Perfect stay

We had a very pleasant stay. We were picked up at piazza roma by the owner had a nice walk and were introduced to everything that is useful arroud the appartment.

The appartment is located in a quiet but nice area (bars are right arround the corner), so that you can rest after a bussy day in venice. The appartment has everything you need (fruits and prosecco were waiting for us) and is very clean.

Alfonso's apartment was beautiful. It was clean, airconditioned, and in a good neighborhood. We did have trouble with the wifi (it didn't connect to our devices), but overall it was wonderful.

Lovely Venice apartment in a quiet neighborhood with a view

After a stay of almost three weeks in this roomy apartment with views of courtyards, a church, neighborhood homes and 2 intersecting canals, we can recommend it with confidence. The owner met us at the airport ferry and was helpful with answering questions throughout our stay. The neighborhood is quiet, well away from the tourist madness, but within walking distance of major and minor sights. We loved the bakery, bar, flower shop, and wine shop (bring your own bottle to be filled with prosecco or a variety of white or red wines)--all just a short walk across the canal. We couldn't resist taking photos almost daily of the sunrises and sunsets from our kitchen window. We enjoyed lots of home-made Italian meals prepared in the kitchen, too. Wish we could go back! Note for those with walking issues: there are two hefty flights of stairs up to the apartment.

A dream stay in Venice

We had a fantastic stay here. The apartment is absolutely beautiful, well equipped and carefully maintained. The experience was exactly what we were hoping for, and we felt less like tourists and more like we got a secret entry into the real Venice. We greatly enjoyed all our stays in different cities this summer, but this was the place we would arrange our next trip around just to be able to go back.

The neighborhood was ideal for us. Less crowded and with less tourists, with great bakeries and a fantastic Michelin star restaurant literally around the corner (Anice Stellato, make a reservation a day in advance to ensure seating!). The people were fun and friendly. You could walk everywhere else, though multi-day vaperetto tickets made that even easier.

Alfonso, the host, is a delight. He is gracious and hospitable, and the kind of person you wish you had as a neighbor.

A few notes on the place. As mentioned, it is well equipped, and Alfonso seems to have thought of just about everything. Since a comment by a prior reviewer, a second air conditioner was added and we had no problems staying cool in the apartment. It's a very easy place to feel comfortable in, we felt at home immediately.

An elegant, comfortable and well equipped apartment.

Alfonso, the owner, very kindly met us at Venice train station and escorted us to the apartment, treating us to a mini historical tour on the way. The flat is on the third floor but it is worth the climb as it is immaculate and stylish, with very good views from the windows to a nearby canal, the local church and lush green gardens below.

The apartment is on the top floor of the building, opening into the loft space so there are exposed beams in every room giving a combination of the traditional and modern styles. It is extremely well equipped and elegant, with a beautiful kitchen with a variety of crockery, cookware and glassware (and a number of much appreciated welcome gifts of food and drink); a modern living room with television and internet connection; and bathroom with shower, bidet, basin and toilet. There is an air conditioning unit in the living area, an interesting selection of books about Venice etc. and a selection of games, which was a lovely touch.

There are three bedrooms, a double (with a second air conditioner) with wardrobe and table and chairs; an adjacent single with chest of drawers; and in the loft space, beyond an attractive seating area on the balcony, a second single bedroom with skylight window. Off this there is a quirky cupboard with a mini laundry area, with washing machine and sink.

The flat is in the Cannaregio region in the northern part of island Venice so is less troubled by the throngs of tourists than other areas, enabling you to almost feel like a local. The location of the apartment is within 15 or 20 minutes walk of St Marks Square, less to the Rialto Bridge. It is also conveniently close to the Fondamente Nove vaporetto stop for trips to Murano (glass), Burano (colourful houses) and Torcello (earliest settlement in the lagoon). It was fascinating to see some of the statues mentioned in the BBC's recent programme 'The Silk Road' a mere five minutes walk from where we stayed. On a more practical note, there are supermarkets and restaurants nearby.

We loved our stay and would definitely recommend the apartment.

Lovely apartment!

Our family of 4 stayed in this lovely apartment July 11-15, 2015. There were only 2 possible negatives about this property which prevented 5 stars: (1) the single air conditioning unit is not sufficient to keep the apartment cool in the heat of summer, (2) the location requires the increased use of public transportation (or very expensive private transportation). If one goes during cooler months, the apartment is immaculate, with 3 separate bedrooms, and a lovely bathroom and kitchen. It is also decorated beautifully and has lots of character. The out of the way location challenge is easily addressed by purchasing a multiple-day water bus pass for all travellers, which we did and had zero issues. It made such a difference for this trip to Venice and made our 3rd trip by far our favorite. Travel logistics were easily managed via the Sant Alvise stop using lines 4.1, 4.2, 5.1, or 5.2. I emphatically recommend you get familiar with the schedules of these lines/routes so you can better manage your day. They go everywhere, but you must be familiar enough with the routes to prevent mishaps. The location also had major positives as it was right in the middle of a lovely local area of restaurants and shops full of character and charm. We very much enjoyed walking that area later at night (Fondamenta Sensa and Fondamenta Ormesini). During the cooler months, or with an additional AC unit installed, we would not hesitate to stay here again.
