A lovely 1.5 km drive through olive groves brings you to the private, gated entrance. Our apartment (Casa San Gennaro) is part of a six apartment 'Borghetto' (formerly a rural, rustic farmhouse from the 14th century) in the hills below the village of San Gennaro near Lucca. The apartment is a tasteful blend of rustic, contemporary and antique furnishings. A 5 x 12 metre swimming pool with beautifully manicured lawns is shared by the apartments and is located on the terrace above the apartment with lovely views down the valley toward Lucca.
We are proud to offer a lifestyle in the heart of Tuscany that is truly unique. Picture yourself on the grounds of an historic 14th century building, rebuilt to the highest standards using only traditional Tuscan materials and methods, from handmade terra cotta tiled floors, to chestnut beams and tiled ceilings. The property also makes extensive use of hand built stone walls in keeping with the character and traditions of Tuscany.
The inviting open floor plan, which includes the living, dining and kitchen areas, is perfect for sharing meals and conversation. The fully equipped kitchen fitted in white Carrara marble has everything you need: a five-burner gas stove, oven and broiler, and dishwasher.
Two large ensuite bedrooms/bathrooms are on the 1st floor (American 2nd floor) and the top floor has the master bedroom and ensuite bath.
Coming with a bigger group? Or are there only 4 of you? Please ask about our 2 BR/2 BA apartment at il Borghetto in San Gennaro. Less expensive than the 3 BR/3 BA unit listed here.
Jim and his wife, Debbie, bought property near Lucca in 2003 and have permanently relocated to this beautiful area. We have lived in Europe for the past 20 years (London and Stockholm before moving to Italy). Jim has a passion for cooking and is happy to share his secrets to making a perfect pizza in a wood burning oven. We are also happy to help you plan your itinerary while in this area, including pre-booking your museum tickets in Florence to avoid the lines, booking our favourite restaurants for you and more.
Jim Kachenmeister purchased this farmhouse in 2009
The location of il Borghetto in San Gennaro is superb. In the medium hills above the Lucca plain and below the historic village of San Gennaro, we offer a piece of solitude in the Tuscan hills. Views of vineyards and olive groves are offered from every vantage point on the property. The newly built property features the stones of the 14th century building that stood on this very spot. Modern inside, the apartment retains the Tuscan charm of handmade terra cotta floors and chestnut beam ceilings throughout.
It is an easy 20 minute hike up the hill to San Gennaro, where you can dine at the local trattoria, Il Corno Rosso. Hiking paths (all well marked by Club Alpina d'Italia) are all around the area.
The 5 x 12 metre swimming pool is on the highest point of the property, giving lovely views back toward Lucca. Gated entrance for security.
This was such a memorable experience for us. From time of booking, throughout our planning and finally when we arrived back home after our trip, Jim was so fast at responding to emails and so helpful. We traveled as 6 from the ages of 23 to 58. When we arrived, we were greeted warmly and were given a tour of the facility. There was a basket of wine, pasta, tomato sauce and olive oil left for us- what a treat! He check in to ensure we were well settled in and offered suggestions for touring the area. The place was beautiful and very well kept. We were there during the winter season therefore the heated floors were very nice. It was so beautiful and serene up in the hills, at the end of a private road. We felt safe and grew to feel like his home was our home. This was an amazing trip and we will definitely be returning to stay at the beautiful Tuscan home again!
Our family of 6 (age 23 – 59) spent 11 days in this most fantastic Tuscan house. We stayed in the 3 bedroom apartment which was just right for us. It was very comfortable, well equipped in any way and tastefully decorated. The photos on the site show exactly what you get. The surroundings were very peaceful and relaxing and the views were just breathtaking. Lying in and at the swimming-pool you could hear the church bells gently chime from San Gennaro (the nearby village) every half hour so you didn’t even need your watch! The owner, Jim, helped us a lot right from the start with useful information to all our questions and during our stay he did all he could to make sure we had a fantastic stay. The location of Il Borghetto is also perfect and close to places of interest in Florence, Pisa and Lucca. We hope to return one day and we will recommend the house to our family and friends.
We spend a fantastic 7 days at Il Borghetto. We stayed in the 3 bedroom apartment, which is very comfortable for a family. The apartment is well equipped and tastefully decorated. The location of Il Borhetto is ideal and close to all the places of interest in the area, such as: Florence, Pisa, Lucca, Cinque Terre, etc. We also enjoyed the swimming pool area and breakfast under the olive trees. Jim provide us with meaningful and detailed information before our arrival and he was very helpful during our stay. We would strongly recommend this holiday rental for a family or group of friends. We will be back!
We had a wonderful week at Il Borghetto. It is a very high quality renovation. It's a beautiful part of Tuscany and all made so pleasing by our host Jim. Nothing was too much trouble for him. We would strongly recommend this holiday rental for the comfort and scenery. It was peaceful and really relaxing. There are many things to do around this area. But have to say it was hard going anywhere as the apartment is in such lovely surroundings.
Our family of 4 had a magnificant stay at Il Borghetto.the building has been carefully rebuilt with the utmost attention to every detail. It is equipped with everything you could need. The views are beautiful. The owners and hosts,Jim and Debbie, did everything possible to make sure we had a fabulous stay.
We stayed at Jims amazing Tuscan house near lucca for a week( not long enough). From the moment we booked the house (months earlier) jim was a god sent. He made everything so easy for us and even picked us up from the autoroute.
We had a beautiful food and wine hamper on arrival which included Jims home made extra virgin olive oil. We wanted more.
The house was amazing and the view simply breathtaking, everything was superb.
What a beautiful Tuscan villa in a wonderful quiet and tranquil location, the pool just topped it all off. We were a family group of 6 but we really want to go back just as a couple.
Thank you again Jim, you made our stay in Tuscany just that extra bit special, we have already started reccommending to our friends.

You will find that il Borghetto is located in one of the most popular areas in Tuscany. Situated between Pisa and Florence in Northern Tuscany, il Borghetto is only eight miles from the historic city of Lucca,
famous for its flat, pedestrian-friendly, cobblestone streets and its magnificent thirty meter wide Renaissance wall surrounding the entire city. Taking part in the evening walk, la passagiata, on the
tree-lined wall with dozens of other walkers and bikers is one of life’s little pleasures in Lucca. Lucca is big enough to offer opera and world famous artists at its Summer Music Festival, first-rate shopping,
and fine restaurants – and small enough that you can traverse by foot in twenty minutes.
You will be perfectly situated for easy access from either Pisa International Airport or Florence International Airport – each just 45 minutes from your door. Less than one hour away you will find the
Ligurian Sea and the famous walks in the Cinque Terre and the beaches of Forte dei Marmi, Viareggio and Torre del Lago, the home and final resting place of Lucca’s most famous citizen, Giacomo Puccini. The world famous Puccini Festival takes place every summer on the shores of Torre del Lago at their beautiful outdoor amphitheatre. In less than two hours, you can visit beautiful Siena, San Gimignano,
the vineyards of Chianti, and the famous Garfagnana region, home of the beautiful forested National Parks of the Apuane and Appennine mountain ranges.
25% non-refundable deposit required at the time of booking. Remainder due 30 days prior to arrival. No refund available after the full amount has been paid. Guests are highly encouraged to buy Travel Insurance to protect against last minute cancellations.
