The second bedroom contains 2 single beds that can be joined to make a large double bed if required and this room benefits from a small balcony. The property is very well located giving easy access to the promenade and beach, the port, the old town and main shopping area. It is dual aspect (South East/South West facing) with seven floor-to-ceiling French windows so is very light and airy. There is a small balcony big enough for two chairs and a small table - great for people watching while enjoying a glass of wine!

We fell in love with the 'Frenchness' of the apartment! It is so light and spacious (90 square metres) and fantastically convenient. Bars, restaurants, shops and many of the sights of Nice are on the doorstep. For travelling further afield there is easy access to buses, trams and trains.

Lovely apartment with a good mix of traditional French features and modern conveniences
Terrific break in a terrific apartment. Not a single complaint about anything, it’s in a great location, quite central and yet not too busy. Yes you get traffic noise but it didn’t bother us in the slightest. We intend to return to Nice as it is still a great city and this lovely apartment is the perfect base, we felt at home here. Nice location,,, But No Air Conditioning!!!!!!
Think this has been complained about on a review before, there is no air conditioning and made it very very uncomfortable during our stay in July, if we knew this, no way we would have stayed with in this apartment,with no air conditioning. Fans supplied in property were all we had, they were not much use though.
Few other issues in maintenance that needs addressed straight away,ie first time of using shower,I had to remove and unblock shower drain which was full of hairs!!
Communication by owner could be a lot better!!
Overall it did us , but would look elsewhere if we returned to area..
Perfect location and lots of character
We spent a long weekend in Nice with friends and this was the ideal place to stay.
The apartment is on the corner of a great old building, right around the corner from MAMAC and a few minutes walk from the old city and beach.
There were plenty of bakeries, restaurants and bars around and we didn’t need to take a bus, train, or taxi the whole time we were there.
I was really pleasantly surprised by how large the apartment was, and the high ceilings made it feel even bigger. We had everything we needed to feel at home and would definitely recommend this to families or couples looking for a homely and hassle free base to explore Nice and the Côte d’Azur!

Beautiful apartment but no air con
We stayed here last summer in August. Our first impression was that the apartment was beautifully furnished with all the equipment you could need but was stiflingly hot. There is no air conditioning and the windows need to be kept open (with shutters closed) to keep the sun out but the traffic makes this very noisy. There are fans but it is not sufficient to keep you cool. I'm sure this would be a lovely place to stay off season, but in the summer air conditioning is absolutely essential here.

I'm sorry that you found our apartment too hot.
We and our previous guests have found the fans to be effective as cooling devices, but having looked at weather data from August 2016 (the date of your stay 11½ months ago) I see that temperatures were unusually high i.e. 31C as opposed the the normal 27C, which might help explain why you found the fans insufficient.
Spacious flat in prime location
This beautifully modernised flat in a traditional Niçoise building is equipped with everything you'd need for the perfect self-catering holiday. The attention to detail makes this one of the best apartments we've stayed in.
The location is perfect for all the attractions of Nice and has easy access to public transport.
Correspondence with the helpful owners has been most efficient. Our thanks to them.

Fabulous apartment in great location
This was one of the best properties we've stayed in and was ideal for us (couple and 14 year old son). It is a large apartment with everything you could want or need during your holiday. Little things like having UK plug sockets available, and USB points in the bedside lamps for phone charging, made a big difference.
We had 9 days of brilliant weather. Visiting in winter though it was great to return to an apartment with luxuries like Sky TV, all the BBC channels and Netflix!
The apartment is in a great position. It is an easy walk through lovely gardens to reach Promenade des Anglais, and it is only 5-10 minutes walk to the maze of Old Town streets with individual shops and restaurants. Buses and trams are also close by. Longer trips on the bus, such as to Monaco or Luceram (delightful mountain village full of Christmas nativity scenes at this time of year) are only €1.50, or for other destinations on the Nice 'network' buy a book of 10 for €10.
With the location being so central there is noise from the traffic. You soon get used to it though and it certainly wasn't a problem. I took ear plugs but the other 2 were fine sleeping without them.
We loved Nice and staying here made a good holiday better. Thank you.

Our apartment is centrally and conveniently situated just north of the Old Town, 5 minutes walk from Place Garibaldi, Museum of Modern and Contemporary Art (MAMAC) and Nice National Theatre. The famous Cours Saleya market and the beach are 10-15 minutes walk through the vibrant and colourful Old Town. There are two bakeries, a supermarket, an excellent wine shop and numerous restaurants very close by. The number 98 airport bus takes about 25 minutes and stops a few minutes walk from the apartment. Avenue Jean Medecin (main shopping street) is about 10 minutes walk.
Arrivals are at a nominated time after 4pm.* Checkout is by 10am. *Late check-in: 9 - 11pm £25, 11 - 12 midnight £40. Check-in not possible after 12 midnight. A 'stay tax' ('taxe de séjour' imposed by Nice Town Hall) will be added to your rental payment by HomeAway. A key/security/damage deposit of £250 (refundable) is payable one month before arrival. THIS IS HELD BY HOMEAWAY. When keys are returned & assuming no damage has been caused, or excessive cleaning required, this deposit will be processed for return by HomeAway 7 days after the end of your holiday. It will take 2 - 3 days to reach your account.
