La Maison d'Estang is a beautiful villa with private heated pool and air conditioned upper floor bedrooms in the charming and historic Languedoc village of Capestang.

This superbly flexible house sleeps up to 12 adults (plus small children) in 5 bedrooms and up to 15 when using the games room as a sixth bedroom and/or adding the adjoining self-contained one bedroom flat (HomeAway Property number 65969) - by far the better option clients tell us. Bedroom 5 is a ground floor 'suite' off the Games Room with double bedroom, shower room, living room with kitchen facilities, comfortable double sofa bed in the living room and it's own TV with UK free to air and French terrestrial.

The adjoining apartment is part of the main house and sleeps two (or three with one on a comfortable single fold out bed). It has a kingsize bed, a fully fitted kitchen, shower room and laundry facilities. And even if you don't take the extra flat the swimming pool is exclusively for use by your party in the main house. As we said - the house is very flexible and there's almost always a way to suit your needs.

There's Wifi and free to air UK tv (plus French terrestrial), DVD players and music systems with CDs and some with your own music player connectivity (bluetooth and wired) - bedroom 5 has it's own TV (as does the additional adjoining flat should you decide to take it).

The house rests in the traditional village of Capestang on the historic Canal-du-midi. Capestang has remained 'local' and unspoilt but still offers a wide selection of restaurants, local shops, a supermarket (and a Liddle) plus essential services such as doctors, cash machines, dry cleaners, butchers, bakers and hairdressers. It has a twice weekly market int he village square and... oh yes, the local wine. Very good local wine!

The house itself is full of old Languedoc charm with high, beamed ceilings and ancient stone walls but at the same time most modern conveniences are at your fingertips. There are 2 kitchens - the main house and the garden kitchen (plus one in the bedroom 5 suite) - and three dining areas one with both gas and charcoal barbecues.

HDTV with Free To Air Brit satellite and French terrestrial channels in the Lounge, Games Room and Bedroom 5 with DVD and Blueray player and music players in the Lounge.

BEDROOMS: Five very comfortable bedrooms over two levels - six when adding the additional apartment..

SHOWERS: Five shower rooms - one with a bath.

You can easily choose the bedroom set up that best suits your party. Ask us for a floor plan to plan ahead of time. If you want to take the additional flat (Property number 65969) - please ask us for details well in advance.

The garden level Fifth Bedroom Suite and the additional flat are integrated into the house via the games room and could be perfect for couples with young children or anyone requiring easier access.

The garden level Games Room (with ensuite shower) can also become a Sixth Bedroom if you need it and can sleep up to four on fold out beds (maybe good for younger family members) but if you'd rather keep the games room for games as most do, there's also the option of taking the adjoining self contained one bedroom flat available by prior arrangement (Property Number 65969).

SAFE PARKING: Secure garage parking for two cars as well as a secure driveway and a safe, quiet road outside for more.

THE BEACH: It's only 20 or so minutes depending on traffic on a pretty direct route to fabulous beaches (busy and quiet) and super waterside, sea front and marina restaurants. Golf, boating & great bike rides are not far away and the beautiful and historic world heritage Canal-Du-Midi is great for walking, boating, biking or picnicking.

TRAVEL: Beziers-Vias airport is 30 min (usually via RyanAir). Carcassone, Perpignan and Montpellier airports (from Gatwick and many more) are 1 hour and Toulouse and Barcelona approximately a 2 hour drive. Eurostar/TGV to Beziers or Narbonne (20 mins) or Car-Train to Narbonne 20 min. There are three varied and interesting driving routes with hotels and restaurants of varying quality (and price) en route (and the great wine regions of the Loire, Rhone or of course, Burgundy).

La Maison d'Estang is a charming and comfortable vacation house with everything you need for a great holiday. It's loved and cared for by the owners and by our many repeat clients. We're sure you'll want to become one of them. And remember, discounts for parties of eight or less may be available out of high season

Various food and drinks packages and personal supplies can be ordered in advance of your arrival. We can't do this last minute so please, plenty of advance notice needed.

Cleaning and mid-term change-over of sheets and towels available.

Bicycles can be hired from an independent company at great prices complete with safety equipment and full insurance for adults and children (mellowvelos.com & they deliver).

Beach towels and coolers to take off property (by prior arrangement please).

THE POOL: the pool is open usually from sometime in May until early to mid October (weather dependent) but may be open earlier or later with prior arrangement.

VILLAGE SERVICES: Butcher, bakers, dry cleaner, great hairdresser (Dani - left behind the church and you can't miss the church), wine makers, excellent (English speaking) doctors, two pharmacies, cash machines and banks. Restaurants and bars.

TRANSPORT: Airport or railway station pick-up and drop off is available. Possible driver available for beaches, day trips, etc. Please remember though we need a lot of advance notification for booking car services.

What makes this villa unique

Lively village life (but only as busy as you want it to be), great variety of restaurants, proximity to beach and transport links, and of course the beautiful house itself, restored, revitalised and finished with taste and skill. A house that's great for a get-away break for two but suits parties of any size to twelve or even more the the optional added one bedroom flat (property number 65969 - price on application) Remember, discounts for parties of eight or less are negotiable outside of high season! Coming with almost every modern convenience, yet at the same time elegant and charming. Air conditioning is useful to say the least in July and August and the efficient heating system and large open fire makes this the perfect winter rental, too. Thanks to the heated pool, summer lasts a little longer at La Maison d'Estang than at many of the other rentals in the area.

