'Near Holyrood Palace / Royal Mile with FREE parking/Wifi' is a fully owner managed/maintained, spacious, 2 bedroom apartment close to the Heart of Historical Edinburgh (see our map “photo”). The flat benefits from free WiFi and free on street parking, is just moments from the Palace of Holyrood House (the Queen's residence in Edinburgh) and is just 5 mins (off road) walk from Scotland’s premier tourist hub, namely the Holyrood Palace / Scottish Parliament / Arthur’s Seat / Royal Mile / “Dynamic Earth” area.

This modern central Edinburgh apartment occupies a quiet position on the first floor of a recently built (1997) development, situated near the end of a peaceful cul-de-sac that provides pedestrian access to Holyrood Park. There is a Secure (buzzer) Entry System with an intercom providing additional security, while the stairwell & surrounding gardens are well lit & kept clean / in good repair by paid “factors.”

The apartment is situated pretty much as close as you can get to all the historic Old Town sites and visitor attractions in Edinburgh with FREE on street parking. Most of central Edinburgh is unfortunately (expensive!) metered parking zones.

The apartment comprises an attractive, bright (south west facing), living room with plenty of room to kick back and relax after a hard day out seeing the sights or attending a work event. The living room has a large sofa bed, which pulls out very easily to form a good sized (6Ft 8') double bed, a separate couch and comfortable chairs. In addition there is a modern flat screen TV with DVD player (various DVD’s provided), as well as an iPod docking / speaker / charger.

The modern kitchen is well provided with crockery, cutlery, glasses and kitchenware, a cooker, washer/dryer, dish washer, fridge, freezer & microwave. There is also a dining table which comfortably seats 5. In the vicinity there are a number of smaller shops as well as (7mins walk) the substantial Meadowbank shopping centre that includes a Sainsburys, TK Maxx and other outlets. However, for those that prefer to dine out, cosmopolitan Edinburgh is renowned for its large selection of restaurants, with a variety of restaurants / pubs nearby.

There is a spacious master bedroom with a King sized bed & walk through wardrobe to a recently installed en-suite shower room (including toilet & basin). The second bedroom is similarly large with 2 single beds and built in double wardrobes. The bath room, which has recently been modernised, comprises of a toilet, wash hand basin & bath with modern shower / shower screen.

A pleasant 5 minute walk through Holyrood Park takes you to the buses at the foot of the Royal Mile (including an Airport Link / tourist bus stop) or alternatively to London Road, a major access road, whose numerous bus routes provide access to the main tourist and shopping destinations.

Whenever possible, guests will be welcomed personally at the property for the handover of keys. As you would expect, crisp fresh linen, bath and hand towels are provided for guests. In addition, local information / literature, an iPod docking station and a small selection of books, DVDs & board games have been provided for your perusal.

Both my partner and I were born and brought up in Edinburgh and have spent most of our lives in this beautiful city. I worked for the Scottish Government for many years, in roles ranging from Policy Development to briefing Ministers, however recently have begun to manage a small property portfolio of Holiday Lets.

Over the years we have been fortunate enough to have travelled widely (30+ countries and all Continents) and have stayed in a variety of accommodation types ranging from Hotels to Holiday Lets. Which, all in all, I believe makes me pretty sensitive to the holiday experience!

A pleasant 5min walk through Holyrood park, past the Queen’s residence (Holyrood Palace), takes you to the bottom of the World famous Royal Mile, while a 5min walk in the other direction takes you to London Road (a major bus nexus). This enviable location & FREE parking outside the flat has been a major Holiday Let draw!

What makes this apartment unique

Location, Location, Location! Within a 5 min walk (see our map 'photo') you have Holyrood park (650 acres of it!), Holyrood Palace, the Royal Mile, the Scottish Parliament, the “Dynamic Earth” exhibit, numerous bus stops (including an airport / tour bus stop), a major shopping centre as well as numerous other shops / pubs / restaurants. In short, this flat is a great base to make the most of your visit to Edinburgh!........ I speak English; however please note that over the years I have found Google Translate very effective for assisting with queries & handling bookings in other languages.

Closeness to Royal Mile a real plus

We were two couples in Edinburgh for four days. The flat was more than adequate for us...not luxurious, but nice.

We had a little trouble finding the correct building since it is part of a housing complex, but Eleanor was waiting for us and through texting, was able to direct us. She showed us how to operate the appliances, and made sure that we knew how to use the keys. The flat was fairly clean and the beds were comfortable for us. We didn't cook, other than breakfast. The basics were supplied, including WiFi and nice TV. We were concerned at first about the train that went by close to us, but it didn't bother us. The Palace and the Royal Mile were near by, which also made it easy to hail a taxi when needed. The grocery store where we bought paper products, cereal, milk and wine was not far in the opposite direction from the Palace. There is an entrance into the complex from Queen's Park, but we only used it when walking out to hike the hill near Arthur's Seat. Most of the time we walked through the parking lot to the main street. I can recommend this flat to those who have the same requirements that we did...clean space adequate for 4 adults, nice appliances that work, firm beds, good hot showers, and a good location for tourists. Location & comfort

What a gem this 2nd floor apartment is! There is a path from the parking lot that leads to Holyrood Park, Arthur's Seat, the Queens Palace and Parliment, which all start the Royal Mile. We walked to the local grocery store, and all the Royal Mile attractions. The apartment is comfortable and very quiet. The 2 spacious bedrooms and 2 bathrooms suited our family. We enjoyed the refrigerator, dishwasher, washer/dryer, TV, and fast, reliable internet. Eleanor is very friendly and answers questions immediately. We look forward to another fun stay in the future!

