3 BR, 2 BTH home in village near Callicoon, NY. Warm, sunny, inviting home w/ wooden floors throughout situated across from a trout stream. The house sits on a 1/2 acre, has huge flat yard for grilling and relaxing. The front porch expands the width of the house and is lovely for listening to the sounds of the creek. 2 of the BRs have queen size beds and 1 BR has a very comfy full size futon. The bedrooms are all on the 2nd floor along w/ a full bathroom and office. The first floor has an eat-in kitchen, formal dining room, bathroom w/ shower and large living room. In addition to these rooms, there is also an enclosed, seasonal back porch, which overlooks the backyard. There is a Weber gas and charcoal grill and the kitchen is well stocked. In the warmer months, outdoor furniture is provided. Plenty of towels can be found in the bathroom upstairs and all beds have linens.
The house is located in the Western Catskills, about 2 hours by car from the GWB, 15 minutes from Bethel Woods (open-air concert area where Woodstock took place) and 5 minutes from the charming town of Callicoon and the beautiful Delaware River. The area boasts a number of good restaurants, antique stores, a couple of art galleries, and an old-fashioned movie theater. In the warmer weather, you can go hiking, kayaking and swimming in the Delaware, and if you're lucky, you might spot a bald eagle.

I have been visiting and working in the area frequently over the last year so I know that homes for rent in this area can be hit or miss. This house is a great place to stay because it has all the conveniences of a real home. I plan to rent here again for sure and am so glad to have found it! The space is quiet, clean, and neutral in design - all important features to me when staying in a space that is not my own. The kitchen is well-stocked for cooking and each room is functional for when you have guests or friends. It would be great for a few friends or a family. I enjoyed being able to sit in the sun in the backyard for breakfast or listen to the brook on the front porch with a glass of wine. The owner was excellent to deal with and responsive to any needs I had before and during my stay. The location of this place is in the middle of a nice residential block with friendly neighbors. A note for bikers and walkers: know that a car is best to get into Callicoon and other local towns for shopping, dining, and outdoor activities from this house. While the proximity to town is quite close and convenient, you'll just be safer driving around in this part of the region and biking/walking along other paths dedicated to that sort of activity.
The house was great...very spacious. It can accommodate more than 6 (ie kids on the floor or having blowup Mattresses). There are 4 rooms upstairs plus a large bathroom. We only used 2 of the bedrooms upstairs which left one vacant plus the office (which could easily accommodate a blow up bed if needed). Our children camped in the living room while we relaxed on the back enclosed porch in the evening. The second full bathroom off the dining room made it easier for all of us to get ready quickly in the mornings while having a washer & drier made it convienent to keep up with laundry (swimsuits, wet towels, etc) instead of having to take everything home dirty. The whole house fan was a bonus as it kept the house cool at night to sleep. We didn't miss having an air conditioner. Joan was wonderful. She immediately responded to all emails, phone calls and text messages both before and during our stay. The home is located only minutes from Callicoon so it was close to where we wanted to be and the neighbors are very friendly. We would love to rent this home again and highly recommend it everyone.
