Overview

About the property

The Round House is a very private oceanfront house nestled above Haulover Bay

The Round House is a nature lover's paradise. Nestled above Haulover Bay this unique, simply appointed, rustic house offers sweeping views of Round Bay, Haulover Bay, Haulover Beach, the adjacent rolling hills of pristine national park land, as well as Tortola, in the BVI.

The Round House is open, airy, and spacious. Offering solitude and privacy the Round House is truly the place to get away from it all. With its simple yet comfortable floor plan and decor, it's the perfect place for a couple or a small family to enjoy a peaceful piece of paradise.

The main part of the house offers spacious living inside a screened open living space. It includes a kitchen area, dining area, living room area and a bedroom area that is separated from the rest of the living space by curtains. A small stone sugar mill inspired bathroom and a laundry room are also on this level of the house.

In addition, two small, detached, rustic sleeping cabins can be accessed by a set of outside steps. One is 'tucked under' the upper deck and the other is a few feet away. They offer wonderful views of the bay and the sounds of the waves lapping on the shoreline below.

Relax on the deck, that wraps around the main part of the house, with your morning coffee. From the deck you can watch a sea turtle surface for air or fish leap from the turquoise waters below. It's an ideal place to relax and take in the picturesque setting or watch a magnificent evening sunset.

Haulover Beach is just a short 3 minute walk from the Round House. Haulover Bay offers great swimming, snorkeling and beach combing.

The location of the Round House, adjacent to hundreds of acres of national park land, offers amazing unspoiled views during the day as well as incredible views the sky at night. There are no lights to interfere with spectacular stargazing!

If you're missing the Maho Bay hillside cabins the Round House is the perfect solution.

About Chris Ferry

My family purchased this land in 1977 and spent many years building this unique house. This special house was built with love, respect for the environment and a lot of sweat!

Why Chris Ferry chose Estate Hansen Bay

This property was purchased for its amazing location. It was chosen for its unobstructed waterfront views of magnificent Round Bay, Haulover Bay and Haulover Beach as well as Sir Francis Drake Passage and Tortola. The property is located adjacent to the Virgin Islands National Park offering beautiful views of rolling hills of native vegetation and assures that our glorious views will forever remain natural and unspoiled by development.

What makes this house unique

The location of the Round House takes you away from the crowds to a very quiet, private and incredibly beautiful part of the island of St John. You also have the convenience of being close to nearby food stores, restaurants and gift shops, when you want them.

Paradise found

  • 5 of 5

I am hesitant to write a review about Round House because I wish it were a secret. It's so tranquil and beautiful. Keeps one close to nature and the sea while sweeping views and breezes abound. wherever your eye falls there is beauty. The home is so perfectly layer out for gathering or just meditating. The bedrooms are private and the views are spectacular. The open kitchen allows for lots of joy and interacting with friends and family. A beautifully thought out home. Very embracing and welcoming. Thank you owners for sharing your home with us. We look forward to returning again with our children soon. lChristina.

Incredible Stay at Round House!

  • 5 of 5

Our family had a truly wonderful vacation at Round House on the east end of St. John! The great layout of the house offers 2 isolated, comfortable screened bedrooms with lovely views of Haulover Bay, and an open living area in the main house and a comfortable master bedroom. We absolutely loved the deck overlooking the bay with incredible views, and loved snorkeling in the calmer waters of South Haulover Bay and also the great snorkeling (on a calm day) in North Haulover. Coral Bay is a short distance for dining and shopping, as well as renting snorkeling equipment at Crabby's (they even offered a few prescription masks!). All in all, it was an amazing family vacation with perfect weather in a comfortable house with spectacular views. We are missing listening to the water at night. Thank you, Chris and family!!

This is paradise....look no further

  • 5 of 5

In planning our holiday vacation I started with an Expedia search of cheap flights to warm destinations. We have never been to the USVI, but the cheap flights drew us in. Next up a VRBO search for homes landed me at the Round House. The reviews and pictures were appealing...but I am always nervous of what reality will be once we arrive.

FEAR NOT...this place is exactly where you need to spend your week on ST. John.

From the minute you drive up the last hill, and take in the view from the parking spot, you know you have made a good decision.

Mary met us and we quickly got a tour of the Round House, which is a literal description. The house is basically a round screened in house. No walls, save for a a few wood shutters that you can close if necessary. But, from the minute you step in the house the ocean breezes, and crashing ocean waves, are your constant companion.

We were a family of 4, two older girls, and never felt crowded. The lower porch bedrooms are perfect getaways for one or two people. You are literally hanging over the ocean, with the sound of birds and ocean waves all around you.

