The Beachy Keen home is a single family home perfectly positioned between the Gulf of Mexico and Santa Rosa Sound. You are just steps away from the sound and a short walk out of this private gated community to the sugar-white sand beaches and emerald green waters of Pensacola Beach. Adjacent to the Gulf Islands National Seashore, selected as the #3 beach in the U.S. and in the top 25 in the world. Pensacola Beach is located on Santa Rosa Island, the worlds largest barrier island. The shoreline offers endless opportunities for recreation and rejuvenation on, in, and beside the natural beauty of The Gulf Of Mexico here at Pensacola Beach.

Come explore the sand, surf and sky as you hike, bike or kayak along the shoreline.

Beachy Keen is nestled in a small private gated community with the sound and ocean easily accessible on either side. Steps away from the sound and a short walk out of this gated community to the white-sand and emerald green water. The quiet gated community with sidewalks allows for a safe place for children to play and ride bikes. The island bike path is just outside the neighborhood entrance and runs the entire span of the Island - all the way East to Navarre Beach or West to Ft. Pickens. Cool off in the private community pool, fish from the private pier, collect sea shells by the Gulf of Mexico, spot hermit crabs along the Santa Rosa Sound, or just sit and enjoy one of the most beautiful beaches in the world.

Beachy Keen is 1900 sq ft of perfectly laid out living space. A spotless home with freshly painted walls, new white washed plank tile floors, and new furniture all recently updated.

Enjoy your morning coffee looking out at the water or end the day gazing at the sky painted by a sunset from either the front porch or back deck.

Sleep up to 10-12 people in this comfortable 3 to 4 bedroom home with 3 full bathrooms. 1 king bedroom. 1 queen bedroom. Bunk room (1 bunk bed has two twins, 1 bunk bed has twin on top and full on bottom). 4th room has a queen pull out sofa that can allow this to be used as a 4th bedroom. Living room also has pull out queen sleeper sofa. Pack-n-play provided.

Living room, King room, sitting room off of kitchen, and garage all have flat screen smart TVs with blue ray players. Enjoy wi-fi and cable television. (tv in garage does not have cable but does have a smart blue ray player so you can enjoy movies or sign into your netflix, amazon, or hulu accounts.)

Large enclosed garage with TV/blue ray, ping pong and foos ball so that the play doesn't have to stop on a rainy day.

Your Beachy Keen home has a washer and dryer and comes stocked with bed linens, towels, hair dryers, and starter paper products.

Beachy Keen even saves you time and money by providing 6 adult bikes (3 mens, 3 women's), 2 kayaks, beach chairs, 10x10 beach canopy, beach toys, beach towels and beach cart to pull it all around in. (damage or theft will result in repair or replacement cost being taken from deposit)(these are complimentary items that we leave for your enjoyment, we are not obligated to provide these toys for your rental of our home)

All you need to bring is a swimsuit and your flip flops.

We are located at the quieter end of the beach. Far enough away to enjoy the natural beauty of this paradise while still only a 5 to 10 minute drive to all the island has to offer. The Grand Marlin is one of our favorite restaurants located just as you cross the bridge onto the island. Papas Pizza located at the board walk is our favorite quick easy meal (Trolley service offered seasonally to the boardwalk). Drive 10 to 20 minutes to enjoy beautiful downtown Pensacola, it's shopping, restaurants, museums, blue wahoos baseball stadium and more. 35-45 minute drive to the Naval Museum.

Please Note the Following Rules:

Rental customer must be 25 years of age or older. Rentals are Saturday to Saturday. Check-In time is 4 PM. Absolute checkout time is 10 AM, so that we may prepare for our next arrivals. No refunds will be given for late arrivals or early departures.

Absolutely, NO PETS. Your security deposit will be forfeited and you will be charged additional for rug cleaning/flea spray treatment if any evidence of pet(s) is/are established.

Absolutely, NO SMOKING. Your security deposit will be forfeited and you will be charged additional for rug/drapery/upholstery cleaning or damage caused by smoking products.

Occupancy: The total number of persons allowed in the home at any time is restricted to the number mutually agreed upon and stated on rental contract. Your security deposit will be forfeited if this number is exceeded.

Neighborhood restrictions.

No loud parties allowed. No boats or RVs in driveways. Any evidence of any of these activities will result in a forfeiture of your entire deposit. If you have a boat or RV it must be kept off-site. Our neighbors are only too happy to report parties or other neighborhood rule violations and persistent violations of any rules will result in your eviction from the house and forfeit of deposit and rental.

