The Friendly Villa: When we decided to rent Villa des Sapins, we wanted to make sure your holidays would be as happy and carefree as possible. First of all, everything is included: light, heat (if you need it), and wireless internet. Secondly, you'll find sound and video (UK Freesat), and shelves full of good books. There are plenty of towels for each guest, and a full set of linen. There are loads of plates, cutlery, dishes, utensils and glasses, and more than enough chairs and loungers. We provide mountain bikes, including a couple for bigger kids, so you can discover the forest at the end of the garden. And lastly, there's high quality furniture and decorations: no fragile antiques to concern parents, but leather couches, rugs, and big lamps, so you can relax in comfort and style. All we ask is that you respect the villa and the tranquility of the neighbourhood, and leave the place as you found it... Villa des Sapins is our home from home: we hope you'll enjoy your stay there too
Tennis, Golf and Skiing: There are tennis courts available for hire in Peymeinade, just 3 km away.
There are many good golf courses within a short drive - please ask us for details.
For skiing, it is a comfortable 1.45 hour drive to Isola 2000, where there's usually excellent snow, and a good friendly atmosphere. Isola offers half day lift passes, from 12:30 onwards. There are plenty of public car parks, but arriving after lunch can be a problem for parking. Auron is also recommended near Isola, but lower at 1600. Greolieres is nearer, but via lots of mountain roads which can upset passengers, and the snow can be variable. No skiing before mid-January usually.
It's no problem to drive out and back to the slopes each day, especially to Isola and its neighbours, since the roads are good and mainly dual carriageway.
Weather in the South of France: We're at 300m elevation, so we get nice cooling breezes in the height of the summer.
But the South of France in July and August is hot, most days being above 30ºC. There are big fans in the bedrooms. There's no air con. Bring the shutters down in the daytime, and the house keeps cooler. Averages for hours of sun per day and temperature (ºC) are: May 7h, 19º; June 8h, 23º; July 9h, 26º; Aug 9h, 26º; Sept 7h, 24º and Oct 6h, 20º.
Great location - lots of things to do and places to eat. Villa was well up to taking 12 adults and 1 baby. Great holiday. Beautiful place. A short hop from Heathrow or Gatwick into Nice then a lovely drive through the hills to Villa Sapins. The gated community and property leave you feeling secure and friendly neighbours often wave as you pass by.
This property is nothing short of absolutely exquisite. The view cannot be reduced to mere words. Stunning, breath-taking, magnificent, awe-inspiring – all are painfully insufficient. It transforms perpetually throughout the day and leaves you breathless and unremittingly fascinated. Cannes and the coast in the distance, rolling green hills and an infinite sea of clouds during the day and, if you’re lucky fireworks at night dependent on time of year. The lawns are manicured, there is ample space for ball games and more than enough indoor and outdoor seating for dozens.
The villa itself has beautifully appointed rooms with all the comforts of home, and then some. The living and dining rooms offer stunning views to eat or read by as well as comfortable furnishings that can hold their own with a more discerning crowd. There books and magazines to read, films and satellite TV as well as table tennis and all sorts of paraphernalia for the pool. The kitchen is stocked with all the necessities and niceties. There is two car garage with a beer fridge. The second level has many lovely bedrooms complete with linens and most have their own ensuite washrooms and balconies. The third floor has a bedroom and what can only be described as your own personal observatory.
I spent a sun-filled week with a phenomenal group of friends and we could not have had a better time. Proximity to Nice, Grasse, Cannes and Monte Carlo easily allow for day trips to explore. I’d also recommend visiting St. Paul de Vence. Nearby Peymeinade has some lovely little restaurants as well as bakeries and a large supermarket. There is also a fantastic fresh water lake nearby which is popular with locals, has a café that serves food and rents paddle boats. But, just staying home at the villa was more than enough on most days.
Without even the slightest of doubt, worth every cent, pence or euro.
Decided to have a group holiday with great friends and can honestly say, nothing about the location or villa will leave you disappointed. Fabulous location, stunning views, the ideal place to relax and ease away the everyday life blues.
The villa itself was ideal for a large group, spacious, beautifully decorated rooms, luxurious bathroom facilities, open plan lounge and a sociable sized kitchen.
On our first night we all had dinner outside on the terrace, looking out on views further than the eye can see and in secluded grounds meant we were able to go into the small hours without the fear of disturbing the neighbours.
The highlight of the holiday for me was getting engaged , one of the rooms has a secluded top area where you can look out to the stars and is an idyllic setting for a spot of romance.
I would highly recommend staying here, just short drive from the nearest town, airport, local shops and restaurants, fabulous pool , means you can lock yourselves away and laze the days away.
The Perfect holiday location and guaranteed a return visit
We had the pleasure of staying at the Villa Sapins this summer, and I cannot say enough good things about it!
The house itself is huge --- large enough to comfortably accommodate our party of 8 adults. There are large living areas with plenty of room to lounge around, as well as a well-stocked library of books and games to keep you entertained. Our bedroom overlooked the back of the house, where you can catch the most stunning views of of the south of France.
