The house is situated in the Font Mourier private estate, on a hillside overlooking the coast and approximately 10Km from Saint Tropez. Nestled in between the medieval villages of Cogolin, Gassin and Grimaud, and close to the little Venice of Port Grimaud, the house is a gorgeous destination all year round.
The house has four large double bedrooms (Sleeps 8+) with 2 Bathrooms and 3 WC’s, a large open plan living room and dining area, a separate snug area, and a large fully equipped kitchen. Washing Machine, Dishwasher, TV, Satellite TV, DVD and HiFi- The house opens out onto large terraces front and back(South facing) , and with a built in barbeque area and chimney, you can enjoy the peace and tranquility, and relax amidst the woodland and perhaps watch the squirrels in the pine and oak trees that surround the garden. The estate swimming pools and 2 tennis courts are a short walk from the house, and there are bicycles available for the more energetic to explore the area.
Loads to do...: From glitzy beach clubs to secluded coves, from medieval villages to billionaires moorings, the area offers so much to the visitor. Every day you can choose the type of day that you want to have. The food in this area is superb and we have lists of fabulous restaurants that suit every pocket.
There are 6 Golf courses within a fairly short drive from the house, and many more within an hour or so of the house. If you want to enjoy the sights there are boat trips to many exotic beaches, the homes of the stars or the beautiful islands and coves. You can take a day trip to Cannes by boat, or enjoy the undersea views with glass bottom sub-boats.
There is a super GoKart track 5 minutes from the house, a Waterpark for the kids over in St Maxime, Quad Biking, Wreck Diving, Sailing, Horse trekking, every type of water sport and activity not far from the house.
Skiing: The Ski Slopes in the winter are approximately 2 and a half hours drive from the house with the resort of Isola2000, which is ideally placed to enjoy mediterranean skiing with beautiful alpine views and hot sun.
We are Ian and Colette Pennick, and we live in Holywood, County Down in Northern Ireland. Colette was born and bred in Belfast and Ian was born in Brazil, and came to live in Northern Ireland when he was very young. We are involved in a number of Businesses in N.Ireland, and keep on promising and wishing that we could spend more time here in France...

Whilst on Holiday, we fell in love with the area - We found an estate agent who we trusted and he drove us to three different houses in the area. We fell in love with the house the moment we saw it - The Estate Agent didnt have the keys with him that day, so we walked around the house and I think we'd made the decision that we just loved the location, the terraces, the gardens, the trees and the tranquility. We sat in the garden in the wonderful sunshine and waited for him to return with the keys, when we got inside we just fell in love with this magnificent house. Within a week we'd agreed terms, paid the deposit and although it was spontaneous and potentially madness, its been one of the best decisions we ever made,
We just love the feeling of space and light that the house has. The open plan layout just works so well and its a house that just seems to be right all year round. In the summer time, opening the french windows on both sides of the house onto the lovely terraces, you feel that you are in the middle of this beautiful woodland, and yet your just a short drive away from an array of beautiful and charming villages and of course St Tropez.
So many people speak of the congestion of St Tropez, and how difficult the roads are, and where we are in Font Mourier we can bypass most of the traffic, so if its shopping, groceries or beaches you can get on the road and get to where you want to be and avoid the traffic.
It’s a wonderful place to be at all times of the year, and out of season the area takes on a totally different personality. Crisp spring mornings with sunshine and azur blue skys, and still being able to enjoy the wonderful cafes and restaurants that are open all year round. Its hard to beat a Sunday lunch on the beach in the spring sunshine. Late September and early October and St Tropez takes on a different feel, with the Voiles festival. Beautiful old J-class sailing boats, sail around the coast and theres a party feeling in the towns. December, Christmas and the New year are wonderful here too, with Ice Rink in the square and Christmas lights and fireworks…

The other reviews on this property are correct. The location is excellent for discovering the region (by car) with Ste Maxime and St Tropez easily accessible. The Font Mourier estate is quiet and relaxed, pool is a good size (20+ metres) and was perfect for the girls (5, 8 and 10) to practise their swimming safely after playing tennis.
The owner has this property comfortably furnished, and the handbook that comes with the house is well researched, informative and full of practical and useful details, brining us up to speed quickly. We ate out for every meal (on the sunny patio) from breakfast with fresh warm bread specialities to evening BBQ's - if it becomes too warm just roll out the awning or seek the cool interior of the house. The house is well laid out and seemed huge for our party of 5 - the kids all found their favourite places to read, play guitar or DS !
Ian is very helpful and pleasant, easily contactable and has local support from property management and gardener - who likes a chat. (Not cat !) Hope to revisit when possible.
The property is situated on a private estate, which is quiet but well located for getting to all the delightful hilltop villages nearby, the local beaches and of course St Tropez.
The house is very well appointed and has all you need for a very comfortable and relaxing break - large lounge and dining area and fully equipped kitchen with dishwasher and washing machine, as well as 4 good sized bedrooms 2 bathrooms and 3 toilets, with a lovely garden and huge patio area for relaxing during the day or enjoying a BBQ in the warm summer evenings.

A wonderful villa with everything you could need. Great location in striking distance of beaches, beautiful hillside villages and conveniences. Definitely somewhere to keep revisiting!
It´s very good located. The pool area was excellent. The house is big enough for 10 persons (5 kids were with us). The kitchen equipment is okay, the grill was good and the bedrooms are comfortable, also the bathrooms. The terrace was our favourite meetingpoint and the place, where we had the best breakfast every day.
We had a fantastic holiday at this place in August 2010.
The house has plenty of space for 8 people, is comfortable and well-equipped incl. SKY TV. The big pool is only a short walk away. The location is close to beaches, nice villages and shopping.
We prefered to stay for all meals home and had a lot of nice barbecue evenings on the terrace. For us, our friends and the 4 kids it was one of the best holidays. It was relaxed and calm, far away from the daily hassles. And the climate was perfect.

Wir haben eine wunderbare Woche in einem wunderbaren Haus verbracht. Alles war sehr komfortabel, das Haus sehr schön eingerichtet, sauber, der Garten zauberhaft und nach st. Tropez und den Stränden ist es nur ein Katzensprung. Wir können dieses Haus nur weiterempfehlen. Vor allen Dingen auch die sehr netten Vermieter und den netten Service agent vor Ort. Alles war sehr unkompliziert und freundlich. Wir werden auf alle Fälle wieder kommen und können das Haus nur allen empfehlen. Auch mit vielen Leuten bietet das Haus genügend Platz mit seinen 4 großen Schlafzimmern, deren Betten über dem üblichen Ferienbetten-Standard liegen. Dank auch nochmals an Ian, den Vermieten, der stets telefonisch und per e-mail zur Verfügung stand.
