Adorable open layout beachy Dutch colonial cottage at Black Point. 3 bedroom, 2 bath with passive solar sunroom. Short walk of 2 blocks from beach. Parking pass for private beaches included. Large fenced in yard. Quiet, kid friendly neighborhood has lots to do; neighborhood beach (2 blocks), kayaking and canoeing (1 block and I usually have 2 kayaks and a canoe available), playground, tennis, basketball - all included. One block walk to small seasonal neighborhood general store/sandwich shop. 20 minutes from Mystic, casinos. Rhode Island and Misquamicut beaches are about 30 minutes. House has ample off street parking, firepit, w/d, internet, dishtv. Neighborhood beaches are 2 blocks away and have free parking and access.

There is a garage on the property. I do not include this garage in the rental agreement and do not allow access to it. The parking for the house is in front of the garage (driveway is on Ridge Trail).

This 1930's built house - like most beach properties - does not have central air conditioning. It does have heat which enables year round use. It has been energy star evaluated and is fully insulated and has upgraded electrical service. The baths have been updated. There is a new washer/dryer, hot water system, gas grill. The house has exposed ceilings, older windows, an original kitchen sink and cabinets, and painted wood floors (some of which have some slope to them). This is not a modern new house. It is lived in and great for relaxing. It is clean and comfortable. After the spell of record breaking sweltering heat last summer I bought a couple of small a/c 's which will be in two of the upstairs bedrooms and one in the living area. It is impossible to air condition the sunroom. It needs to be vented in the hot weather ( just open sliding windows and circulate air). If you are a devotee of central air this house would not be best for you. The shore area is cooler and fans are much more efficient at letting air thru as the sunroom can act like a furnace if the house is left closed up. In a hot humid spell, then by all means the a/c will help considerably but do not count on running a/c to attempt to cool a sunroom. Thanks...I just want to explain. Thanks!

This summer cottage is an old New England home with lots of charm!

We had a wonderful time at this old and charming New England home, AC only in master bdrm, but that was perfect for us! This Niantic location was amazing, close to beach, nice backyard, friendly neighborhood. We took advantage of the local icecream place Frosty's, seafood restaurant Dad's (warm lobster rolls), Castello's Italian restaurant (best sea scallops and goat cheese bruschetta), we walked the Niantic boardwalk too! We fell in love with Niantic and Blackpoint, we hope to come back next year! Nancy, the owner was in touch and helpful with any and all questions, even texted me that she had crab traps and my boys were crabbing each time we went to the beach!

Beauty and fun

We had the most amazing time here relaxing and fun filled. Neighborhood is beautiful and quiet. The beach is 2 blocks a way and playground across the street. Shopping close by new coffee shop in the neighborhood

People are so friendly. With a little wave. The cottage is clean and loved nicely layed out we are in love with it quaintness and still functuality of it no complaints only thank you thank you thank you!!

Nancy the horse was very accommodating very nice lady willing to do whatever to make your stay memorable and relaxing which was good for me and my two friends because we we're all on a working vacation to sum everything up very nice house very nice host

This house was just what we needed and was in a great location in a beach community.

The house is older and the stairs are steep, but it suited us fine. Room for lounging in the living room as well as the sun room. Game playing at the dining room table. Pie-making in the kitchen. Lovely area for walking. It was a good thanksgiving for our family.

Charming house! Great area

I absolutely loved staying in this house I thought it was beautiful and very charming. It was in a great location walking distance from the beach and located in a very nice neighborhood . I spent a weekend here last October and it was absolutely beautiful, the scenery was gorgeous and I would definitely return. The owner of the property is also very nice and she made herself available for any questions we might have about the property or what there is to do in the area. I can't say enough nice things about my stay!

Deceptive description and cleverly taken property photos lead to unpleasant surprises

My family and I rented this property for 4 nights at the beginning of August. Unfortunately, this property did not come close to meeting the expectations we had based upon the description and photos provided on the listing page.

