Folks often see our two garage doors and mistakingly assume our home is multiple units. Both garage doors open to our large enclosed garage. You, your family, and friends will enjoy 100% of our property. The Beachy Keen home is a single family home perfectly positioned between the Gulf of Mexico and Santa Rosa Sound. You are just steps away from the sound and a short walk out of this private gated community to the sugar-white sand beaches and emerald green waters of Pensacola Beach. Adjacent to the Gulf Islands National Seashore, selected as the #3 beach in the U.S. and in the top 25 in the world. Pensacola Beach is located on Santa Rosa Island, the worlds largest barrier island. The shoreline offers endless opportunities for recreation and rejuvenation on, in, and beside the natural beauty of The Gulf Of Mexico here at Pensacola Beach.

Come explore the sand, surf and sky as you hike, bike or kayak along the shoreline.

Beachy Keen is nestled in a small private gated community with the sound and ocean easily accessible on either side. Steps away from the sound and a short walk out of this gated community to the white-sand and emerald green water of the Gulf of Mexico. The quiet gated community with sidewalks allows for a safe place for children to play and ride bikes. The island bike path is just outside the neighborhood entrance and runs the entire span of the Island - all the way East to Navarre Beach or West to Ft. Pickens. Cool off in the private community pool, fish from the private pier, collect sea shells by the Gulf of Mexico, spot hermit crabs along the Santa Rosa Sound, or just sit and enjoy one of the most beautiful beaches in the world.

Beachy Keen is 1900 sq ft of perfectly laid out living space. A well cared for home with beautiful beach decor, new white washed plank tile floors, and a clean, fresh, peaceful atmosphere.

Enjoy your morning coffee looking out at the water or end the day gazing at the sky painted by a sunset from either the front porch or back deck.

Sleep up to 10-12 people in this comfortable 3 to 4 bedroom home with 3 full bathrooms. 1 king bedroom. 1 queen bedroom. Bunk room (1 bunk bed has two twins, 1 bunk bed has twin on top and full on bottom). 4th room has a queen pull out sofa that can allow this to be used as a 4th bedroom. Living room also has pull out queen sleeper sofa. Pack-n-play provided.

Living room, King room, sitting room off of kitchen, and garage all have flat screen smart TVs with blue ray players. Enjoy wi-fi and cable television. (tv in garage does not have cable but does have a smart blue ray player so you can enjoy movies or sign into your netflix, amazon, or hulu accounts or bring your game console.)

Large enclosed garage with TV/blue ray, ping pong and foos ball so that the play doesn't have to stop on a rainy day.

Your Beachy Keen home has a washer and dryer and comes stocked with bed linens, towels, hair dryers, and starter paper products.

Beachy Keen even saves you time and money by providing 6 adult bikes (3 mens, 3 women's), 2 kayaks, beach chairs, beach toys, beach towels and beach cart to pull it all around in. (damage or theft will result in repair or replacement cost being taken from deposit)(these are complimentary items that we leave for your enjoyment, we are not obligated to provide these toys for your rental of our home and are not responsible if they don't meet your standards. I have to put this because I've had renters angry that I can't come inflate a flat tire or put a chain back on a bike or they are angry because they don't like the style of beach chairs I have. You are welcome to use any toys we leave in the garage, but we offer them as a complimentary item and are not charging you extra for them.)

All you need to bring is a swimsuit and your flip flops.

We are located at the quieter end of the beach. Far enough away to enjoy the natural beauty of this paradise while still only a 5 to 10 minute drive to all the island has to offer. The Grand Marlin is one of our favorite restaurants located just as you cross the bridge onto the island. Papas Pizza located at the board walk is our favorite quick easy meal (Trolley service offered seasonally to the boardwalk). Drive 10 to 20 minutes to enjoy beautiful downtown Pensacola, it's shopping, restaurants, museums, blue wahoos baseball stadium and more. 35-45 minute drive to the Naval Museum.

Please Note the Following Rules:

Rental customer must be 25 years of age or older. Rentals are Saturday to Saturday. Check-In time is 4 PM. Absolute checkout time is 10 AM, so that we may prepare for our next arrivals. No refunds will be given for late arrivals or early departures.

Absolutely, NO PETS. Your security deposit will be forfeited and you will be charged additional for rug cleaning/flea spray treatment if any evidence of pet(s) is/are established.

Absolutely, NO SMOKING. Your security deposit will be forfeited and you will be charged additional for rug/drapery/upholstery cleaning or damage caused by smoking products.

Occupancy: The total number of persons allowed in the home at any time is restricted to the number mutually agreed upon and stated on rental contract. Your security deposit will be forfeited if this number is exceeded.