Wonderful house, wonderful location

This house is the old gendarmerie and is packed with character. It's beautifully refurbished and furnished in the style that suits the house perfectly. Every room in the house is very spacious and bright and airy and everything was very clean and all was in working order. Thanks to Zoe for having everything ready for us.

The kitchen is very-well equipped and all the other rooms have everything you need for a very comfortable holiday stay. The handbook was very useful and gave clear guidance for the facilities in the house and for visiting the area.

The village of Capestang has everything you need within walking distance including bars, restaurants, supermarkets, boulangeries and even vingerons where you can taste and buy wine. There is also a market in the square by the impressive church on Sundays and Wednesdays. The people in the village are very friendly and welcoming. The Canal du Midi is a few minutes walk from the house and you can walk by the canal to explore other nearby villages.

Capestang is also a great base for exploring the region, Montpellier, Beziers, Narbonne, Carcassonne, the coast with great beaches and restaurants and of course, the winelands are all on the doorstep.

What a fantastic place, we had such a great time.

Great house! Great location! Great vacation!

We are a group of 9 friends, almost all retired, who rented this house as a starting off point to explore the area. We wanted a large house with a big kitchen and living area able to seat all of us comfortably. We needed lots of bedrooms and a nice outside area. We wanted a house with easy accessibility to the main roads, to historic sites in the area, good markets, and to the coast. We also wanted a small village that still held real local village life and not too much tourism, plus, good vineyards nearby. La Maison d'Estang in Capestang filled all our requirements. The house is a great old quirky house & was quite big enough for all our group. There are 4 bedrooms upstairs. The fifth bedroom is actually the game room on ground level and is more comfortable as a game room than a bedroom though there is a full bath down there. We stayed for the entire month of September and really enjoyed having the laundry room on the ground floor. It was also great to have the gated drive to pull our cars into and the locked garage to use if needed. The key set up was perfect for us since we had several people coming and going at different times and they have a lock box. We only had someone in to clean once as we were going to do the rest ourselves but I would recommend more cleaning as we didn't end up doing as much as was needed. Also there were a few minor things such as light bulbs that were out and bedside lamps that did not work that were just a matter of not having a thorough check before we arrived. These were very quickly dealt with once brought to the attention of the caretaker. I would definitely recommend this property to anyone looking for this type of vacation experience. The owner is very responsive and never delayed in any communication we had with him. I would love to return myself!

Didn't disappoint!

This is the second time we have stayed here, and it will not be the last.

The accomodation is perfect for a group of friends or large family - and the games room was perfect as a base for the teens. The garden kitchen is a great facility to have for dinner al fresco, and the options to dine upstairs are great too.

One of the best holiday lets we've been to.

Best of all It is also very convenient to the town square with some great restaurants and bars so no need go too far some good food and a drop of the local wine.

The pool is a great size too, perfect for the adults to have a decent swim, or the kids to play games in.

We're coming back

This house has become our favourite holiday spot. we have been here three times with different families all ages and always had a fabulous time. Lovely large rustic house - The games room, the garden kitchen and the pool are such a bonus. Several great restaurants and bars in town 5 mins walk. Kevin the landlord is an absolute star. We are definitely coming back again!

An excellent holiday rental in the Languedoc.

Every home comfort with added bonus of a superb swimming pool and wall to wall sunshine. The house was spacious and the summer kitchen a boon. Couldn't find fault. Perfect holiday.the management were very helpful.we enjoyed La Galiniere in the nearby street for superb meals. All conveniences in the village. Canal boat trip great.

Huge house!

This house was incredible. I have never stayed in such a spacious house before - great when you are travelling as a large group. The location is excellent- unlike many other houses in town parking is easy and there are no narrow roads to navigate down.

We stayed over Easter so unfortunately could not take full advantage of the summer kitchen, BBQ and outside dining area but I imagine anyone spending summer here would see it at it's best.

The photos on the HomeAway website do not do the house justice as although everyone had seen pictures of it on line before arriving, on arrival this house had a real wow factor - so big and sprawling and with a great homely feel.

As a location this house has it all - in a town with lots going on (restaurants ,canal, cycling market shops etc), unspoilt by tourists and on the door step to lots of things to visit, with excellent road links - in 5 days we squeezed in a cycle ride along the canal, trip to Carcasonne, trip to a Cathar castle in the Pyrenees, a beach day, a visit to the Cathar vilage of Minerve and an afternoon in Beziers.

There are two supermarkets in town - don't buy your wine from there - get it from the winegrower at the bottom of the road who also does free wine tasting.

Choosing a house is not just about the property but also the owner. When I had a problem (and it was user error) Kevin got back to me straight away - excellent service.

Notes:
Smokers please outside - it's so hard to get the tobacco smell out of the house - you can always have a puff in the garden or on the balcony if tobacco's your preferred vice. On the ground floor is a second fully stocked kitchen with four ring hob, oven, fridge, kettle, coffee maker, plastic plates and glasses - so much safer around the pool (glass in the pool requires draining and cleaning and that's both inconvenient and very expensive for you to cure). Also both gas and charcoal barbecues are close by the large outdoor dining table. A quiet seating area is adjacent to the large outside shaded dining area. As the main house is 'upstairs', 'Suitable for Elderly (if infirm) and Wheelchair Access' applies only to the garden level bedroom (BR5) and the games room and its en suite shower room, the garage, and some other outdoor areas.
