Beautiful well equipped house with amazing views
We recently stayed at this property 6 persons....This property is so well equipped with absolutely everything you need including all utensils an ironing room with board even pool towels.. It is extremely spacious inside...lots of tables outside for eating plus expansive gardens with a beautiful pool plus shower...There are more shaded seating areas near pool which are wonderful for relaxing whilst reading.. The sun beds around pool are comfortable with shades..The pictures do not do this property full justice...It is amazing.. There is a bar/supermarket within walking distance at bottom of hill....The owners are extremely helpful and gave us information on places to visit which we did most days...I recommend this property to anyone who wants a large well equipped house in a quiet scenic area with beautiful places to visit..We loved it and had a fabulous time..

Anna Maria and Sergio were exemplary hosts including helping us logistically since our son was arriving a day later with the car.and providing a welcome pasta dinner makings with a bottle of wine! The green space and pool accommodated our relaxed time and play with our 2-yr old grandson, between day trips to Assisi, Gubbio, Lake Trasimeno and Spoleto. The kitchen had an old world charm with modern conveniences. The entire house was immaculate and stocked for our week visit. We don't get to Italy too often, but highly recommend Vitiano to those seeking a restful home base for vacation in the Umbria/Tuscany region.

A wonderful house a with a fantastic view! Anna and Sergio are really kind and attentive hosts which convey a feeling-at-home-atmopshere from the first minute we arrived. We can't thank them enough for our fantastic vacation.
We had it all in one place : great location with beautiful view, quiet place, well-equipped house, great swimming pool and fantastic hosts. The tranquility is absolutely perfect for relaxation! Very nicely maintained property with great charm. Our party of 8 had plenty of room both inside and outside the house. It's just a short drive to Perugia, Assisis and other places in Umbria, but also to Tuscany.

Traditional farmhouse property in Umbria
This was our second visit to this lovely farmhouse property. Private but not isolated in the small village of San Leo Bastia. Lovely pool with sunbeds, comfortable garden seating, gazebo and shower, surrounded by rose bed and shrubs. We made daily use of the excellent vegetable garden, with sweet tomatoes, lettuce and courgettes etc and not forgetting the limes for gin and tonic on the balcony in the evening. Anna and Sergio were wonderful hosts extending hospitality beyond anything we expected, even inviting us as guests to a family function. They genuinely care that their guests have a lovely holiday and are on hand if needed.

We really appreciated this wonderful house on a hill, it was the best equipped self-catering home we have ever stayed in with so many lovely touches to make us feel welcome and at ease, not least the abundant vegetable and herb garden which we were allowed to have use of.
Every one who stayed, marvelled at how spacious it felt even when all 10 of us were there, with plenty of room both inside and out. There was a big kitchen, three spacious double bedrooms, one en-suite, one triple which was also ensuite as well as a living room with a sofa bed which has two of the bedrooms off it (so is not ideal for a whole week, but was fine for us in the middle weekend when there were 10 there).
The location was really good for seeing parts of Umbria and Tuscany, we went to Arezzo, Cortona, Trasimeno, Castiglione, Fiorentino, Gubbio, Montone, Assisi, Perugia, as well as other hill-top towns all of which were
We also really enjoyed an afternoon and evening spent with the owners, learning about how to make a fabulous range of savoury and sweet pizzas and then tasting the results. On other evenings we wandered down to the local taverna for a really good selection of pizza and pasta dishes, which were really tasty and cheap! The walk home which some of our party did each of those nights certainly burned off the calories as it is quite a steep hill to the house, but was a good aid to digestion!
You definitely need a car for this house, but if you feel like taking a break from driving there is a small private railway in Trestina, with parking outside, which is about 9 km away. This will take you to Sansepolcro or to Perugia, from where you can get to Rome, Assisi and other main towns.
Mosquitos bites were the only problem we had - although there are mosquito nets on all windows and we used repellent, it is a wooded area so you do find that they are unavoidable.
There is a reasonable-sized supermarket in Trestina, and the bar/shop at the bottom of the hill stocks everything you might have forgotten and need in a hurry.
Most of all, it was the kindness and friendliness of Anna Maria and Sergio that helped make this holiday a success - they popped in early each day to clean the pool and water the plants but were like early morning fairies that you hardly saw. However they also were available to help if you needed anything and on one occasion dropped off a homemade jam tart which was yummy.

"Every aspect of our stay was absolutely perfect. The accomodations were just right- two separate living spaces joined by a main entrance and foyer. My husband and I enjoyed the wisteria lined balcony overlooking the garden. The location in San Leo was peaceful and beautiful with spectacular rolling hills all around. There was easy access to so much: historic villages, Perugia, Deruta, Lake Trasimeno, the mountain town of Cortona, and the great wineries of Montepulciano and Montalcino in under an hour's drive. Just a bit more to Florence, the thermal spas of Tuscany, Orvieto, Marmore Falls and Rome. We cannot thank our hosts, Anna and Sergio and their family enough for all they did to help make this vacation the trip of a lifetime. The meticulous daily maintenance of the house, pool and gardens and an overabundance of fresh sheets and linens were only part of it. Sergio and Anna were gracious hosts who were very friendly and helpful yet not at all invasive. They gave tips on our daily excursions. They truly understand how to make a trip a very memorable event. I would recommend Casa Vitiano to anyone looking for a bit of heaven on earth. Thank you so much for everything!