You can choose to eat at the dining table indoors, or opt for the table out on the covered patio, which lets you take in the views. There is a bakery and a large supermarket close by where you can stock up on groceries. The kitchen is quite large, and also well stocked with plates, glasses and cutlery.
The highlight of the villa --- and it's quite a highlight -- is the infinity pool in the back. We spent most of our time by the pool area, taking in the great weather and cooling off in the water. A neat little bonus: the pool looks even more stunning at night. In the days we could see the rolling hills of countryside, and at night we would take in the twinkling lights of Cannes spread out below.
Grasse, Cannes, Nice and Monaco are all easily accessible by car or train, so we took advantage of our time there and did a few day trips to explore the area.
A very memorable visit for our group, and all in a gorgeous villa that we would definitely return to in the future!
Just wonderful to return here after a few years. The villa is still a great place to take a large group (or families) and there's been a few updates to the bathrooms and bedrooms which just made the overall impression that much more special. The master bedroom now has a lovely modern bathroom and a huge high ceiling - the other two double rooms on the same floor also have a shower/sink and full bathroom making it that much more comfortable. The garden is beautiful and as always the view takes your breath away as you first walk into the open plan lounge/dining area and out into the garden.
It's always so peaceful when we visit here and really allows you to relax and feel like you're on top of the world! The outside space makes it easy to BBQ and eat outdoors most evenings to really soak in the location. Everything was spotless and I'd definitely recommend this place to friends and family.
Already looking forward to our trip planned next year!
We stayed at the Villa as part of a group, we picked up our hire car at the airport and the drive to the Villa was straight forward. The Villa itself is fantastic, very spacious accommodation, well laid out and it has everything you would need for a great holiday. The rooms are all tastefully decorated and welcoming. The kitchen is fully equipped, which makes self catering very easy as the supermarket is just a short drive down the hill.
The garden has something for everyone, a big pool, sunbathing area, a Petanque Court, a number of lovely seating areas, and BBQ area. There is even a games room with a ping pong table.
One of the best things about the Villa is the amazing views from which you can see for miles, over the hills and down to Nice. On our last night we were even lucky enough to see a fireworks display over the sea.
This Villa is fantastic, I would recommend it to everyone!!
Spent a fortnight at the villa with a large group of friends (25-35 years old) - it was an easy drive from Nice airport mostly on motorways before a scenic few miles up into the hills with easy to follow directions sent by the owners. The first glimpse of the view of the coast as you drive into the domain is breathtaking!
The villa was absolutely spotless when we arrived (thankyou to Julie the housekeeper) and has been completely revamped recently with beautiful new en suite bathrooms and tasteful decorating of the bedrooms - there were 12 of us and it felt so spacious, there was never any competition for the bathrooms (important with half of the group being female...!)
The whole group loved their stay, there are so many fantastic villages to visit nearby as well as catching the train down to Cannes to check out the yachts and nightlife, you'll never be short of things to do. Peymeinade has some lovely restaurants too if you don't want to go far afield! But if all you want is peace and tranquility you don't need to leave the house at all (apart from to pop to the local supermarket) - what with the pool, boules pitch, board games, bikes and outdoor games equipment, you're absolutely set for an amazing holiday without having to go anywhere! We would recommend the villa to families, large groups and children alike, there really is something for everyone - thankyou so much, we can't wait to come back.
35 minutes from Nice airport, high above the forest of Peygros, near to Peymeinade village, the Villa des Sapins is situated in a delightful private gated domain. Between Villa des Sapins and the sea is the medieval village perché of Auribeau sur Siagne. Between Auribeau and the villa is the forest of Peygros. The GR51, a well-marked and maintained hiking trail known as the Balcony of the Cote d’Azur, traverses the Peygros forest and is a unique way to discover the area. There are walking and cycling paths at the foot of the villa terraces, accessed through the front security gate of the domain.
Grasse is 15 minutes away, with excellent road and rail links.
Peymeinade is a thriving community of 7500. The bustling high street has several bakers, butchers, delicatessen, tabac and newsagents, bars, pizzerias, cafes, florists, hairdressers, pharmacies, and a small Casino supermarket. Market day is Monday, near the ancient church, and there are two large supermarkets - Intermarche and Carrefour.

Our rental rates are all-inclusive with no annoying extras. Linen, towels, pool towels, gas and electricity, internet, barbecue gas, pool maintenance - subject to the villa being left clean and in good order - are covered.
Longer lets (over 2 weeks) include linen change and a house clean by our housekeeper. Gardening and pool maintenance is at convenient times.
Payment in Euros is preferred.
To reserve the Property the Client should complete and sign the booking form and return it together with payment of the initial non-refundable deposit (30% of the total rent due). The balance of the rent together with the security deposit is payable not less than six weeks before the rental. For bookings made within six weeks all payments are due in advance.
