Welcome To Flanagan’s Lake House
This lakefront home is located right in the middle of all the action of Dripping Springs. Sitting on the more than 1,400 square foot of deck, the million dollar view from the house is no exaggeration. You will feel like you’re sitting in a tree house among the birds singing in the mornings as you have your cup of coffee and enjoy the peaceful tranquility. The entire length of the lake side deck is covered with a 5’ overhanging eve for protection during rain. The decks have two huge Oak trees growing up through the deck that provide excellent shade throughout the day. Enjoy cooking on the large gas grill or walk down to the lower level and swing in the cedar porch swing on the secluded deck.
The sidewalk will lead you to the boat dock with dock side tie up. As you head to the dock there is a huge fire pit for your evening enjoyment. The dock is for your own private enjoyment during your stay. Sit on the upper level of the 20’x20’ sun deck and take in the view of the cliff diving on the famous Dripping Springs Bluff straight across the cove. There are lounge and chairs on the dock. The Drip is also known for its excellent fishing and this small private cove has plenty of room to cast your line. While there is plenty of sun and fun the best is yet to be enjoyed as others are seeking shelter from the afternoon rays, this dock will soon be shaded by the tree lined banks of the small cove. This beautiful little cove is large enough and deep enough for all your boating activities yet secluded enough that it feels like your own private oasis. The water averages around 12-16 feet deep off the dock so feel free to climb down the swim ladder and get wet. For added convenience we have a private neighborhood dirt & concrete boat ramp and there are two full-service marinas within the cove.
The home has an open concept for the kitchen, living and dining so the cooks don't feel left out. The large living room has a sleeper sofa, two very comfortable leather recliners, a game table activity area, a curtained off separated area with twin beds, pile of floor pillows, TV, satellite, DVD, and indoor/outdoor stereo sound. All rooms have ceiling fans. The living room and dining room have windows along the entire length of the front lake view side of the house.
The house has two bedrooms, a sleeper sofa, and two twin beds. (Maximum 8 people.) The master bedroom has an on suite bathroom with double sinks and a large walk-in shower with double shower heads. The guest bathroom has a walk-in single stall shower.
The kitchen is equipped with an electric stove/oven, side-by-side refrigerator, microwave, coffee maker, waffle maker, coffee grinder, electric skillet, electric grill, crock pot, toaster, food processor, and blender. All dishes, utensils, and cookware are provided. There is a huge counter-top bar that seats 6 or the pub table in front of the bay window seats 5. Then outside on the deck there is a table and 4 chairs and a pub table with 4 stools.
The house is conveniently located 55 miles from Tulsa and 70 miles from Joplin. It is 8 miles from Langley which has Reeser’s Grocery, Dollar General, Ace Hardware, Walker Lumber, Langley Drug, Liquor Store, Sonic, Subway, Pickles Pub, and many other small shops and restaurants.
There are a ton of things to do in the area, including the extreme rock climbing and four-wheeling below the dam. Be sure to take a tour of the historic Pensacola Dam that was built in 1940. While you’re there you can take in a round of golf below the dam. Upon your arrival be sure to read our Welcome Book that is FULL of information!
Owner is located next door and will be on the premises during your stay should you have any problems or extra needs.

We use the VRBO #599562 website for all transactions. All monies must be secured before a confirmed reservation.
Payment must be made through the VRBO #599562 website. We accept Visa, MasterCard, Discover, and eCheck.
A $375 security deposit is required prior to a confirmation of your booking. This deposit is 100% refundable within 14 days of your departure as long as there are no damages to the property. The cleaning fee of $75 is included in this amount. Please see the section below for more details.
If canceled at least 30 days before arrival date 100% of your booking fees will be refundable. If canceled at least 14 days before arrival date 50% of your booking fees will be refundable. There is no refund on cancellations made less than 14 days before your arrival date.