The main house has a perfect little kitchen to cook your meals, a dining room table for 4-6 people, a few couches, a much coveted hammock and a small bathroom. There is also an outside deck, both up and down stairs, and an outdoor shower.

While you will want to visit all the other beaches (one coast is white sand, the other coast is rocky), but the little Haulover beach is all you need for a daily swim and snorkel. (Rent your snorkel gear for the week from Crabbies in Coral Bay) We also traveled out to a number of beaches (Maho, Salt pond, Oppenheimer for the swing!, and a few more) We also took the St John Eco Tour and loved it!

While you will have to return to Cruz Bay for gas for the Jeep, you can get everything you need at the little grocery stores in Coral Bay. (be prepared for sticker shock, the groceries are pricey at all the island stores)

Bottom line...if you love nature and solitude...the Round House is where you need to be!

Wow

  • 5 of 5

We are frequent visitors to St. John. Staying on the East side is the way to go. This house is perfect for getting away from everything. Gentle breezes. Gorgeous views. Sounds of the sea. Close to Skinny Legs restaurant. A quick walk to great snorkeling. Secluded location. We couldn't ask for a better place. Super comfortable and relaxing.

Perfect Island Getaway

  • 5 of 5

My wife and I just returned from our sixth visit to St. John and our sixth stay at Round House. For us, Round House is the perfect island getaway. It offers tranquility, a striking vista of turquoise waters and green hills, and easy access to beautiful National Park beaches and hiking trails -- all for an affordable price.

Round House is comfortable and tastefully decorated but not at all ostentatious. It is off the beaten tourist track but just a short ten minute drive from the restaurants and shops of Coral Bay. It is built into a hillside affording panoramic views of Coral Bay and pristine park lands but only a three minute walk to a marvelous sand and pebble beach and some of the best snorkeling on the island.

By design, Round House is the epitome of an open floor plan: bedroom, kitchen, dining room, living room are all part of the large airy great room. Only the partially enclosed laundry area and the sugar mill-inspired stone bathroom are apart from the flexible fully screened circular living space. And if you come to Round House with children or additional guests, two separate private sleeping quarters are available just below the main house.

Once you arrive at Round House, you may never want to leave. From the expansive deck (surrounding seven of the ten sides of the villa) you can enjoy the breezes from the east and watch the sun sink over the hills to the west. You can gaze across the bay as sailboats come and go from Coral Harbor in the distance, and peer into the crystal clear waters directly below to see schools of fish and paddling sea turtles come and go into Haulover Bay. Looking south from your perch on the deck you can enjoy a view of the coast of St. John all the way to Ram Head while to the north, over the narrow Haulover isthmus, you can spot England, or rather, the British Virgin Island of Tortola.

The love and the labor that the Borden family put into building Round House is apparent in every detail, from its precise orientation to the homemade furniture and the hand-crafted stonework of the bathroom, garden walls and walkways. The love and hard work that goes into maintaining this piece of paradise is equally apparent. We are thankful to be able to share in the fruits of this labor, and we are eagerly looking forward to our next six visits.

An island paradise

  • 5 of 5

The minute we walked through the door at Round House, we felt at home. Lovely inside, surrounded by stunning views outside, this house had absolutely everything our merry band could possible need while on a get-away to paradise. Our family of 5 just got back from the island after spending the week there celebrating the 90th birthday of our mother/aunt. The one floor living was perfect for us and our nonagenarian, and the two charming cottages below were cozy get-aways for the rest of our group. Falling asleep to the lapping surf was heavenly. We explored a different north shore beach each day - Maho, Salt Pond, Trunk, Cinnamon, and Hawk's Nest - and ended up each afternoon sunning and snorkeling at our own private Haulover beach. To be able to walk down the hill from the driveway to Haulover was really nice, and the snorkeling right there below our own balcony was just about the best on the island. The wrap-around deck provided 250 degree uninterrupted views of the ocean, Virgin Islands National Park, various little islands, and even Tortolla. Whether we were on the deck for morning coffee, an afternoon read, evening sundowners, or night time star gazing, we always - and i mean ALWAYS - were amazing and awed by the views. When the Borden family picked this spot to build their home, they found a unique piece of paradise - by facing the national park, the house looks into a pristine landscape.

The inside decor and bedding/towels were all lovely, and the owner and caretaker made sure there were fresh flowers in every room for our arrival. The island locals were all warm and welcoming, as were the goats, chickens and burros who wander around the island. Newborn baby burro Studabaker was a favorite of all! I would highly recommend anyone looking to get away from the hustle and bustle of daily living to come spend a week at Round House. You will return home happier, more relaxed, and so much better for the experience
