Perfect as a tranquil getaway for small groups - walkers, cyclists, enthusiasts of wildlife, birds and nature - or for an extended family, this lovingly restored C18 watermill is in a tranquil location where the foothills of the Alpe della Luna meet the Upper Tiber Valley.

The watermill is arranged on 2 levels which you can use either together or independently - each level having own entrances and shaded portico/pergola. You can rent the whole molino, or for a more economical rate you can rent just the upper portico level alone (3 bedrooms) which is ideal for couples or for up to 7 people. Exclusive use assured: we only rent to one party at a time.

Rate for just the upper level is approx two thirds of full rate.

Hillside location with vineyards, olive groves and wooded ridges. From the kitchen door you can walk up the lane (which gives access to about half a dozen farms up the hill) and ascend to wonderful views, taking footpaths over the hills, and then coming back via the sleepy little town of San Giustino, where there are lovely bars, restaurants and supermarkets, as well as banks and specialist little shops.

A number of good restaurants can be reached on foot, including several in San Giustino. The beautiful medieval walled town of Sansepolcro (home to Piero della Francesca) is 10 mins drive away, and is endowed with many fantastic restaurants, enotecas, market, galleries and a very rich cultural life.

Al fresco dining: next to the kitchen is the portico with original bread oven, where you can make pizza (tools provided) and where there is a little barbecue. Three steps below the shady portico is the the secluded sundeck. The sound of the waterfall can be heard below the house. A couple of minutes walk upstream, you reach smooth rock pools which are great for bathing.

An ancient mill house, with the workings of the mill still there at the lowest level, it was renovated in 1990, making a welcoming, spacious and comfortable home while keeping its traditional chestnut beams, terracotta floors and ceilings. In the living room is a wood burning stove. Free Wi-Fi is available in the house; books and a good variety of games are provided

Upper level:

* Living room, with windows opening to the view and sound of the little waterfall below. In this spacious room is a large dining table seating 8 comfortably, a wood burning stove, and a lounge area including easy chairs and a sofa bed.

Plenty of games, books and a CD player are provided.

* 3 bedrooms: one double bedroom, 1 family bedroom with 1 double and 1 single bed; 1 bedroom having 2 single beds,

* kitchen - with door accessing the portico.

* generously sized bathroom with shower (no bath) and bidet

Lower level:

* living room with dining table seating 4, a wood stove and easy chairs.

Both levels have their own entrance, with shaded outdoor portico and deck/ pergola entrance. The vicintiy is very quiet, but not isolated. A pleasant 20 min stroll to San Giustino, a tiny town with a choice of restaurants, shops and cafes, you can reach historic hill towns in a short drive (10 to 30 min)and the lovely medieval walled Sansepolcro in 10 mins drive - with market, cinema and a rich selection of shops and fantastic restaurants. The town of San Giustino is on main routes, making Molino the perfect base for visiting Florence,Siena, Arezzo,Urbino, Gubbio,Lake Trasimeno, Perugia and the Adriatic Coast.

Beautiful outdoor swimming pool nearby in Sansepolcro (10 minutes by car), with its own bar - perfect for families on hot summer days

Next to the house is the gentle Vertola stream (tributary of Tiber) and clear smooth rock pools which can be used for bathing.

The mill feels at one with nature, yet close to a delightful choice of cultural, historical and culinary amenities.

This is a lovely old mill in a tranquil area. Good walking from the front door - even better with a car to nearby (and further away) marked trails. Local towns such as Arezzo, Apuglia, Citta di Castello etc all gorgeous and friendly. Pizza oven by the terrace is great fun - remember to use semolina on the paddle to make it easier to put pizzas into and out of oven.

The foothills of the Alpe della Luna descend to the upper Tiber valley around our little valley, and the landscape on the doorstep is beautiful, with olive groves and vineyards, cypress trees and sunflower fields. Footpaths lead up through the wooded hills, passing occasional small traditional farms, which produce the wonderful natural ingredients that make the local cuisine so renowned. Locally grown food is celebrated in the nearby towns where you can join the traditional festivals of chestnuts, truffles, wine and chocolate.

You can walk down to San Giustino, the local town in the valley - it's small, well provided and very friendly - there are few overseas visitors, and the way of life is traditional. There are at least 4 traditional wood-fired pizzerias in the centre.

Cycling is very popular, there are roads in the hills and mountains that are both quiet and breathtaking, and both the closest towns have professional cycle workshops.

Piero della Francesca's home town Sansepolcro is 5 km away - an exquisite medieval walled town in the fertile Tiber valley, where lace-making, archery, flag-throwing and medieval crafts are celebrated in the annual festival. There is also an annual chamber music festival, when concerts are given in the medieval churches. Sansepolcro also has a very large open air swimming pool set in a wooded garden, just 10 mins drive away, where it is easy to spend the entire day (June to September)

Cinema 'sotto le stelle' takes place on summer evenings in the centre of Sansepolcro, where you will find a fine selection of restaurants. The evening passegiata can be appreciated beforehand, with an aperitif or coffee in the bars on the corso. Weekly markets are held in most of the towns.

Michelangelo's birthplace is in the lovely nearby hill town of Caprese di Michelangelo (annual chestnut festival) which is also close to La Verna, the amazing monastery founded by St Francis

A choice of hill towns can be reached within 10 - 30 mins drive - Anghiari, Citerna, Monterchi, Montone.

Days out in Urbino, Florence, Gubbio, Perugia (jazz and chocolate festivals) and Arezzo, which has a monthly antiques festival in its streets and piazzas.

Hiking trails in quiet mountains on the doorstep are perfect for birdwatching and enthusiasts of wildlife. Cycling is very popular.