All rentals are restricted to families or mature adults. LARGE GROUPS ARE NOT ALLOWED!! These include fraternities, sororities, high school or college age singles, reunions, drop-by’s, visitors, etc. If a group is found in or on the premises the rental agreement will be voided and the renters must vacate immediately. NO REFUND OF RENT OR SECURITY DEPOSIT WILL BE MADE.
NUMBER OF OCCUPANTS:
The house is furnished and equipped to accommodate only the number of occupants printed in our description on the web site. Your reservation request must have the correct number of people. If more than the allowed number of guest is found occupying the premises the party will be considered in violation of this Contract.
We cannot accept reservations for vacationing students. Individuals under the age of 25 will not be permitted without a parent or legal guardian. The person registering must occupy the unit for the length of the stay and is responsible for all damages or missing items in the unit. This responsibility may exceed the amount of the damage deposit. We DO NOT allow additional visitors on the property at any time. No tents, sleeping in vehicles or on boat docked at our slip.
WHAT NOT TO BRING: No Guns or Fireworks on property.
CLEANING FEE: We have gone to a great effort to provide you a very clean and comfortable home during your stay. We ask you to treat our home with respect as if it were your own. A $75.00 cleaning fee is included in the $375 Damage Protection Deposit charged at the time of your booking. This fee can be refunded from $0-$75 based on the condition of cleanliness at departure. You are NOT required to clean the house. Only if you want your fee refunded you will need to leave it in the same condition as your arrival with exception to laundry which should be placed in the laundry basket. If extra cleaning crews are required to clean the property due to neglect all additional fees above $75 will be charged to your security deposit.
NO SMOKING: NO SMOKING ALLOWED. If any evidence of smoking is found after your departure you will forfeit your deposit.
NO PETS: NO PETS ALLOWED ANYWHERE OF THE PROPERTY, NO EXCEPTIONS. If a pet is found in or on premises you will be asked to leave and no refund of rent or deposit will be issued. If evidence of a pet is found after your departure you will forfeit your deposit.
INJURY & ACCIDENTS:
We assume no responsibility for accidents or injuries to guests. The lake area is of a rough terrain and all safety and precautions should always be observed. The decks are elevated between 4 feet to as high as 20 feet. The sun deck is located on top of the boat slip at 12 feet above water. The lake water around the dock and throughout the cove is 16 to 60+ feet deep. There is a submerged boat lift in the boat dock slip so no jumping in the area around the dock. All children must be supervised at all times.
LOSS OR THEFT:
We are not responsible for damage to or loss of personal property or automobiles. We are a very observant community to any suspicious activities but there is no security service in our neighborhood. It is the responsibility of the renter to lock all doors and windows when not in the house.
A list of all vehicles: Make, Model, and tag number will need to be provided to the owner prior to your arrival. All vehicles must display a valid parking pass on the front windshield dash at all times. Vehicles must be parked in the designated parking spaces only. This policy is for your protection and the security of our surrounding neighbors who will also be provided a list of the authorized vehicles. Any unauthorized vehicles are subject to tow at the vehicle owner’s expense. Boat trailers must be parked on the Owner's Property ONLY!
Failure to comply with rental rules and policies may result in the forfeiture of all deposits, assessment of additional moneys or both.

We started with a wooded lot in 1988 and started building our small piece of paradise here on Grand Lake. Over the years with a lot of sweat equity we finished the final build-out in 2007. We have met so many wonderful friends on the lake because we all share one common interest - The love for Grand Lake, a place unlike any other place we have ever visited! It has been known by many people who have made this place a home as 'Oklahoma's Biggest Little Secret' but word is getting out and we hope you have a chance to see what it's all about!

Unlike most lakes in Oklahoma that are maintained and managed by the Corp of Engineers, Grand Lake O' the Cherokees is a private lake maintained and managed by the Grand River Dam Authority. For this reason we have the luxury of owning waterfront property and allowed to have our private boat docks on our property. This has also allowed for a tremendous amount of economical business development along the 1,300 miles of shoreline. There are Marinas, Restaurants, Yacht Clubs, Airports, Bars, and many other businesses all accessible by water.

The Flanagans were wonderful and generous hosts. The home was very nice, immaculately planned, and cared for. The location at Dripping Springs by the cliffs was a blast! The perfect combo of seclusion and people watching.

Owner was friendly and helpful. Home is nice with plenty of living space. Deck on house is great. Enjoyed the dock too. Kids enjoyed jumping off the cliffs which are located right across the cove. Only issue we had was gas grill quit working while cooking dinner.
Was a perfect last-minute vacation! Everything was clean, neat and so much more than we expected. Owners were more than helpful with any needs and the home was furnished very nice and kitchen was very well stocked with anything we would have needed (utensils and appliances). There are a lot of stairs from house to water, which wasn't a problem for us. We look forward to making arrangements again in the future! Very relaxing, great view, perfect spot on the lake
Our quick few days stay at the Flanagans was simply perfect! The furnishings were perfect for our family group. Watching the kids (and adults) jump from the cliff was entertaining. The dock with upper deck to catch some sun was perfect. Hubby and the kids did catch some fish and also enjoyed several hours on the lake tubing. I am not sure I would change anything about our stay even if I could ---- with the exception of staying longer! Pat was wonderful to help with directions and anything we could need or want! Love the location and the house......we plan to return next year! Thanks SO MUCH Pat!!
