******************** Rental Policies and Procedures ********************

AGE REQUIREMENTS: Rentals of Pearl 404 may only be secured by a Guest Lessee that is at least 25 years of age and may at Lessor's discretion require additional background checks or conditions prior to property rental.

ALLOWED OCCUPANCY: Pearl 404 provides comfortable accommodations for up to 6 people. Bedding includes 2 King Size Beds and a Sleeper Sofa. Occupancy may never exceed more than 6 (this includes small children and infants). Occupancy Standards for Pearl 404 extends to include all invitees of Lessee.

ARRIVALS and DEPARTURES: Check-In is permitted after 4PM Central Standard Time (May 21 - August 12). During all other times of the year Check-In is generally available after 2PM Central Standard Time. Requests for early Check-In are subject to property availability and applicable fees. Check-Out must occur prior to 10AM on the scheduled morning of departure.

CANCELLATION POLICY: Lesee may elect to purchase Travel Insurance Protection Coverage. Travel Insurance is not required but NVR encourages all Guests to carefully consider the prudence of purchasing Travel Insurance Protection Coverage from a reputable and licensed insurance provider. Lessee's cancellation of a confirmed Reservation remains responsible for the full faithful financial performance outlined in the Rental lease Agreement. NVR permits "Excused" cancellations exclusively in instances of:

* Mandatory Island Evacuation Orders by the Island Authority.

* Mandatory Property Evacuation Orders by any official with legal authority to protect the safety and welfare of all persons or the Premises.

* Any actions, or lack thereof, made by the property Owner such that interferes or impedes with Lessee's legal and quiet enjoyment of use.

* Damage or destruction of the Premises such that renders rental occupancy as being unsafe or hazardous.

All excused cancellations are relieved from the financial performance outlined in the Rental Lease Agreement and are eligible for a refund of paid Committal Deposits or a prorated refund of monies paid for any unused portions of reserved rental use.

COMMITTAL DEPOSITS: Upon execution of the Rental Lease Agreement Lessee must remit a Committal Deposit payment in the amount of $350.00. Committal Deposit payments are applied towards the all inclusive cost of rental.

CREDIT CARDS: Accepted Credit or Debit cards may be used for making payment. Please Note: Fees associated with card processing apply for payments made using an accepted card. Payment of the Committal Deposit with a Credit or Debit card is exempt from Credit/Debit card processing fees. Guests may elect to use Cashier's Checks, Money Orders or US Currency to avoid additional processing fees.

PAYMENT: Full payment of any remaining Outstanding Reservation Balance must be received by NVR prior to Lessee taking occupancy of the Premises. Final Payment must be made with Certified Funds (Cashier's Check, Money Orders, US Currency). Personal Checks cannot be accepted. Final payment of any Outstanding Reservation Balance can be made at the time of Check-In.

PETS: Pet animals are expressly NOT permitted.

PROPERTY SUBSTITUTIONS: It is the policy and practice of NVR to notify all Guests of the need to substitute comparable or superior accommodations if such need is known at least 24 hours prior to Guest arrival. NVR reserves the right to substitute comparable accommodations in instances of Force Majeure.

SMOKING: Smoking is expressly NOT permitted. The Pearl community is a Smoke Free community and smoking is only permitted in the downstairs Grilling area.

Extended Monthly Rentals are Available For This Property from October 1 - March 15, 2018. Extended Monthly Rentals are maintained exclusively on a calendar basis and Reservations must begin and conclude on the 1st day of the month. Rental requests that do not begin and conclude on the 1st of the month should be calculated using the daily rates that are provided.

Allowed Occupancy may never exceed 6 persons (including small children and infants). Occupancy Standards extend to include all invitees of Lessee.

Travel Insurance is not required - but is highly recommended. We encourage all Guests to purchase Travel Protection Insurance Coverage from a licensed insurance provider to protect themselves from the possibility of having to make a last minute Cancellation.

Minimum periods for rental of this property apply and can be found under RATES for this property listing.

Rental Rates and Property Availability always remain subject to change until confirmed by Navarre Vacation Rentals, LLC.

Fees associated with Debit/Credit card processing apply. Payments made with Cashier's Checks, Money Orders or US Currency will not incur additional charges.

Upon execution of the Rental Lease Agreement a Committal Deposit of $350.00 will collected to secure Lessee's reserved rental use of the Premises. Outstanding Reservation Balances are payable at the time of Check-In and must be made with Certified Funds (Personal Checks cannot be accepted).
