THIS PROPERTY IS ACTUALLY LOCATED IN TAPPAHANNOCK, UNLIKE MOST LISTED UNDER TAPPAHANNOCK SEARCH.

Escape to quiet, laid-back Tappahannock. Tidewater Manor is a spacious and comfortable vacation rental home where sunrise over the water is breathtaking and experiencing a full moon is a thrill! The kitchen contains everything you need for cooking. If you’d rather cook out, a gas grill is provided. Don’t want to cook at all? No problem, Tappahannock has many great places to eat including the notorious “Lowery’s Seafood Restaurant” just a couple minutes away.

This is also a dream destination for outdoor enthusiasts. The property has lots of grassy waterfront yard for games and has a private pier if you like fishing or want to bring your kayaks and canoes. The river is a popular spot for bald eagles and Essex is one of the top five counties in the state for breeding pairs. Chances of spotting an eagle while visiting are fairly good. Tidewater Manor is located in the center of the Rappahannock River Valley National Wildlife Refuge and its Hutchinson Trail, right across the street, offers accessible fishing and nature trails as well as excellent wildlife viewing opportunities.

A couple miles up the road you can catch a round of golf at Hobbs Hole Golf Course. If antiquing is your thing, you’ll find Tappahannock has several shops you’ll want to visit. And Essex Movie Theatre might be of interest on that occasional rainy day.

Beyond the town you’ll find yourself surrounded by an area rich in our country's history. The area offers, great restaurants, wineries, state parks, and historical sites—including Stratford Hall Plantation (home of Robert E. Lee) and George Washington's Birthplace—all within a short driving distance.

Located just an hour north of Richmond/Williamsburg VA, and an hour and a half south of the Washington, DC beltway, Tidewater Manor is great for family vacations, family/friend reunions, and more.

TERMS AND FEES:

RENTAL FEE AND DEPOSIT:

• A 50 percent deposit is required to reserve the property with the balance due 30 days prior to the arrival date. If balance is not received 30 days of arrival, property will be relisted and a refund will only be issued if the property can be subsequently re-rented for dates originally reserved.

DAMAGES/DEPOSIT:

• A $250 property damage deposit is required and is payable 30 days prior to arrival. If there are no damages, a refund will be issued within one week following departure date. Damages exceeding $250 are the sole responsibility of the renter.

CAPACITY:

Vacation rentals are limited to 12 people. The property, premises and restrooms inside are for use by registered guests only. Events and/or planned gatherings exceeding this limit are strictly prohibited.

CLEANING:

• Renters are expected to leave the home as found including washing towels and linens on the morning of departure. Where possible, guests are encouraged to bring their own linens and towels to avoid doing a massive amount of laundry on the morning of check out. A check-out check-list will be provided prior to accepting a reservation to ensure guests are agreeable to performing cleaning tasks.

• We can also arrange for cleaning ($200) and linen ($100) services, however, we still require a few things be done to help us turn over the property for guests checking in the same day:

• all dishes need to be washed and the dishwasher unloaded

• all dirty laundry needs to be placed in front of the basement washer

• the refrigerator has to be emptied, and finally,

• all trash has to be removed and put into the outdoor trash cans.

ACKNOWLEDGEMENTS:

• CHECK IN/OUT: Unless other arrangements are made in advance, Check In on day of arrival is after 4:00 PM and Check Out on day of departure is before 11:00 AM.

• PETS: Small dogs will only be permitted with prior authorization and a signed pet addendum. A pet deposit may apply. SORRY, NO CATS.

• FIREPLACES: Are NOT operational and cannot be used.

• INTERNET: Service is NOT offered, however, most smart phones can be activated (often at no charge) as a wireless, personal hotspot to provide internet to your other devices and only takes a quick call to your cell phone service provider to activate.

• PAYMENTS: Transactions are done via VRBO Payments.

AGREEMENT: In order to reserve desired dates, the deposit along with a signed rental agreement (and pet addendum if applicable) are required.

Wonderful Spacious Riverfront Home

Dear Roxanne-

Your Tidewater Manor vacation home was absolutely perfect for our annual Thanksgiving family reunion. We enjoyed every aspect of the home. Lots of room, large kitchen, beautiful riverfront setting, football field size front and back yards, fishing pier, fire pit for nightly s'mores and wonderful location for exploring the region. Visits to Historic Williamsburg, Yorktown and Jamestown were close at hand. Frosting on the cake was sunny warm days all week and the ease of working with you in the rental process.

The Gathering Place

This is our 2nd visit to Tidewater Manor and it is a great place for our 9 family members to get together. We even enjoyed the rain this past Saturday as we had the time to stay inside--play games, have conversations and take a nap or two.

The grounds of this home are amazing. Stunning river views, large trees grace the grounds so there are always shady spots, a new firepit for s'mores and plenty of toys for young and old (er). The river is spectacular for boating, kyaking, tubing or just floating around on the big tubes provided.

Wifes 50th Birthday Week

My wife's family is from the Northern Neck and this home was the perfect place to celebrate her 50th birthday. This property had the perfect mix of shaded yard and river fun to make it a truly great experience. A great setting of old world charm and close to town convenience.

Gorgeous property!

Amazing spot for kayaking, sunsets, eagle watching, porch sitting, fishing! We had our family reunion here and it was the perfect place! House is gorgeous with lots of space for our 11 person group. Would definitely recommend bringing your own linens and towels so you don't have to wash a lot before departure but Roxanne let's you know before. We miss the place already.