We couldn't have chosen a better apartment and location!

Eleanor was amazing! We arrived a couple of hours earlier than arranged, but she came right over to meet us then! It was great to have the essential groceries (bread, milk, tea, coffee and cookies) available when we arrived, thank you. We were happy to have parking available since that is not easy to come by in Edinburgh. Only a 10 minute walk to the shopping center and lots of local attractions. We only had a short flight of steps to reach or apartment, I would recommend this apartment to anyone.

great apartment

I recently stayed in this apartment with a friend and we found it to be very clean and comfortable. The owner met us when we arrived and showed us around, was easily accessible if we had any problem. The washer/dryer was great, coffee and some essentials were supplied. We found it a very easy walk to all the attractions.

Great location and cute apartment!

Loved the location of this apartment for our stay in Edinburgh. The apartment was cute and clean. Quiet building filled with locals - felt like we were really living in Scotland! Plenty of available parking for our rental car right outside the apartment building. 5 minute walk to Holyrood Palace/end of the Royal Mile and just a little further to climb Arthur's Seat! Would love to come back next time we're in Edinburgh.

GETTING TO THE FLAT:

Transport Links are excellent as the apartment is close to several main bus routes which access most areas of the city and beyond.

A) Bus/Airport: The No. 35 Lothian (airport) Bus stops at the bottom of the Royal Mile, c.5 min walk from the apartment, costs £1.60 & takes c.1.5Hrs. The (airport) Airlink 100 express reaches Waverley Bridge (1mile from flat) in c.30-40mins. During the day this bus leaves every 10mins & costs £4.50

B) Taxis: Are widely available at the airport & cost around £25 (depending on traffic) to get to the flat. Alternatively try calling City Cabs or Central Taxis

C) Trains: Waverley Train Station is a 15-20min walk away. A taxi to/from Waverley will cost c.£5 to get to the apartment. [The station has a baggage storage area]

D) Car: Nearby access to the city bypass & motorway networks is very useful. It can sometimes be difficult to find free parking in Edinburgh City Centre but Tytler Gardens and the surrounding streets are about as close as you can get to the City Centre, the Royal Mile and the Old Town and be able to PARK FOR FREE at all times.

E) Tram: A quick 3 min walk from the airport will take you to the tram stop where you can buy tickets (£5.50 an adult). Trams run every 8-10mins and it will take c. 45mins to get to York Place (the last stop). Alighting here you can then take a Lothian bus (26 or 44) to Carlyle Place and it is just a 5 minute walk from here or you can walk from York Place which will take c. 20mins

THE NEIGHBOURHOOD:

1) Tytler Gardens: The apartment is very centrally located with all of Edinburgh's tourist attractions within easy reach. Ideally situated for the Royal Mile (5 min walk), Palace of Holyrood House (5 min walk), Scottish Parliament and Dynamic Earth (5 min walk) as well as having the beautiful Holyrood Park right on the doorstep. Nearby, there are also numerous festival and 'Fringe' venues (it’s a 10 min walk through the park to the famous “Pleasance”), the Grassmarket / Cowgate (15-20 min walk) and Edinburgh Castle (15-20 min walk).

2) Edinburgh: The Old Town's cobbled streets, closes (alleyways) and historic Victorian / Georgian architecture make it visually stunning. The grandeur of the New Town, designer/boutique shopping on George Street and an immense choice of restaurants and bars make it a city to suit everyone's taste and budget!

3) The Festival city: Festivals are what Edinburgh does best, with something going on all year round. The high summer Military Tattoo & International and the Fringe are perhaps the best known, however to name but a few Edinburgh hosts the Science festival (April), Film Festival (June), Jazz & Blues Festival (July), Book Festival, Mela (August) and numerous gourmet food events.

4) Entertainment: Edinburgh has a throbbing night-life, is home to various jazz bars, comedy clubs, while during the summer street entertainment & busking Bag Pipers are never far away. The nearby Playhouse (15-20mins) & Festival Theatre (20min walk) host an abundance of cultural events, including operas, ballets & stand up comedy shows.

5) Walking in The Green City: Edinburgh is a fantastic city to visit and is small enough to walk around. Holyrood Park, Princes Street gardens and the meadows (tennis & pitch n putt golf!) are popular places for a stroll, offering a change to the ever present guided historical / ghost tours! For the more energetic, Arthur's Seat (1min away), an extinct volcano, is crisscrossed with walking trails and is popular with runners / cyclists as well as tourists for some of the best views of the city from Salisbury Crags. In addition, the Botanical Gardens and Edinburgh Zoo (No. 26 bus from London Road, c30mins), home to the UK's only Giant Pandas, are both worth a visit and are accessible by nearby bus routes.

6) Running, Edinburgh Marathon: Billed as “the fastest marathon in the UK” and “one of the fastest in the World,” Edinburgh is expected to host 40,000+ elite athletes in May 2016.

7) Hogmanay, the Scottish New Year: The Scots word for “the last day of the year.” Enough said!

All in all, in the sunshine there is nothing better than wandering around the streets soaking up the atmosphere. When it rains (which has been known!) you are never far from somewhere interesting to dash into out of the weather. Edinburgh boast a huge number of Art Galleries, Museums, theatres and live music venues as well as Cinema's, indoor shopping centres and entertainment Plaza's - something for everyone!