Neighborhood restrictions.

No parties allowed. No boats or RVs in driveways. Any evidence of any of these activities will result in a forfeiture of your entire deposit. If you have a boat or RV it must be kept off-site. Our neighbors are only too happy to report parties or other neighborhood rule violations and persistent violations of any rules will result in your eviction from the house and forfeit of deposit and rental.

Housekeeping: Accommodations will be cleaned to quality standards prior to your arrival and after your departure. Linens are provided and must not be removed from the unit. There is not an on-site housekeeper. Any complaints must be made within an hour of check-in. We will address any problems as soon as possible. No refunds will be made.

Severe Weather: If hurricanes or other extreme weather conditions occur, Emergency Management may issue a mandatory evacuation notice. Accommodation refunds will be prorated from the time of your departure from the island during the mandatory evacuation.

Deposits: A deposit equal to half of the rental will be required at the time the reservation is made. This will need to be paid by credit card through VRBO/Home Away, cash, traveler's check, bank money order, or cashier's check. We require a $500 refundable damage fee which will be refunded within 15 days of departure, providing there is no damage or theft to the unit and/or its contents and all polices and conditions are followed. If repairs to the unit and/or it's contents are required as a result of damage from your stay, the owner reserves the right to apply the deposit to offset the expense of the repairs.

Rental payment balance is due in full 60 days prior to arrival and may be paid by credit card home away, cash, traveler’s check, bank money order or cashier’s check.

Refunds: If you need to cancel, you must do so at least 60 days prior to your arrival date to receive a refund of your deposit. If you call to cancel your reservations within less than 60 days prior to your arrival, every effort will be made to re-rent the property. If we cannot, your deposit will be forfeited.

My family loves the gulf. The water, the sand, the people. We love it. After vacationing there for years I started the search for a place we could call our own. As soon as I entered the private gated community of Santa Rosa Villa Estates I knew this was our new home away from home. I could visualize my kids riding their bikes in the quite community, and all of us enjoying both the sound and gulf only steps away in each direction. We waited a year before we rented it so we could just enjoy it ourselves. Maybe that's a little selfish, but I will never forget the summer of 2014. Nine of the most perfect weeks of my life. I know you and your family will enjoy making memories here as much as we have.

What makes this house unique

I chose this property over all the other options because of the vicinity to both the gulf and the sound. It is complete island life. Another HUGE reason was because of the private gated community. It makes it such a quiet safe place for my kids to play and ride their bikes without me worrying. Ours is the only gated community on the island that allows weekly rentals. I'm so grateful we found this place.

We loved staying here! Very comfortable home. And it is a great location with the bay on one side and the beach on the other. Fairly close to anything you need as well. We could see ourselves right back here again.

Great Place!

Very nice and fun place to stay. Beautiful home. Right next to the sound and a short walk to the beach. Just a few steps to a nice pool. Loved staying here. We did have one glitch as the a/c went on the fritz, and on the 4th of July, too. That could have ruined our vacation. I hear a lot of owners would have just refunded the balance of your payment and you would have had to find another place to stay or just go home. This owner went above and beyond to keep our vacation on track. I can't say enough to express our appreciation. I would stay there again just because of that, but the house is great as it is. They even had chairs and a beach buggy available for our use. The traffic was tough coming in on 4th of July week, but the fun we had more than made up for that. We got to see five or six firework shows from the deck of the house. We also got to see the Blue Angels doing maneuvers during the week getting ready for an air show they were having the following Saturday. You may not see that every week (though I believe the resort close by has a firework show every Tuesday), but this is a great place to stay to enjoy the Gulf Coast beach and the perks of Pensacola Beach. Couple of other pros, the house is inside a small gated community so it's pretty safe and secure with not a lot of in and out traffic, and the beach area was not very crowded at all considering it was 4th of July week. We had a great time here and a great vacation.

Nice and Comfortable!

We had a nice stay at this property. The owner was incredibly responsive from beginning to end which was helpful. The location was great and we enjoyed both the sound side and gulf side which were easily accessible. We utilized the kayaks which we had never done before and it was amazing. I will say that we stayed upstairs most of the time which was well appointed and super comfortable. It was very clean as well. Admittedly on us, we didn't realize the downstairs game area was not air-conditioned and with the heat we didn't use it except to go in and out of the garage. Therefore the price value for the property - for us - was a little less than we had hoped.

Very quiet and secluded location for our family. House was very comfortable and had all we needed for relaxation and entertainment. The play/game area is not just for kids! Very welcoming and friendly neighbors. We cannot wait to come back!
