A lovely cottage set within a beautiful estate perfect for families and couples
We are a family of 4 who enjoy the outdoors. With relatives living in Modbury, we have enjoyed visits to the South Hams area for many years. The cottage is just 2 hours drive away from our home in Frome, Somerset where Sarah works as a physio and I work as an Engineer. We would love to keep the cottage just for ourselves, but for now we need to let others enjoy it as well....

We weren't even looking to buy a holiday home in April 2015, when we saw the details for Gate House West in an estate agents window, whist waiting for pasties from the adjacent deli to be warmed up. We were intrigued, viewed the property, fell in love with the potential of what we saw, and just three months later were the new owners. Why did we fall in love with it? Well, as you can see from the pictures, it was impossible for a family that loves swimming, tennis and peace and tranquillity not to! By April 2016 we had completed a major refurbishment and redecoration of the cottage. We are really pleased with the result and we are sure that you will be too!
What makes this Cottage unique
Excellent on site communal facilities shared by just a handful of guests. The pools and tennis court were the main attractions for us plus the location, making it our ideal bolt hole.

Cosy, clean and comfortable!
A really lovely cottage in a great setting. Very well equipped and very clean, with great amenities - the indoor pool was very helpful as it rained a lot during our visit!
We couldn't access the laundry (or contact the site manager) which was a bit of a shame, but this was a minor point and overall we loved the time we spent here.

Lovely Cottage in peaceful area
On going through the entrance to Colmer estate,it looked beautifully kept,however on closer inspection there were areas that could be improved ie the rubbish area.
First impressions of Gatehouse West were on the outside slightly disappointing,there was a flower pot with a dead plant in it. The flower bed in the garden was full of weeds,even a thistle taller than me! The hedge and lawn were very well maintained,maybe as a keen gardener I’m being a bit picky!
The inside of the cottage is lovely,very comfy and everything you needed for a holiday let. The beds were comfortable and the house immaculate.Good WiFi reception and television.A previous review saying it wasn’t dog friendly l would disagree with,we decided not to bring our dogs, but not because of the review. I think all restrictions are valid.
A big plus point to the estate is the nearness of an excellent pub and Spar shop and is in near reach to plenty of beautiful places.
In spite of it probably being the wetness week of the year we had a very enjoyable time and would recommend this property.

We normally have a weekend down in Colmer during the start of the Summer where we ensure the flower beds are tidy. Unfortunately this year we were unable to but we are heading down this week where we will ensure that the flower beds are well presented and thistle free!
We have taken on board what you have said about the bin area and will continue to liaise with the Estate Manager to try and improve things in this area.

Lovely cottage set in peaceful surroundings, well equipped kitchen, dishwasher and washing machine available. Everything you would need for a self catering break. Warm and comfortable with a good size bathroom and excellent shower. Good reliable free WiFi. The grounds of the estate are beautiful and worth a walk around. Used the indoor pool, which was nice and quiet. Tennis court is very good, used several times, natural shelter from the wind and elements, outdoor pool was shut and locked which was fine (open in the summer months) although this means you can't access the table tennis table. The fishing lake is probable three quarters covered in reeds and weeds which leaves very little clear water to cast into, as a keen angler it was a hard fish. Overall would recommend the cottage as a great place to stay. Some of the facilities on the estate though need a bit of work.
Property is nice and very well equipped, definitely wouldn’t recommend taking your dog mind with stringent rules from both the owner and estate, dog friendly is a very inappropriate description. Beds are comfy and everything you need for a relaxing week, aside from perhaps a couple of pint glasses in the kitchen, the cooker was also very noisy due to fan and couldn’t get the TV to work but had fortunately taken our NowTv box. Loads of places to recommend near by including Salcombe, Hope Cove, Kingsbridge and Bigbury. Also well equipped Spar and pub up the road. Highly recommend local garden/craft centre at Avon Mill and butchers at Loddisham. Could be more recycling conscious on the site though and bin area was atrocious. Cottage and surrounding area recommended but the estate itself needs to do more.
Thank you for your review and we are pleased you liked the cottage. With reference to your comments about dogs, we do take dogs but ask they do not go upstairs or up onto the furniture. Upstairs is carpeted so harder to clean with respect to dog hairs. We also take a lot of guests without dogs so we are aware that guests in general do not want dog hairs etc lingering, especially in the bedrooms. The same applies to the furniture. We do let dog owners know of this in their information pack. With regard to the Estate, we do have sheep grazing so again dogs must be kept under control. Also, there are other guests staying in the other cottages who will not have dogs so it is trying to be respectful of everyone staying at Colmer. We do ask owners to pick up after their dog. This would be expected in all public areas and again is just being respectful of other people.
I agree with you totally that we need to have recycling facilities at Colmer and is something we are personally working on. There is bottle recycling in the California Cross pub car park but agree Colmer should have their own facilities. We have taken on board what you have said about the bin area in general and have passed these on to our Estate Manager.

Not clean. Run down. The pool facilities were very dirty. Lovely local pub down the road. Mould around the property. Broken loo. It put a complete dampener on our holiday. We would not recommend.
We were shocked and disappointed to receive the complaints and demands and the above subsequent review. We pride ourselves on keeping the cottage well maintained and very clean. Our cleaning lady is excellent (please see all of our previous excellent reviews with regard to the cottage and its cleanliness). The ‘areas of mould’ were tiny patches in the corner of a window frame, back of a wardrobe/exterior wall and next to the back door frame from what we were shown. The cottage is stone built and very old and Devon is damp in the Winter! We will check out these tiny patches when we are next down and take out any action as necessary.
With regard to the toilet flush this was working normally when my husband was down two weeks prior to the above stay. We will check this out when we are down again soon and ensure it is working as it should. My husband in fact did a deep clean of the cottage whilst he was there followed by our changeover lady doing a clean immediately before the above stay! Again, we will ensure that the cleaning is maintained at its normally very high standards.
The cottage was renovated three years ago with a brand new fitted kitchen, new bathroom, new carpets, new curtains, new cushions, new boiler, new gas ‘wood’ burner and new furniture. Everyone so far has said how lovely and well kept the cottage is so it was very disappointing to hear that it was regarded as being ‘rundown’. From our previous reviews people have commented on how lovely and comfortable the cottage is and also how well equipped.
The Colmer Estate is well maintained by our Estate Manager on a rolling maintenance programme. The indoor pool decoration could be regarded as being old fashioned but I have never experienced it to be ‘dirty’. Nor have any of our previous guests. The indoor pool is scheduled to be redecorated this year as part of the rolling maintenance programme. The tennis court was resurfaced and painted last year so the facilities are regularly being updated.
We love staying in our cottage and from our previous reviews our guests have also loved staying in the cottage and found it to be very clean, well maintained and well equipped. We have returning guests every year as they like the cottage and Colmer Estate so much.
We will therefore continue to ensure that the cottage remains a lovely holiday home for ourselves and for our future guests to enjoy.
