Il Casale delle Rose is a beautiful large villa surrounded by the luscious green hills of the Sabina region only 50 km from Rome set in a large garden with a swimming pool . The strategic location of Il Casale delle Rose will allow you to explore the regions of Central Italy, its proximity to the highway makes it possible to quickly reach Rome with its monuments, its churches and many other places of interest, like Siena, Orvieto, Perugia and Florence
The villa is situated at the top of a hill with a marvellous garden which spreads out on different levels. The pool is large and has e stunning view with the sun shining till sunset. Everywhere we find rose shrubs, peonies, lavender, rosemary and a multitude of other plants and flowers. On one of the levels of the garden, Lucia, the owner grows her own orchard with tomatoes, aubergines, courgettes and other. Olive trees, typical of the Sabina Region, and fruit trees are planted all around the property. Close to the pool a splendid oak tree offers respite from the sun next to a beautiful stone table with benches where you can relax with a glass of wine admiring the views. From the courtyard several steps, take us down to the swimming pool which measures 6x12 meters and has roman steps to get in. All around the pool we have terraces with comfortable lounge chairs and sun umbrellas. during the night lighting is available allover the garden and pool. On the lower level of the property we have a pond and benches from where behind a fence we have 2 horses which grazes in the fields.
The villa has 2 floors, and on each we find an independent apartment. This allows to book the apartment on the first floor for four or five guests, or both floors for a larger group. The property is booked to only one group or family at a time to allow for exclusive use of the grounds and pool.
The ground floor apartment has two double rooms and two bathrooms with shower. One of the bedrooms can become a triple. A large living room with a comfortable sofa and lounge chair in front of a large fireplace gives access to the patio and an open kitchen with dining table. Many french doors open onto the patio which is deep and runs along the living room and the kitchen windows, the patio is furnished with a large dining table and benches the perfect place to have meals or relax in a deck chair during the beautiful summer months. On the upper floor we have 3 bedrooms and 2 bathrooms, another kitchen and a large dining and living room.
In the garden we have an pretty guesthouse with a living room with kitchen and a double bed room and bathroom with shower. Outside the guesthouse is a brickoven to cook bread and pizza. A BBQ is available for the guests.
Il Casale della Sabina has been completely rennovated with everything in perfect condition, the owner has selected her furniture from the local antiquaire shops selecting each single piece of furniture personally. The bathrooms are modern and spacious, all of them have large showers. The kitchens are fully equipped with modern appliances, which include a fridge, a freezer, a microwave oven, an electrical stove, an oven and a dishwasher. The washing machine and ironing board are in a separate closet. Small appliances such as a toaster, kettle, and espresso coffee machine are all available. In the bathrooms we will supply you with soap, towels and hairdryer. The house has high definition tv sets and free wi-fi connection is available 24 hrs a day. An ecological modern heat pump supplies hot water and air condition throughout the house.
Please contact us for sleeping arrangements, the house can accommodate from 4 to 12 guests or more and we have a cot and highchair for the little ones.

A lovely Italian house with stunning views
We stayed for two weeks in August and had a wonderfully relaxing time. The house and gardens were very spacious, with a lovely pool area. The views from the house and pool were stunning and we spent every day soaking up the glorious Italian sunshine and the evenings eating and drinking on the terrace. The house is in the countryside with beautiful views, very unspoilt and peaceful. There is a train station at Stimigliano with trains into Rome or Florence, so it was easy to have a day trip for sightseeing. It was only an hour's drive to get to/from Rome airport too, so very easy to get to by car. We found several supermarkets nearby to buy everything we needed. The large Conad store at Forano was only 10 mins drive or so. Even closer to home (5 mins drive, literally at the end of the road) was Eurospin (very handy for some food basics), Zanzibar (takeaway pizza/roast chicken, etc), plus a Gelateria and a very handy homeware store (Super Bazaar) for getting those essentials we forgot to pack! We also went out to eat a few times at Ristorante "Da Lina" Pizzeria, which is only 5 mins drive) with tables outside under olive trees and the most amazing (and huge) pizzas. The house was well stocked with all the kitchen equipment we needed and a handy utility/storage room. We couldn't get the washing machine to work, but that could have been user-error! There isn't an internal staircase between the upstairs and downstairs of the main house, they are two totally separate apartments with external steps to the upstairs. Ideal if you are two separate families, but something to be aware of if you are one large family/group with children. We used all the bedrooms for sleeping, but really just used the main downstairs kitchen/living room/terrace for all our cooking/living purposes. All in all, it was a lovely and very restful two weeks and we would definitely hope to return in the future. Thank you to Paolo & Lucia for letting us stay in your lovely house!

