Listen to the Esopus Creek rushing below. Enjoy the privacy of outdoor dining on the rear deck, or by the lounge chairs and fire pit on the large patio. Easy walk to fishing, swimming, tubing, kayaking in the cool Catskills rivers. Explore nearby hiking trails (including newly opened Romer Mountain Trailhead down the road). Explore dining and shopping in the charming town of Phoenicia (5 min. drive), Woodstock, Margaretville, and Hunter not far.

Our recently renovated 3 bedroom home features a new open layout kitchen, dining room, and sitting room that accesses a large back deck for outdoor areas to relax. Best tasting mountain fresh water from our own well.

The 1600 sq.ft home is equipped with WIFI, and free local/national calls on land line phone. Each room has its own thermostat control for comfortable electric heat. The house faucet water is sourced from our well, always mountain fresh and delicious. Water tested pure! The new 50 gallon hot water heater provides plenty for showering. New septic system was just installed.

The kitchen has a full supply of cookware, dishes, and utensils. The kitchen appliances include new dishwasher, microwave, toaster oven, coffeemaker, coffee bean grinder, espresso maker, blender, juicer, electric stove/ oven, new range hood, and full size refrigerator. The dining room has storage seats, small flat screen TV and dining table for 6-10 people. (Extra table leaves are stored in 1st floor bedroom closet). The coat closet by the kitchen entrance door is for renters' use. The sitting area by the kitchen features a comfy couch, rocking chair, coffee table and sliding glass doors to a large deck.

There is a first floor bedroom with 2 twin beds and double closet with extra linens, blankets and pillows. The adjacent full bathroom has a large closet stocked with extra paper goods, towels and cleaning supplies.

The separate living room, equipped with French doors, features a large flat screen TV, DVD/ Blu-ray player, long wraparound couch, Queen Ann chair for lounging with a book or just watching the changing light on the mountains.

The 2nd floor has 2 master bedrooms, each with queen size beds. An extra full size futon bed is in 1 of the master bedrooms. Extra blankets and linens are stored in each bedroom. Each bedroom is flooded with window light and views from 3 sides.

The 2nd floor full bathroom has a large skylight offering a mountain view. Towels, extra paper goods, and cleaning supplies are stored in the bathroom closet.

The hallway is equipped with a writing desk, skylight and laundry rack for placing damp towels, etc. The basement has a fooz ball table, large capacity washer and dryer.

The property has two driveways with enough room to park 6 cars. Use the driveway off Garfield Rd to pull in close to the house side entrance by the garage.

Enjoy the property's large front lawn for playing outdoor games. Visit the little frog pond by the Herdman Rd driveway. Cross the street by the 2 white painted poles or walk right a little way down Herdman Rd. to access a more gentle slope down to the Esopus Creek. The property continues across abandoned railroad tracks to the river's edge. Great location for your own private Catskills fishing, or just exploring the river.

About Nina Marra

We enjoy hiking in the Catskills natural beauty with a camera and a hiking stick. The recently opened Romer Mountain Trail was part of the volunteer efforts contributed through this home which housed weekly teams of volunteer trail builders over the past 2 years as part of our contribution to preserving access to these beautiful mountains. Frank, who helped on the trail building crew, still serves as the Romer Mountin Trail Maintainer.

Wonderful property.

We thoroughly enjoyed our stay here. The property is taken care of lovingly by the owners, and its situation is superb. I fly fish, so proximity to Esopus Creek is big plus. The house is close to Phoenicia and lots of trails.

The owners clearly are committed to offering a great experience for their guests. They maintain the property very well, answer questions promptly, and provide a lot of literature about the Catskills in general and the Phoenicia area in particular.

All in all, we had a great time. Thank you for allowing us to stay in your charming house.

Perfect Catskills Getaway Property

We loved everything about this house! Great clean home with more than enough space (we were 4 adults and 1 child) and the perfect location for Phoenicia lovers! Even on the hottest days, we were able to mix open window breezes with air conditioning units. Backyard space is ideal for BBQ and campfire s'mores! Kitchen is fully stocked and the dining room + outside patio set offer plenty of seating. Great family room to wind down at night. No need for TV in the mountains - always something new to see/hear/experience. Make sure to go down to the Esopus creek for swimming and fishing. Can't wait to come back and stay here again.

Nice, quiet house

We used the house as a base for nearby hiking. The house is large, clean, and has comfortable furniture. My only suggestion for the house is better pillows, but we are very particular about pillows. Nina was very responsive to questions and returned the deposit promptly. We enjoyed our stay here.

Great Weekend Away

I spent Memorial Day Weekend with some family and friends at this home and we had an incredible time. It was not quite warm enough to use the lake, but we made great use of the fire pit--it was our favorite part of the house! Every day we around midday we would light the fire, make some food on the bbq, and just enjoy each other's company. When it would get too dark we enjoyed sitting in the living room to watch movies and play games. Overall a great experience. The neighbors were extremely friendly and Nina was awesome to work with. Would definitely recommend if you enjoy an outdoors experience.

Nice and comfortable
