additional daily fee which will be included in the rental rate. If you reservation of one week or more includes a special event weekend such as graduation or a football weekend, an adjustment in the price will be made to reflect the longer stay that includes the special event weekend at the standard regular price. Please call the owner to request a corrected quote based on the total length of stay. If you are planning a visit longer than one month, I will accept partial payment and the timing is payments is negotiated in advance. Again, please call me.
Additional property protection insurance is available and is encouraged if children are part of your party. Rates are subject to change until reservation is confirmed with full payment. Cancelled reservations will not be refunded unless the cancellation is 60 days prior to the stay. Extra guests over two will require an additional fee of $25 per night per guest. If you are calling in your reservation, payments can be made with PayPal or credit cards. VRBO includes a service fee that is added onto the price.
All guests with small children are required to book the damage insurance.
