Adorable open layout beachy Dutch colonial cottage at Black Point. 3 bedroom, 2 bath with passive solar sunroom. Short walk of 2 blocks from beach. Parking pass for private beaches included. Large fenced in yard. Quiet, kid friendly neighborhood has lots to do; neighborhood beach (2 blocks), kayaking and canoeing (1 block and I usually have 2 kayaks and a canoe available), playground, tennis, basketball - all included. One block walk to small seasonal neighborhood general store/sandwich shop. 20 minutes from Mystic, casinos. Rhode Island and Misquamicut beaches are about 30 minutes. House has ample off street parking, firepit, w/d, internet, dishtv. Neighborhood beaches are 2 blocks away and have free parking and access.
There is a garage on the property. I do not include this garage in the rental agreement and do not allow access to it. The parking for the house is in front of the garage (driveway is on Ridge Trail).
This 1930's built house - like most beach properties - does not have central air conditioning. It does have heat which enables year round use. It has been energy star evaluated and is fully insulated and has upgraded electrical service. The baths have been updated. There is a new washer/dryer, hot water system, gas grill. The house has exposed ceilings, older windows, an original kitchen sink and cabinets, and painted wood floors (some of which have some slope to them). This is not a modern new house. It is lived in and great for relaxing. It is clean and comfortable. After the spell of record breaking sweltering heat last summer I bought a couple of small a/c 's which will be in two of the upstairs bedrooms and one in the living area. It is impossible to air condition the sunroom. It needs to be vented in the hot weather ( just open sliding windows and circulate air). If you are a devotee of central air this house would not be best for you. The shore area is cooler and fans are much more efficient at letting air thru as the sunroom can act like a furnace if the house is left closed up. In a hot humid spell, then by all means the a/c will help considerably but do not count on running a/c to attempt to cool a sunroom. Thanks...I just want to explain. Thanks!
