Water Meadow Cottage is a self-catering holiday retreat nestled in a sublime part of the Blenheim Palace Estate’s storybook grounds near Oxford. Meticulously refurbished and decorated by Unlisted London’s Design team and finished to exceptional detail, this 18th century hunting lodge represents a new breed in short-stay lettings, having already been awarded five stars by Visit England and Quality in Tourism.

Located at the end of its own private drive, this charming, two-storey, two-bedroom hideaway, made of Oxfordshire Cotswold stone, is inherently captivating. Shaded by oaks and horse chestnuts, the cottage and its landscaped garden sit on the edge of the River Evenlode, with a traditional stone bridge that guards the working entrance to the Duke of Marlborough’s farmlands.

Excellent location from which to explore Oxford and the surrounding area

The cottage, which is located on the grounds of Blenheim Palace, was once a gate keepers cottage. It sits on a small river at the end of a long drive.

It is beautifully decorated and is well maintained. It has a wonderful Old England feel ( small rooms, low ceilings, fireplaces in the dining and living rooms).

The kitchen is well equipped and the technology works well (WiFi, TV, audio etc).

The owner has provided a wealth of information about the local area which was useful. There are numerous good restaurants within the area and there is a local supermarket 5 mins away by car if you choose to cook at the cottage.

We were there for a week and would have stayed longer if we could.

Exceptional in every way.

Just had to write to express a MASSIVE thank you for the most wonderful stay at WMC. It is an absolutely stunning cottage and in the most idyllic spot. We even managed to sit outside the gorgeous summerhouse in the sun on several afternoons. With nearly everything you could imagine right there on “our” door step, we managed to tour the The City of Dreaming Spires and the next day did your recommended 5-mile walk around the Blenheim Estate followed by a very nice pub lunch in Woodstock as per your helpful "local guide".

The dinner we ordered from your in-cottage catering menu was fantastic too, and the delicious bottle of red was most appreciated. We enjoyed every bit of your well designed and equipped property. In the end, we left feeling relaxed and recharged.

I cannot recommend WMC more highly and will share your details with friends and colleagues.

All the very best, till our next visit which we are already looking in to scheduling!

Exquisitely Appointed Private Cottage

When I first came across this property, it seemed to good to be true. A romantic, seemingly perfectly appointed, 200 year old luxury cottage on the grounds of a palace was a dream find, and a little research on some reviews done on a few travel sites convinced me that it was worth a try. Having just returned from our trip, in which we stayed 4 nights at Water Meadow Cottage, I can say without a doubt that it is as absolutely charming and wonderful as we could have hoped for. The cottage itself was beautiful, and no details have been spared. The linens, dishes, appliances, furniture and decorations were all perfect, and it honestly felt like we were staying in someone's home who had hired a professional designer to set it all up. There were personal touches in every room that made it feel cozy and welcoming.

It was also extremely private, and nicely set off from the main road so that you truly felt like you were out on your own in the countryside. Pheasants roamed the grounds, there were lovely views of the river and meadows filled with sheep from many of the rooms, and there were views of the sunrise from the upstairs in the morning and lovely opportunities to take in the sunset in the evenings from the cottage itself and the summer home.

The kitchen was well appointed, and contained everything we could need to prepare a meal and feel at home. Additionally, little details like linen napkins, stocked basics (coffee, tea, sugar, milk, bacon, eggs, bread, butter, oil, etc.) made it so convenient and accessible. The management was phenomenal, taking extra steps to ensure that everything was to our liking in advance (including the selection of a complementary bottle of wine of our choosing and which newspaper we wanted delivered daily), that we had clear driving and access instructions, and even checking in with us upon arrival to confirm we didn't need anything else. Requests for additional prepared food, snacks, desserts and other items were handled efficiently and with great detail so that when we arrived there was simply nothing that needed to be done but to relax and enjoy.

From the start to the finish, the property and the management was delightful and exceeded our expectations. It had all of the benefits of a 5 star hotel, with the charm and convenience of a luxury home. An incredible find.

The riverside Cotswold-stone Water Meadow Cottage, once home to the Duke of Marlborough’s longstanding loyal groom, is as authentic as it gets for a self-catering holiday retreat. Nestled in a sublime part of the Blenheim Palace Estate’s storybook grounds, it is a five-minute drive from the centre of Woodstock and is reached via a woodland track on the edge of the estate. Its owner, a London-based New Yorker with impeccable taste, has given the house a vintage makeover, papering its walls with exquisite botanical and bird prints and filling it with interesting antiques.

This two-storey, two-bedroom hideaway is inherently captivating. The rooms are cosy and inviting; the living room, which is stocked with board games and novels, could not be a lovelier place to retire to. In the kitchen you will find a complimentary bottle of wine and the makings of a delicious organic breakfast, upstairs Blenheim Place Water on the night tables and Elemental Herbology amenities in the bath. What’s more, here is an honesty larder brimming with granola, Chegworth Valley apple juice, Berry Brothers wines and other tempting treats. As a final flourish, there is a charming clapboard summer house set within the landscaped garden which sits on the edge of the River Evenlode - the perfect place for afternoon tea as you gaze out over the Duke’s sheep filled meadows.