Housekeeping: Accommodations will be cleaned to quality standards prior to your arrival and after your departure. Linens are provided and must not be removed from the unit. There is not an on-site housekeeper.

Severe Weather: If hurricanes or other extreme weather conditions occur, Emergency Management may issue a mandatory evacuation notice. Accommodation refunds will be prorated from the time of your departure from the island during the mandatory evacuation.

Deposits: A deposit equal to half of the rental will be required at the time the reservation is made. This will need to be paid by credit card through VRBO/Home Away, cash, traveler's check, bank money order, or cashier's check. This includes the $500 refundable damage fee which will be refunded within 15 days of departure, providing there is no damage or theft to the unit and/or its contents and all polices and conditions are followed. If repairs to the unit and/or it's contents are required as a result of damage from your stay, the owner reserves the right to apply the deposit to offset the expense of the repairs.

Rental payment balance is due in full 60 days prior to arrival and may be paid by credit card home away, cash, traveler’s check, bank money order or cashier’s check.

Refunds If you need to cancel, you must do so at least 60 days prior to your arrival date to receive a refund of your deposit. If you call to cancel your reservations with less than 60 days prior to your arrival, every effort will be made to re-rent the property. If we cannot, your deposit will be forfeited.

Why Megan Barfield chose Pensacola Beach

My family loves the gulf. The water, the sand, the people. We love it. After vacationing there for years I started the search for a place we could call our own. As soon as I entered the private gated community of Santa Rosa Villa Estates I knew this was our new home away from home. I could visualize my kids riding their bikes in the quite community, and all of us enjoying both the sound and gulf only steps away in each direction. We waited a year before we rented it so we could just enjoy it ourselves. Maybe that's a little selfish, but I will never forget the summer of 2014. Nine of the most perfect weeks of my life. I know you and your family will enjoy making memories here as much as we have.

What makes this house unique

I chose this property over all the other options because of the vicinity to both the gulf and the sound. It is complete island life. Another HUGE reason was because of the private gated community. It makes it such a quiet safe place for my kids to play and ride their bikes without me worrying. Ours is the only gated community on the island that allows weekly rentals. I'm so grateful we found this place.

Awesome Spot! Girls Trip

Came here recently for a girls vacation (6 of us). The location is perfect. the beach is across the street through the gated community - (5 min walk) and a small inlet is on the immediate other side which was beautiful! Loved the bikes they had there. The place was perfect - - plenty of space and we spent a lot of time on the patio. The only complaint was a slight mildew smell in the basement also there is only a community pool and it is NOT heated. The house is about 5 minute drive from the fun boardwalk area. Would definitely visit again. Thanks!

Owner's Response: Renter took great care of our home and I hope they choose our home again in the future. I left them a perfect review. I want to address the complaints for future renters. 1. I'm afraid the review will imply that I mislead the renter about our community pool. I communicated that our community pool was not heated when the renter first inquired about our home. I work hard to make sure each renter knows what to expect from our home and that we exceed those expectations. 2. I'm concerned the complaint of mildew implies our home is not clean. We do not have a "basement". Renter is referring to our garage. We do not have mildew in our garage. Any home located within walking distance to the beach will have the slight smell of moisture in the garage. Nothing can be done about it short of conditioning the air in the garage which most would agree is not practical. Our home is professionally cleaned after each guest. Our garage is swept and organized for each guest.

Very Pleasurable Experience

Our stay was very pleasurable. The house exceeded our expectations. It is large, well-appointed, and well-located between the bay and the ocean. The gated street means it is quiet and secure. It has two driveways that can accommodate four cars. The ground floor is devoted to recreation, with high-quality ping-pong and foosball tables, and a comfy couch with TV. There are two kayaks and several beach bikes. The house is strategically located right next to a bayside dock, making kayaking expeditions very easy. The house is decorated in attractive, functional furniture. The walls have nice artwork and soft pastel colors. The master bedroom is large with a huge bathroom -- dual sinks, soaking tub, all you could ask for. There's a second private bedroom with bath, and a bunk room with solid, sturdy bunks for four people. There's also a relaxing TV room off the kitchen that can be made private and has a pull-out couch. The kitchen was well-stocked with utensils and appliances. A full-width deck with water views extends from the family area. The owners were gracious and quick to respond to any question. Two big sunburnt thumbs up! We'd definitely come again.

The place was in the perfect spot, water on both sides! The house seemed new but comfortable! Beds were great! And of course the treasures on the first floor were the best! From lots of beach chairs to ping pong to fooseball to kaiyaks and bikes! Everything for all ages!! Will be renting again
