About the property

A split 3 bed/2 bath home abutting hundres of acres of rolling farm land

Come stay on our beautiful, private property while enjoying all the amenities that Gainesville/Newberry and North Central Florida has to offer. We are only minutes from Gatorback Cycle Park, Champions/Nations Baseball Park, Easton Olympic Archery Complex and Canterbury Horse Showplace Arena. Gainesville and all the University of Florida has to offer are only minutes to the east. It’s just a short drive to Gator Nationals NHRA race track, Kanapaha Park, Payne’s Prairie and Millhopper State Parks. Locally, the Cade Museum of Natural History and the Butterfly Museum are must see visits as well.

We are the “Gateway” to all that Florida has to offer with short country drives to Cedar Key on Florida’s Nature Coast and the Gulf of Mexico. It’s just south to Crystal River to swim with the manatees. Scuba, snorkel, tube, canoe or kayak in many of our crystal clear, springs and rivers; Ichetucknee, Ginnie, Blue and Poe Springs to name a few. South of us are historic and eclectic Micanopy, Silver Springs and Ocala with its world class horse farms.

We are just over a 2 hour drive to Orlando with all of its theme parks. Another 45 minutes to Florida’s East Coast Atlantic beach towns of Daytona, Crescent and historic St. Augustine! Bush Gardens in Tampa and St. Pete/Clearwater’s Gulf Beaches are just 2 1/2 hours south of us.

Bring out your inner kid and enjoy our property with 3 beautiful dips over our 5 acres that are lined with gorgeous oaks and massive branches to climb or just sit on and enjoy. We offer serenity and spectacular sunset views overlooking hundreds of acres of rolling farmland. Look closely for wild turkey, deer, fox, hawks, owls, a variety of birds, hummingbirds and more. In the evening, it’s time to enjoy sitting by the outdoor fire pit making smores or cooking marshmallows and reflecting on life. We call it “cogitating”!

Our nicely appointed modular home has 1,400 square feet of living area with a split 3/2 floor plan. It includes a large living room for easy family and friends gatherings. The kitchen includes a dish washer with a breakfast bar; The laundry room houses both the washer and dryer as well. Two bedrooms have queen beds with the third having 2 bunk beds; one twin over twin and one twin over full. There is also a sleeper sofa is in the living room. The home can accommodate 8 easily and maybe 10 people depending. We have outside covered decks on both the front and rear of the house affording different views and relaxation time or to watch the kids explore and have fun on our 5 acres of beauty.

Stay for a long weekend, week, month or longer. We are nestled equidistant between Jonesville and Newberry with both towns having their own character and offerings. Pets are considered. The indoor fireplace is STRICTLY not to be used! Outside smoking only!

Hidden Gem in Newberry

I must say that I wasn't expecting much given that this is a mobile home in the countryside, however, I was very impressed with the place! I have stayed in many places in Florida (including beach front homes) and this was the most cozy and comfortable of all the places we've visited. The place is newly remodelled with all new appliances. It literally feels like a brand new home. It is equipped with very comfortable beds which is a big plus. The decks are great for relaxing or viewing wildlife. There is a nice firepit and a Weber grill. We felt right at home. The best part for us was the 5 acres of land. We were racing at Gatorback so we had plenty of room to wash our bikes and park our trailer. There is plenty of room for kids to play. The only thing to watch for is that it is back off the road so keep going back and follow the signs to the address. The last part is a grass driveway. Highly recommend this property. Carl is great to work with and has thought of everything. We have already booked a return trip!

Owner's Response: Kellye, Thanks you for your kind review. When I travel, I want to stay at a place that feels and is comfortable, clean, new and "homey". I'm very touched that you too see Sunset Oaks in that same light. And yes, the 5 acres is a major plus for its beauty and all. See you next trip. Safe travels. Carl

Great place to stay! If you like peace and quiet, this is it. Out of town experience but worth the miles from Gainesville.

Our Stay

  • 5 of 5

Six of us, 4 adults and two children, stayed at this property recently for a week while our grandkids were competing in the Thor Winter Olympics of Motocross at Gatorback Cycle Park. It was the perfect spot to come home to after a noisy day at a motocross track. The home contained everything that we needed and we had lots of room to spread out. The property is very clean both inside and out and has been very well-cared for. Beds were very comfortable, which is usually not the case. Would definitely recommend this place if you are looking for quiet, clean and comfortable accommodations. This property was rented by my daughter and I am not sure whether she has had the opportunity to send in a review but I wanted to ensure we gave credit where it was due. Thanks for the opportunity.