A fantastic place to stay
This beautiful villa has a fab pool with lovely views. The interior have been simply and tastefully furnished and decorated. The comfortable furniture, towels and bed linen all echo the quality and beauty of this villa. The open plan, high ceiling kitchen/living area offers a fantastic social cooking space. The lovely shaded eating area, with a fantastic large table and comfortable chairs, catered extremely well for our party of 10 (two families of 5). Offering much needed shade at meal times. The impressive discrete underfloor air cooling system was a welcome relief from the midday sun and guaranteed a cool and comfortable nights sleep. A fantastic place to stay!

A beautiful villa in the countryside.
This is a beautiful tranquil villa surrounded by farms , with 2 horses close by. The villa is beautifully cared for and decorated. It has 2 bathrooms, 2 bedrooms and a big lounge. This was a good escape from our usual hectic fast pace of life. The TV channels were great with English language options too. many of the American programs were on. Channel 36 was a music channel; Channel 39 was a TopCrime channel with murder mysteries. We relaxed, watched TV and DVDs, cooked, read interesting books and swam in the evenings. There is a good library of books available too. The Zanzibar shopping centre was a short drive away and had all the foods that we needed. There were good Italian restaurants and a garage close by near the small town of Stimigliano.

In love with this house!!
We stayed for a week in July - 8 of us. 2 families of 4 with children aged 3, 7, 7 and 10. The house itself is just beautiful! Recently modified so the finishes were all clean and fresh, but decorated in a beautifully modern Italian style. All facilities were catered for with a untility room to wash clothes, wifi and high-spec kitchen goods. Our particular love was the wildlife - snakes, toads, crickets, grass hoppers, preying mantis.. it was fascinating!!! Paolo showed us around and was extremely hospitable. We were welcomed with the best cake EVER and some delicious wine. The local supermarket was just right - great food well priced so we were able to cook delicious Italian meals during our stay. For days not spent in the beautiful pool, overlooking the rambling hills of Forano, we went to Rome (1.5hr on train), Forano (a 10min drive) and Perugia (1.5hr car journey) so we got the ideal blend of culture and pool fun. We utilised the BBQ and Piiza oven making a self-catering holiday more fun to cook with some delicious meals. Only challenge we had were the amount of flies and mosquitos but as long as you prepare and use the fly nets in the property it's totally manageable. We had a birthday celebration night so went 10m away to Rostorante Bar L'Oasi. It's a beautiful old building with superb food!!! They made a tiramisu cake to order and the hosts were all sublimely lovely people! We will definitely go back - it was just gorgeous!!!!!

Amazing house and place
We went to Lucia's house on the edge of the Sabina hills in the first week of September. We were a group of 9 friends, looking for relaxation and some interesting places to see. The villa was simply perfect! Clean, excellently decorated and super comfortable, it has a huge, well-equipped kitchen, a large lounge and pool house. We really liked the outdoor pizza oven! And that's not even mentioning the gardens, which were beautiful - think horses, fresh Italian herbs and limes, and a huge pool with great views over the mountains. There are also some really amazing things to see nearby. We loved Casperia town and Lago di Bracciano, and the pizzeria in nearby Stimigliano is great too! We were met by one of Lucia's friends (Isabella, we think) on the first night, who was really helpful with the house and area. Later in the week Lucia and her husband came to visit and were really great with everything - even when the air con started playing up at 3am! In all, the house was one of the nicest we've ever stayed at. Lucia and Co made us feel right at home, and we would definitely recommend the villa to anyone!
