Renovated wood-paneled cottage is nestled in the woods on a private 86-acre Historic Hudson Valley estate. Beautifully furnished, the one-story cottage with sleeping loft has views of the woods, Hudson River and Catskills. Expansive deck has outdoor furniture and a charcoal grill.
There are three bedrooms, 2 with double beds, one single plus sleeping loft with full mattress and 1.5 baths. Well behaved pets considered and have their own little door. Cottage has essential mud room, cozy wood-burning stove, skylights, marble counters, dishwasher and washer/dryer. Pet fee is an additional $50 for up to three days, $100 for more than 4 days. You can opt to purchase Property Damage Protection from VRBO or leave a refundable damage deposit of $400.
We are the second generation to inhabit this magical 86-acre historic riverfront property, purchased in 1969 from descendants of the Livingston family of Clermont. Original Livingston Estate is now Clermont State Park, just 1/2 mile away. We maintain several long and short-term rental houses and host events in the mansion area in addition to organic farming, livestock and operating a wood mill.

Southwood is a convenient two-hour drive from New York City. The surrounding area, which includes, Tivoli, Germantown, Rhinebeck, Hudson, Red Hook, Clermont State Park, Bard College & Omega Institute, provides varied activities that appeal to a wide range of interests for travelers. A sublime relationship to nature, in addition to the historic elements of the estate, is the main attraction. Deer, turkeys, eagles, hawks, foxes, a wide variety of songbirds and assorted critters share the wooded grounds.
Southwood Cottage is tucked in the woods and has spectacular views of the Hudson River and Catskills and the historic 1847 main house. The cottage is newly renovated. Cozy wood-burning stove provides additional heat in the living area in colder months. Skylights provide natural light.
We had two couples and our dog for most of the week and one more couple joined us for the last weekend of our stay. Southwood is a beautiful and beautifully-located property with comfortable accommodations and a stunning view of the Hudson and the Shawangunk/Catskill Mountains on the west shore. Our family had discussed several times vacationing in the Hudson Valley but this is the first time we had done so and Southwood was the perfect spot.
Dana and Hart are terrific hosts and since we were the only guests we had a chance to get to know them and received helpful guidance on local sites and attractions.
We especially enjoyed, particularly considering the near-100 degree temperatures many days, the large pool and pool house and we spent much time there staying cool. Our one-year-old dog even learned to swim! We grilled out most nights using the charcoal-burning Weber on the patio. Any especially nice touch was access to the extensive herb and vegetable garden to supplement the farmer's market meats and produce we had bought in Rhinebeck and Clermont.
The cottage was very charming and well-equipped though not large, ably accommodated the six of us and the dog.
We highly recommend a stay and look forward to our next visit since there is so much to see and do nearby and we barely scratched the surface.
Have enjoyed a memorable family gathering, sight seeing the pictorial townships around, spending hours in the well maintained pool, perfect for small children as well as seniors. Highly recommended
We rented The Cottage at Southwood for a wedding weekend and it was wonderful. We knew the people renting the other properties so it was like our own little compound. All of the houses are charming and well-kept and the main house is beyond stunning. The pool is a dream, particularly in July on the East Coast. Would definitely go back!
We were lucky enough to enjoy the cottage over the 4th of July weekend. The view from the pool was beautiful. We slept 5 very comfortable in the cottage, definitely room for more. We all left wanting to book another weekend asap. Dana and Hart were wonderful host!
We had an excellent weekend staying in the cottage at Southwood Estate during the last weekend of our boys' winter break from school.
The cottage is cozy & beautiful. The property is spectacular & Dana was a very gracious host.
We amused ourselves (and wore ourselves out) hiking nearby - Clermont & Tivoli Bays, then relaxed inside with a fire going in the wood stove.
It would be our dream to spend more time there during the Summer or Fall.
I have no hesitation in recommending Southwood as an amazing place to spend a weekend, a week, or longer.
Bard College, Olana, Omega Institute, Hudson, Rhinebeck, Tivoli, Red Hook, Woodstock, Otto's Market/Germantown, Clermont State Park, skiing, hiking, horseback riding, leaf-peeping etc.

Guests have a choice between purchasing VRBO Property Protection or leaving a refundable deposit of $400. Cleaning fees depend on number of guests and days. Nightly rate is for 5 people, fees for additional guests vary between $25/person/night and $35/person/night by season.
Deposit payment is only refundable if cancellation occurs more than 30 days before check-in, less 10% admin fee. Cancellation within 30 days of check-in requires payment in full of total rent unless property can be rebooked.
Holiday weekends such as President's Day, Easter, Memorial Day, Fourth of July and Labor Day require a three-night minimum stay
Seasonal: Pool use may be subject to specific hours if other tenants are in residence on the property. Ask owners. Heated pool is open late May to mid - September.