I guess I'll start from the beginning. We had told the owner that we would be arriving around noon. Once we landed and called her, she said that she needed a little extra time to clean the property so we stopped for lunch and took our time. Around 2pm we arrived to the owner scrambling to finish preparing for our arrival. The bed sheets were actually still in the dryer and she said we could make the beds ourselves once they were done. Fine. A little frustrating, but oh well.

As a family who lives in Florida, we're accustomed to hot weather. However, the temperature inside this house went beyond merely uncomfortable. Surprise! This house has no air conditioning. Not even a single window unit. There were several small fans in the house but we actually purchased 2 more to make it somewhat tolerable. For example, the temperature at 9:49pm on August 7th read 82 degrees inside the house in the downstairs dining area. The outside temperature was 73 degrees. We had every window in the house open to cool things off. You can only imagine the temps in the upstairs bedrooms; heat rises after all. For proof, I took a picture of the digital thermostat in the house and marked it with a time stamp. Don't expect a nice breeze off the ocean either. The house may be two blocks from the water but it is surrounded by trees that completely block any breeze.

Additionally, the house is in disrepair. The upstairs bathroom has tiles that are literally glued to plywood over top of the original flooring. Just look at the picture of the upstairs bathroom and you can see the gap in the "tiles". Some rooms have floors that are woefully slanted, a little scary actually. Wall and ceiling panels are coming detached. The floors are also painted but the paint is peeling in many places. The "fenced in yard" is a joke. The yard has all kinds of junk in it. What looked to be last year's Christmas tree was decaying off in one corner. There's also a hot tub! It clearly doesn't work though and has apparently been converted to a mosquito breeding ground. Yes, I have pictures for proof.

I'm out of room so I'll end my review here. This "charming" house could be nice, but it's not. Don't subject your family to this nonsense.

Owner's Response: It is difficult for me to respond to this nonsensical review as I feel so blindsided at the mean tone and untruths. The listing's description and pictures are accurate. (I just double checked and also consulted with VRBO) The cottage has no a/c and was presented as such. The surprisingly hot humid weather was out of my control. LISA R's REVIEW (written after she left) IS THE FIRST NOTICE THAT VRBO OR I RECEIVED THAT INDICATED SHE WAS UNHAPPY. She and the 4 other people in her group looked around the house and indicated they were fine. I really am shocked by this review as she seems to complain about the weather and lack of a/c and then accuses me of deception. I wonder did she not complain when she arrived at the house and I walked her thru it? Or on the days when she was there?. As per the listing on VRBO - the house has no a/c, no hot tub, and check in time is 3:00 p.m. NOTHING ABOUT THE DESCRIPTION IS DECEPTIVE AND I HAVE NO CLUE WHAT SHE MEANS BY CLEVERLY TAKEN PHOTOS. I took the pictures with my 2 year old cell phone. The house is a 1930's beach cottage. Yes, some of the floors have slightly settled and the painted grey floors have some chipped paint in places. It's a cottage. The place is neat and clean and the neighborhood is just beautiful. It is 2 blocks from the beach. Lisa R did tell me that she would be landing at the airport around noon. (The closest airport is 75 minutes away). She then texted me that she would be down to the house about 1:30 to 2, I responded that I would do my best to be ready by 2. And I did. When they arrived the house was ready except for a load of linens in the dryer. The posted check in time is 3 pm on VRBO. I do not make the beds ever. This is because many times all 3 beds are not used and I would end up having to wash everything as I am not sure what linens were used. There are items in the yard - table and chairs, a firepit and wood, gas grill, a drained hot tub, small garden areas, a few big rocks, a shed and there was one dead bush. I am sorry that Lisa R was so unhappy at my house, I wish she had told me as I was unaware of just how hot it was down there until after LISA R had left. ( I live 75 minutes inland to the north). All she had to do was tell me and I would of done something (added ac's - which I did for the renter's who followed her - or refunded). The record breaking hot humid weather I cannot control.
