Situated in a very desirable, residential area of Cagnes Sur Mer – this magnificent Provencal Mas is nothing short of breathtaking. Set on 1800sqm of beautifully maintained, level grounds with panoramic Mediterranean sea views, a swimming pool, hot tub (heated by the sun) and parking for at least 6 cars. The grounds are private and gated.

Only 15 minutes from Nice International Airport – “The Mas”, which means traditional French farmhouse – is a really special and beautiful home. It mixes the charm of beamed ceilings, tiled flooring, cosy fireplace, pretty stained glass, heaps of sunlight and impressive but comfortable luxury to ensure a unique stay for all. The house is so pretty in its surroundings with a wonderful, colourful bougainvillea growing against part of the side of the house and a leafy vineyard covers the pergola, where you can enjoy outdoor, summer dining beside the BBQ. There are gorgeous water views from Nice all the way to Cap d’Antibes.

Sleeping up to 12 people, all bedrooms (except the basement bunk bedroom ideal for children and teenagers) have access to either the garden or terraces, all bedrooms except Bedroom 1 and the basement bunk bedroom have air con - fans are provided in these rooms and the whole house is furnished to the highest of standards offering the following accommodation:

– Provencal kitchen with bench dining area (dishwasher, fridge/freeze, oven, hob, microwave, toaster, coffee machine) – access to pool side terrace and gas BBQ.

– Amazing large sitting room-formal dining area with fireplace, vaulted ceiling, comfy sofa and leather armchairs, t.v., reading corner – all with access to the garden or numerous outdoor terraces with wonderful Mediterranean views.

– Bedroom 1 – The Green Bedroom with queen-size (160cm) bed and access to the garden.

– Bathroom – Cream and rose Provencal style with sunken bath tub you step up to and wash hand basin.

– Independent w.c. in beautiful deep blue Moroccan tiles.

– Bedroom 2 -The Yellow Bedroom with queen-sized (160cm) bed and access to the garden. This bedroom has air con.

First level:

– South/south-west facing terrace, which runs the full length of the house and offers comfy outdoor sofa, armchairs and parasol:

– Bedroom 3 – The Master Bedroom with extra king-sized bed (200cm), walk-in wardrobe, air con and south facing, private, sea view terrace.

– Ensuite bathroom with standing bath and walk-in shower plus separate w.c.

The gardens that surround the house are magnificent with mandarin, lemon, kumquat and olive trees – simply taking your breath away from the moment you enter the gates. With parking for at least 6 cars, there is plenty of scope to welcome your friends and family and entertain by the pool, in the pool house or at the numerous terraces or BBQ. There is also an outdoor shower and w.c. plus a trampoline and basket ball net for your pleasure. A secure gate closes off the pool area from small children.

There is easy access to the town below, the beach and many restaurants. A local bus shuttle (No.49), which stops outside the gates, will take you to the shops and restaurants in Cagnes sur Mer, its train station or its very well-serviced bus station in less than 10 minutes. All are within easy walking distance, including the beach which takes approximately 20 minutes to go on foot and of course you have the wonderful Renoir Museum only 5 minutes from the house plus the wonderful medieval village of Haut de Cagnes is either a 15 minute walk or you can jump on the free shuttle bus (No 44) and be there in minutes. Here you have a range of summer festivals, free weekly jazz nights, weekly d.j. lounge music nights and a terrific selection of cafes and restaurants to choose form.

Villa des Oliviers sur Mer is perfectly suited to a large family, 2 smaller families or a group of good friends wishing to come to the Cote d’Azur and stay in a stunning, yet very comfortable home close to everything. You will want to return!

Lovely spacious villa with charachter

We booked this originally as we were going to be 12 adults that could be catered for in the villa. One adult had to cancel and therefore only 11 stayed for the week. The Villa was spacious and lovely with plenty of places where you could chill out in small groups or on your own. The pool and jacuzzi were nice and the terraced and balcony areas delightful to spend some time on. Not all rooms had air conditioning but this did not affect our stay too much. As the villa is constructed from traditional thick stone walls the Wifi struggled to reach all rooms. The villa was as it was described in the brochure and the service of the local agent was kind, friendly and helpful. The Villa is located near the top of a narrow hill and it was quite a difficult walk up the hill that hasn't got a pedestrian pavement all the way. The road was also narrow in places. At least one car is required as it would be difficult to carry provisions from the town shops or supermarkets. The villa was clean and reasonable maintained. We ate in or around the property most of the time but did eat out in Nice at the La Safari and Le Village near the Grimaldi Castle, both restaurants provided nice reasonably priced evening meals. The town's train station had a car park and we used the trains to get to Monacco, Nice, Cannes and Antibes. There is also a free shuttle bus to take you from Bourdet Square to the medieval village or to the sea front. Local buses also stop outside the villa but do not run that frequent. The journeys on these cost 1 Euro 50.

All 11 of us enjoyed our stay at this Villa and we would definitely recommend it to friends.

