About the property

Detached with fully enclosed garden and sleeps 8

The property is a detached modern 4 bedroom house, with a pool and has been awarded a 4* rating by the Union Departmental des Offices de Tourisme.

The main lounge is open and south facing with views of Lake Annecy and the surrounding mountains. UK free to air channels can be viewed & there is unlimited use of broadband at no extra cost.

There is a 2nd sitting room with tv, dvd player and sterio system which offers further views of the mountains.

The kitchen & utility are fully stocked including a dishwasher, 2 high chairs, children's cutlery & plates, washing machine, dryer & iron.

There is a family bathroom with WC, an ensuite shower room with WC and a separate WC.

Bed linen & bath towels are provided as well as 2 cots & bed guards at no extra cost

The terrace is south facing with loungers, dining table and a BBQ. The garden is large & fully enclosed offering privacy without loss of the sunshine. There are gates to the drive and space for two to three cars.

The pool has a roof that can slide back fully and inflatables are provided to add to the fun for all ages. It is heated from the end of May to the beginning of September but can be heated at other times of the year upon an additional payment.

The playroom has a full size table tennis table, dart board, various games & toys.

There are 2 adult bikes at the house and further bikes can be rented nearby - including pull-along carriages. Picnic equipment & garden games are also available.

There are a variety of restaurants within easy walking distance from the house, some offering a takeaway option.

There are a number of supermarkets close to the house as well as boulangeries and butchers.

The ferry around the lake departs from the jetty just down from the house, as do the local buses.

The nearby beach offers fantastic views up the lake and is bordered by a nature reserve with boardwalks so that it can be enjoyed by all ages. In the summer it provides wake boarding, waterskiing, pedallos, paddle boards, sailing and windsurfing. There is a pontoon just out from the beach and all under the watchful eye of the lifeguards. There are also toilets and a family run restaurant and snack bar.

There are many activities in the area including canyoning, waterskiing, wake boarding, horse riding, quad biking, paragliding, tennis, rock climbing, hire-wire tree top trails, cycling and we will be happy to provide details before your trip.

Annecy really is a beautiful town, known as the Venice of the Alps, and is well worth a visit whether for the historic buildings, parks, canals, markets, shops, beaches and entertainment or simply to enjoy a meal and glass of wine in the canalside restaurants.

There are Golf Clubs At Giez (15mins) and Talloires(30mins)The club at Giez is open to non-members and has an 18 hole course and seperate 9 hole course too. The course and it's restaurant provide spectacular views of Mont Blanc. There is also one at the village of Talloires, 30 minutes away and is open to non-members, though booking is recommended. This is positioned in a national park providing great views of the lake and mountains.

There are a number of ski resorts within easy reach - La Clusaz is about 45 minutes away and Meribel, Val Thorens and Megeve about 1 hour away. Chamonix is about 1.5 hours away. All the resorts provides great entertainment in the summer including a luge, mountain biking and walking trails and children's activities parks.

A booklet on the area is sent to clients on final reservation and a further book containing details of the town can be found at the house.

Why Fi Scott chose Lathuile

This lovely property provides privacy but not at the cost of the views of the lake and surrounding mountains. It offers peace but is close to all the amenities and so it is entirely possible, should you wish to, to leave the car at the house each day.

Our aim is to create a 'home from home' for clients of all ages and this includes the unlimited wifi.

Our manager, Bernard, is a local man who speaks a number of languages and can assist with any queries.

Notes:
There are 4 steps up to the bedrooms and bathroom and further stairs to the master bedroom. Stair gates can be provided for children. Unlimited use of a French Telecom hub is available at no extra cost. British free to air channels can be watched on the television at no extra cost. There is a further tv and dvd player in the second lounge. Numerous English language DVDs and books are available for use, as well as toys and games for all ages. A Bose i-pod player is provided in the main lounge and a sterio system in the second lounge. Radios are provided in each of the bedrooms. The property is in a residential area and for this reason an external curfew of 10pm is requested so that our neighbours are not disturbed.

Lovely relaxing property with lake views

We booked this property to stay in after an epic cycling event. It was lovely and comfortable, convenient and exactly what we needed.

The upstairs suite was ideal for privacy, the basement table tennis and darts are so much fun.

I would recommend this to anyone who wanted a lovely place to say that was close to the lovely town of Annecy and access to the lake and alpes.

Lake Annecy is the cleanest lake in Europe. Beaches are located around the lake and one of these is only 10 minutes walk away. The cycle track around the lake is only a few minutes ride away and can be used to ride or walk to many places along the lake. 2 adult bikes are provided and bike hire outlets can be found nearby.

Sailing, waterskiing, wind surfing and diving schools are based at that beach as well as numerous other activities including pedallos, paddle boards and motor boats.

Paragliding, golf and tennis clubs are close as well as pony trekking and activity parks.

The local buses and the ferry around the lake leave from the port at the lakeside just 10 minutes walk away.

There are many fantastic restaurants in the area and 1 of these, Chez Ma Cousine, can be found right next to the ferry port. This restaurant has gardens and a beach area directly onto the lake.

Boulangeries and supermarkets are all close by as are a number of restaurants and bars.

Other Activities: Numerous ski stations - the closest being at Montmin with La Clusaz and Grand Bornand at @45 minutes, and Meribel at @1 hour away. The house is positioned for quick access to the routes to these stations.

Golf: Great Courses at Giez and Talloires

The pool is heated from the end of May till mid September. It can be heated in the months of April and September to October at an additional cost of €650/£500 a week.

Annecy is one of the most beautiful towns in France and provides many entertainments and activities all year round.

Stay tax £1.30 per night, per person. This amount will be due to the owner upon arrival. Does not apply to children under 18 years.

The property has been awarded 4* by the Union Departmental des Offices de Tourisme and as a result payment of a Taxe de Sejour is required by the local Commune at a rate of €1:30 per adult per night. Details will be requested by the owner in order to administer, report and remit this charge.

The pool is not heated from the middle of September till the end of May.

MINIMUM STAY 2 NIGHTS

Payment is acceptable via the HomeAway site or directly with the owner in £sterling to a UK account or €uro to a french based account.

Deposit on confirmation of rental is 25%.

Security Deposit is required of Euro 750 / £500 This can be via a cheque provided with the final balance. Should no issues arise, it will be fully refundable within 2 weeks of the property being vacated.
