On a cul-de-sac in a good, safe, flat neighborhood in the geographic center of The City; recently, Time Out listed our hood as the 27th coolest in the world.
Guests have said: "great value"; "cozy"; "We appreciated Howard's map and list of suggested places to eat"; "comfy beds and very quiet which made for great sleeping."

The bedroom has a queen bed. The (larger) sitting room has a single bed, which looks sort of like a sofa, as well as a real sofa. Both rooms look out at the garden. Powder-room-size bathroom with walk-in shower. WiFi. Cable TV with Netflix et al. Wood floors.
Excellent bus connections: Downtown/Beach; Marina/MIssion. Easy walk to Golden Gate Park, Laurel Village, Clement St., and to two foodie destinations: Arsicault (best croissants in the country); Arguello Market (best sandwich—turkey—in The City). Also nearby: a classic diner, many coffee shops and restaurants, post office, pharmacy, banks, FedEx, and gas station.
Please note: no stove—alcove has microwave and mini-fridge and electric kettle, Braun coffee maker, and toaster, and glasses, dishes, and utensils.

Howard was great, the appartment was fine but is really quite small and the main thing is that the bedroom floor was really quite dusty/dirty. Ok for the price.

Great location and area
Second time we stayed. First was for a shorter period and was ideal. This time we stayed longer. Pros are location, comfortable bed, quietness(in general, though we had one noisy night from neighbours), nice host and a small garden to access. On this longer stay we found the 'kitchen area' more limiting, access to the sink in particular an annoyance as it is under an old bar surface. This point could easily be improved, as could more comfortable seating be provided in the living area. Security for the external door is fine, but for the inside apartment door was less than we would have liked. Still, having said all that, we'd likely return as in a great location.

Nice stay at Howards place
We had a nice stay at Howards place. The small garden a nice place to drink your morning coffee. It’s situated In a nice part of SF with good restaurants close by and good bus connections into downtown and to Ashbury Haights. Howard was a very considerate and helpful host.