We always strongly recommend that groups do bring at least one car with them as although the villa is close to the town below, the medieval village of Haut de Cagnes and the sea - in the high season it is too warm to be carrying shopping bags up the hill, plus the house has parking for up to 6 cars so it's a shame not to use it! This year we have had air con put into 5 of the 6 bedrooms and as you say, Villa des Oliviers does stay cool with its wonderful old stone walls - fans are of course also provided. Our week at the Villa

Our stay at Villa des Oliviers sur Mer was Magical! The views were stunning and the villa itself was magnificent! There were only two of us but the villa would have easily accommodated a family reunion stay as there were so many rooms. The villa was furnished beautifully and everything was clean and well ordered. The location was fantastic for exploring the nearby towns and villages and even close enough to Italy that we ventured there for a little exploring and lunch one day.

Kerry-Leigh greeted us and showed us around when we arrived and was easy to get in touch with whenever we had a question. We would highly recommend this lovely Villa and home and would love to go back one day.

Beautiful classical Villa

Lovely villa and great for a chilled out family holiday.

Points to note:

You NEED a car to stay at this villa.

Walking up the hill from town is not an option unless 100% fit, want a work out and you're dressed for such an occasion.

Taxis are very expensive and cannot be relied upon. We took a taxi to the shops on our Sunday arrival to get provisions (we used the one that dropped us off at the villa from the airport - great idea or we would not have eaten or drank that afternoon/evening). On Sundays little is open and nothing after lunch unless you take a 15 minute taxi ride to the large supermarket towards Antibes. We paid the taxi and asked him to wait for 30 mins whilst we did a shop. We took 40 mins and the taxi had gone our own fault. However, taxis don't work on Sundays in or around Cagnes Sur Mer it transpires, not unless booked at least a day in advance. After 2 hours of calling every taxi number in the area we got desperate. We tried to rent a car, indeed buy one as walking back was not an option with X2 kids and a trolley of food spoiling in the heat. We finally managed to talk the security guard into driving us home for 50 euros which in fact worked out the same price as the taxi to get us there. Same happened on train back from Monaco on weekday night at 9 pm, we couldn’t believe it with the security guard (lovely man) again driving us home after 11pm when he finished his shift. The central taxi number of Cagnes Sur Mer kept hanging up. Can’t stress enough you need a car or you will have huge issues getting around.

Car hire - Use Firefly cheap and easy - hard to find but, they are 2 min walk from arrivals at the airport (do not go to car hire centre - instead walk past the taxi rank keeping it on your right, cross road looking for a ‘porta kabin’ in a fenced compound with lots of cars - 100 metres dead ahead after crossing the road. Book at least 24 hours in advance or they like all of the hirers will triple the rate on the day. Pay the 35 euro to have express service as waiting in the heat with kids is not pleasant, buy the insurance with no excess but refuse the satnav (use the iPhone) and fuel option as there is a garage to fill up at the airport 300m before their compound when you return the car (don't miss the garage when you return the car, otherwise will need to go around again as on a one way system). Need a credit card as will not take a debit card.

Owner's Response: Thank you for your 5 star rating of the villa - although your text does seem to address the Cote d'Azur transport service more than telling us what you liked or felt we could improve on! Villa des Oliviers sleeps up to 12 people and has parking spaces for 6 cars, so it's true it would be more usual for guests to rent cars during their stay - there are so many great places to visit along the coast and inland. For those not bringing a car - the walk down to the town is quite steep but not long (10-15 minutes although naturally longer coming back uphill), certainly recommended doing during the cooler part of the day when hot and the food market opens early. The town is very well serviced with buses to most places and a train station. There is a bus, which runs from the town to directly outside the house but you do need to check the timetable printed at the bus stop to avoid having to wait as they are less regular. Taxis are not found easily on the streets and should always be booked in advance. Thanks for the tip on Firefly - good to have a recommended car hire service - there are also electric cars available to rent in the town below.The town has a food market every morning except Monday, and a supermarket open until 8pm. On Sunday mornings both the market and supermarket are open but do close after lunch. Most of the restaurants are open for Sunday lunch. The villa, which has air con provided in the sunniest bedroom of the house and fans everywhere else, will be installing air con to the upper level for the 2017 summer season.

a dream holiday in the sun

We were a group of 8 friends,- 6 ladies, two men + a dog, who spent a wonderful week in the villa. It is ideally situated as a base for sight seeing around the côte d'azur,- every day the van took us to new and interesting places, and every afternoon is was just as wonderful to come back home and dive into the pool. Dinners in the dark at the poolside table, cooked on the barbeque while lucious salads were prepared in the kitchen and vin rosé cooling and friends chatting, laughing and enjoying each others' company,- just what we had dreamt of in the cold winter nights. The villa had everything,- great spaces to be together, spaces to withdraw for quiet contemplation or just to read the newspaper, comfortable beds and everything necessary to prepare and enjoy meals. Everything is just as pictured, maybe even better. It was spotlessly clean, well maintained and Kerry-Leigh was the ideal welcoming committee.

We all would certainly recommend both the villa and the agency to friends and relatives.

