Fabulous villa set in stunning countryside
We had a brilliant holiday and will definitely be coming back to stay again in the future.
The villa is simply fantastic with plenty of space throughout the three large double-bedrooms and the views from the master bedroom balcony are breathtaking. Everything that you could possibly need has been provided and it is lovely eating outside under the vine canopy at the front of the villa with views over the rolling Italian countryside.
The swimming pool is great and kept us cool during the hot afternoons - we couldn't keep our 5 year old daughter out of the pool!
The villa is located 15mins drive from the town of Poggio Mirteto which is a bustling countryside town with plenty of places to eat and a wonderful Gelatario next to the Post Office - there are a wide variety of shops in the town including an fresh pasta shop (well worth trying their many different pastas) and a pharmacist which we had to use a few times due to my wife suffering from a throat infection; the pharmacy staff were very helpful and spoke decent English.
The villa is located in peaceful countryside but you can easily get to Rome from the train station at Poggio Mirteto Scalo which is 20mins drive from the villa and gets you to Rome in just over an hour; the station cafe sells train tickets and you can get a return train ticket with combined all-day Rome Metro and Bus travel for less than £10 and children travel free. We enjoyed two excellent days in Rome and really appreciated not having to drive into the City Centre!
There are a number of supermarkets in Poggio Mirteto but we found the 'Coop' to stock everything we needed and it is open every day from 8am to 8pm except for Sunday's when it open from 8am to 1pm...
We had a thoroughly enjoyable holiday and would highly recommend a trip to Lake Bracciano (about 1.5hrs drive each way) which is a stunning freshwater lake great for swimming and relaxing. We drove to the town of Bracciano and had a great lunch and spent the afternoon at the beach with a pedalo ride and ice cream!
Driving from Rome FCO Airport takes around 2hrs and is relatively straight forward but be aware that the journey involves toll roads (these only cost a few euros) and it is advisable to have a sat-nab to aid the journey.
We cannot recommend highly enough the villa and the owners who welcomed us personally to the villa (showing us the way from Poggio Mirteto) and left us in peace the entire holiday.

thank you for everything
Charming rustic home
We really enjoyed staying at Livia’s house. Very comfortable, homely. We loved eating outdoors and watching the beautiful sunset. Thank you!
Lovely house in beautiful location and great pool
Spacious house for 6-8 people in olive grove close to a couple of medieval hill villages with restaurants (walkable) and a little shop (2 miles). Need insect repellent and spray in the summer months! Rome & Tivoli an hours drive and Lake Bolsena has a wonderful swimming beach (head for Marta). Owner Giorgio welcoming and helpful.
Wonderful location, spacious and full of character
This is a very special property designed and built by the owner and full of his wonderful original artwork. The views from all the main rooms are far reaching over rolling hills and countryside. There is space all round the property with different areas to sit in sunshine or shade and quirky little art installations. It was a joy to sit outside the kitchen under the vines and pick the grapes. There are three generous double bedrooms all clean comfortable and filled with characterful furniture. The open plan downstairs area was great for inside dining and relaxing and the kitchen was well equipped. We liked the idea of a separate upstairs sitting room which would be good for families. Basics such as soap, washing up liquid and dishwasher tabs were provided as well as plenty of towels and linen. We did have to make up our own beds on arrival but this allowed us to choose the rooms we wanted. The pool was well used and we liked the salt water which was soft and much kinder than chemicals. There is a lot to explore in the area and we visited Rome which is easy from more than one local station. We also drove to Villa Adriana - Tivoli (built by Hadrian) which was fascinating and lake Bracciano which was recommended by Tripadviser but was dead in September and not worth the drive. The local villages are full of character and worth walking through. Local shopping in Poggio Mirteto will allow you to buy all the essentials in a large supermarket at the top of town or in the lower town in individual wine, butchers, and fruit and vegetable shops. One thing to note- I recommend taking insect repellent for the rooms and for yourself as this was needed at all times of the day and night. The owners were very helpful giving us information before we arrived and their son Georgio met us as we came off the motorway to guide us to the villa. and show us around. Thank you for a wonderful stay in a very special place.
thanks a lot for everything you write, we hope to see you again
Fabulous holiday! Fabulous house!
We had a wonderful holiday in beautiful surroundings, which far exceeded expectations! The house is spacious, well equipped and very comfortable. The garden is delightful with fruit trees in abundance. The pool area is much bigger than the photograph shows and the sun was on it until 7.30 pm. I would definitely return .
thanks a lot
we hope to see you next year

house Full of Character
We are a middle aged couple who rented this house for a week in the middle of September 2015. I guess the house could be best described as 1960's style and is bursting with character and full of interesting things.
We were very happy to spend a week in this spacious house. We occupied one of the 3 bedrooms. The bed was large and comfortable and with the shutters closed the room was cool and dark at night. The french windows in this room opened at upper ground level into the garden.
The large split level living space was a pleasant area to relax in and is large enough to accommodate a normal family. The kitchen is large, well equipped and everything worked. The bathrooms (2) are fairly basic, but were perfectly adequate for our stay. In general the plumbing, electricity etc all worked perfectly. The advertised internet was not available.
The garden is large and very nice to relax in. the view across the valley is fantastic. Ancient olive tree dominate the garden with herbs (I've never seen so much rosemary) and other shrubs scattered between. The pool is great, we swam every day, which in September is a novelty for us.
The area is well placed for visits of all types with lakes, mountains, historical buildings and Rome itself all within about an hours drive,(car essential). If we were to visit the Lazio region again, this is the first place we would look to book.
thanks a lot!
the villa was built in 1976 with an old style
we hope to see you again