Owner's Response: Thank you so much for your kind words regarding your stay at Sunset Oaks. The things you remarked on are some of the most important things, to me, that I like when I travel. I like to translate that into the stay for my guests. Thank you very much.... see you next time around! Carl

Great Place!

  • 5 of 5

I stayed here for three days. The place was very well kept up and the directions about everything was superb. I really enjoyed the privacy of the grounds. There's only one quiet neighbor about 150 yards away. Lots of nice features we didn't take advantage of like the fire pit and backyard deck with a nice western view. I'll definitely book here again! It's not a luxury kind of place, but very clean and practical. I was thinking about putting my own place on VRBO, but this stay made me realize I had a bit of work to do before I could list it.

Owner's Response: Hi Mike, Thanks for the nice observations. Hope you did well at your field trials event over the weekend. Sorry you didn't get a chance to enjoy more of the settings at Sunset Oaks. Hopefully next time you'll be able to plan an extra day or 2 for some R&R! Thanks again, Carl Smith

We were so impressed with the hospitality, and quality of this property. Spoke several times with the owner, and he was concerned about our visit. We have reserved a future weekend, because of the area, and great place. Very clean, modern, and has everything anyone could ever need.

Owner's Response: Hi Kevin, If I had bribed you to say something nice, you couldn't have done better! Thanks soooo much for your thoughts. I'm looking forward to your next visit and to have you for a longer stay. So much to see and do in this greater North Central Florida region not to mention the simplicity of relaxation at Sunset Oaks. Thank you, Carl

Stay Away!

  • 1 of 5

I would have given this place 3 stars for its ideal location close to the springs and price. However, the owner was extremely aggressive before we even stayed at the place (You will see ). If you don't make up the beds, do not wash used linen, and fold linen the owner will throw a fit after you leave. Then he will make claims that you have trashed the place even after nothing was broken, taken, and you have taken the necessary steps to pick up before leaving. Don't even think about using the WiFi because it doesn't even work. I've stayed at much better places than this and will in the future. He's had couple great reviews and it's all gone to his head. Do yourself a favor and pay more elsewhere for better service.

Owner's Response: If you are like this group of disrespectful slobs, I don’t want you at Sunset Oaks. STAY AWAY PLEASE!! Aggressive? I never talked to the slob. Let this slob prove I tell guests to fold linens, make beds or the other things his says. He thinks if nothing is broken, then the place isn’t trashed. It’s OK to trash but not break. It almost drove my house keeper to tears from what she had to deal with. As if they are entitled because they paid to stay. He talks of my WIFI. There are 2 phone numbers given to each guest for 2 different people to contact if need be. Never heard a word/nothing wrong. Read the following excerpt from one of my memos explaining how WIFI satellite works and asking him to respect a finite amount of data. NO ONE has ever stayed and used up the full amount of data. He managed to use the full amount of data in 3 days. Selfish entitled people. Doesn’t read or doesn’t care. NOTES TO ARRIVING GUESTS I am new to Dish TV and WIFI. The router name is Sunset Oaks when you scan and the pass code is “******”. Since I just got Dish, I know about as much as you. I ask that NO pay per view type shows as my account gets charged and of course, you’ll get charged! Also, no streaming, x-box live, Pandora, etc. as they are “data” hogs. Apparently, that’s how it goes out in the country. Really my intention is for my guests to have internet surfing access and email type service for all their devices. Please respect all future guests since their speed will be no faster than “dial up” should the data be all used up.. Here a few comments from my housekeeper:Trash on the floors, sticky spills living room, kitchen and night tables, dumped grease from a pan into the kitchen trash can without having a liner in, wet towels on the beds, left fans on, greasy dirty dishes and pans left on the counter, grease and what looks like pancake mix splattered on the counters, food on the floors, bottle caps of liquor drink under the furniture, bath mats soaked, trash on the floor in and outside. She said they showed a general lack of concern and respect for the fact that this is a rental “home” and not a room at a cheap hotel. I ask that guests bring trash can liners. They opted out. I wonder if they live this same way in their own home. If you are this kind, do like the writer says; STAY AWAY If you are the type of person who respects other people’s property and wishes to have a pleasant place to stay and enjoy, I invite you whole-heartedly to come stay at SUNSET OAKS.