Beautiful Villa, pictures don't do it justice

On arrival greeted by the lovely Kerry Leigh who showed us around the property and what a property. Just full of character, really clean, beautiful gardens with grape vine, apple trees etc, Pool great with security monitor if kids fell in etc. I would not hesitate to recommend this property. There were a party of 7 adults and 5 children. I had the yellow room which is the best as had air conditioning. Other rooms have fans but still very hot during the summer months. Kids loved the table tennis in the basement and the trampoline in the gardens. Pool was fantastic with floats and towels provided, didn't hear a peep out of them the whole holiday. Villa set in beautiful location up a very steep hill. Easy to walk down tough to walk up! Very hard to get a taxi and we only saw a bus on the last day! Only takes 10 mins walk into town. Get the free bus to the Medieval town on a Friday night it's just wonderful. We walked into town to get the train to Monaco and Cannes as quicker than the bus and didn't cost much. We would definitely go back to the property and thank the owner for sharing her beautiful home with us, just a wonderful holiday thanks to our beautiful accommodation.

A piece of paradise; warm, inviting & comfortable

The house is presented to a very high standard with beautiful finishing touches. The living room has an incredible fireplace which we made full use of during our stay. All the rooms have beautiful outlooks with most having sea views. Beds were comfortable with high quality bedding provided. As we stayed in winter we didn't use the pool but this area and the terraces are gorgeous. The house has easy access to Cagnes Sur Mer, including great public transport links. We would have no hesitation in recommending this property and would happily rebook in the future.

It's true that Villa des Oliviers sur Mer is very convenient and well served by a great public transport system but super to just wander down to the food markets and bakeries in the town below. Only a 7 minute walk into the town below, you can find a boulangerie for warm fresh bread each morning and an excellent selection of restaurants for great dining. Local food markets, shops and outdoor cafes are all nearby. The area provides a perfect hopping on point to multiple destinations and attractions with its excellent rail and bus services.

All amenities such as a patisserie, a supermarket, post office, the main bus square and a wonderful covered food market are provided. Close to the town centre lies the Hippodrome for horse racing and Cros de Cagnes – the seaside resort of Cagnes sur Mer with its private and public beaches.

Cagnes-sur-mer coastline (approximately a 20 minutes walk) covers 3,5 kilometres of long pebbled beach. It is these pebbles that give the Mediterranean sea its deep shade of blue. The water temperature is so mild, that it is possible to bathe in the sea all year round !

The six new private beaches offer the additional high-quality services : restaurants, sun-bed rental, parasols...

The Cros-de-Cagnes is, first of all, a recreational seaside resort offering relaxation, beach activities, water sports (to practice all year round) and a wide range of welcoming local shops and great restaurants.

The road along the seashore has been completely renovated and the new "promenade de la plage" has been a total success making it possible to walk, bike ride or scooter safely for kilometers- a place to discover and enjoy.

The "promenade de la plage" becomes the theatre for many events all year round such as "dimanches malins" on sundays in springtime, "fête de la st pierre" and "promenade en fête" in summer, which attract thousands of people to the seafront pedestrian area, providing fireworks, fun and amusement for all !

Originally an artisan fishing village, cros-de-cagnes evolved into a modern seaside resort dedicated to sea-lovers. Even though today water-based recreation is its primary attraction, the fishing tradition is still alive.

The modernity mixes up with tradition around the picturesque fishing port, the yellow ochre couloured chapel, the "pointu" boats, along the streets named after flowers and st pierre's square with its "boules" players.

Villa des Oliviers su Mer is approximately 10 doors from the Renoir Museum and walking distance (or you can jump on the free shuttle bus to the medieval village of Haut de Cagnes. No 44 is a free navette, which runs up to the medieval village every 15 minutes from the town centre of Cagnes at Square Bourdet (the central bus station).

The charming, fortified medieval village of Haut de Cagnes is the oldest district of Cagnes sur Mer – ideally situated between Nice and Antibes and only a short car journey from Nice Côte d’Azur International Airport and within walking distance to the sea.

Crowned with the original Grimaldi Castle, this enchanting medieval village with charming cobbled streets and remarkable ancient buildings transports you back in time to the 13th Century. The serenity and simplicity found in these pretty French villages allows you to enjoy the sun, sea and breath-taking views in a very relaxed atmosphere. Known as the ‘Montmartre of the French Rivieria’, Haut de Cagnes was the haunt of Renoir, Modigliani, Soutine, Yves Klein, Bardot and Cocteau. It’s easy to see why many famous artists lived or found their inspiration here, falling in love with the soft Mediterranean light and honest authenticity.

But this charming, perched village has so much more to offer, with its tiers of tiny streets, climbing soft stone walls and colourful houses bursting with history. On the main street and Place du Château, there are plenty of bustling restaurants and cafés plus numerous historical cultural events and colourful festivals are held during the year.

There is so much you can do without a car, such as; shopping in Cannes, people watching in St Tropez, perfume sampling in Grasse, gambling in Monaco, lunching in Italy and buying art in St Paul – all easily accessible and inexpensive with most bus journeys costing only 1€50. Or if you prefer to cycle along the coastline to Nice or Antibes by bike, bike hire is rarely far away.

On the road to Saint Paul de Vence, which is less than a 7min drive, is a brand new shopping complex, Polygone,with the well known Printemps, a casino, movie theatre and much more.
