Very special, not for all suitable
First of all, this place is not at all quiet. There is a railway Rome-Pisa in 50m with trains running round the clock. Then, there is very noisy apartment right in front of. For example, one night we have been listening for a very loud music till 2 o'clock night.
The beach is very small (about 20 paired placed), but the condominium is relatively large. So the beach is regularly overcrowded.
The beach itself is very special: it is shallow, stony, with a lot of seaweed and echinoids. So you will need special shoes, and walk a lot if you want to swim. Buy swimming shoes at home, as here they are of the very low quality, even in special shops. If you add gloves and ability to freedive - it is allowed to collect echinoids, they are delicious. There is also a scuba diving club in a Santa Marinella port, and it is allowed to hunt in a sea (I do not know if you need a license for hunting).
The climate is very wet, so it is very hard to sleep in an apartment without air conditioning.
TV signal is poor, interesting channels often and suddenly disappear.
No touristic industry at all. There is only one restaurant near with very regular food, no bar and huge prices. There are only a few good restaurants in a city centre. For evening entertainments you will need to drive to Cevitavecchia.
No internet, and it makes a problem if you want to visit museums in Rome, as some of them require booking, others collect huge lines if you have no booking. For example, we waited for Vatican entrance for two hours. Coliseum line is typically hours too.
Overall, we understood that it is typical for the Italy west beach, Adriatic beach is much better.
