My property managers Jason and Amie live 5 miles away in Hollywood. They can be reached via text or phone, and can come to the property with 30 minutes notice to attend to any urgent matters.

My company has offices in nearby Sherman Oaks, and my assistants are also available to attend to urgent matters. I live in Europe, and can be reached via phone or email.

THE NEIGHBORHOOD

In the early 60s, the Los Angeles River, which provides the north border of the neighborhood, flooded. For weeks, residents could only access their homes by boat, bringing about the neighborhood's name: The Island.

Though a risk of the river flooding no longer exists, The Island maintains a secluded, private feel for its residents. While a convenient 15-minute walk to Universal Studios and the Universal City Metro Station, and a short drive to the junction of the 101, 134, and 170 freeways, The Island is made secluded by the river bordering it to the north and the ample-sized South Weddington Park to the south and west.

Many of our neighbors are in the entertainment industry, and enjoy The Island for both its tranquil atmosphere and convenience to all LA has to offer.

GETTING AROUND

The Universal City/Studio City Red Line Metro station is a 15-minute walk from the house.

The Metro station is one stop from the Heart of Hollywood at Hollywood/Highland, home to the Dolby Theater, Mann's Chinese Theater, Walk of Fame, El Capitan Theater, Jimmy Kimmel Live!, and much more.

The Metro station also provides a gateway to Downtown L.A. (Staples Center), Santa Monica (Santa Monica Pier, Venice Beach), Wilshire Boulevard, LAX, and much more.

The house is less than 5 minutes driving from the junction of the 101, 134, and 170 freeways.

The house is a 5-minute drive from the nearest supermarket and shopping center, as well as the Toluca Lake shopping district on Riverside Drive.

The house is a 10-minute drive from Warner Brothers and Disney Studios, as well as Studio City's shopping district on Ventura Boulevard.

The house is a 15-minute drive from Burbank Bob Hope International Airport.

HOUSE RULES

1) NOISE

Quiet hours at the property are as follows: Sunday-Thursday, 10PM - 7AM; Friday-Saturday, 11PM - 7AM.

Once these hours begin, please bring all outside activities indoors (including all activity in, by, or around the pool) and refrain from excessively loud music or noises that may permeate beyond the walls of the house.

We live in the suburbs, and share walls with the homes of several families, and a woman in a guest house with very thin walls. WE HAVE ZERO TOLERANCE FOR VIOLATION OF OUR QUIET HOURS. Any noise complaint we receive is grounds for immediate eviction and a refund on the remaining nights on your reservation.

2) PARKING

As many as two cars fit in the garage, and as many as one fit on the driveway. Please do not break anything in the garage or block the sidewalk in parking; the latter is subject to a ticket from the city.

Per city rules, parking on our street is not allowed Monday-Friday 8AM - 6PM. Additional parking is available at South Weddington Park, just south of the property.

3) POOL OPERATION

Please turn off the pool heater and jets after usage. Leaving the heater on causes the pool's chlorine to dissipate much more rapidly, resulting in water that's murky, filmy, and unfit for swimming. Leaving on the jets can cause the pool and spa to drain completely overnight!

Any party failing to comply with this rule will be subject to post-stay fees not already included in the rental rate and cleaning fee.

4) SMOKING

Though smoking is allowed on the pool deck and front patio, it is NOT allowed at any time inside the house.

Any party leaving behind odors from smoking will be subject to post-stay fees not already included in the rental rate and cleaning fee.

5) PETS

Though pets are permitted to stay at the house, we ask that you pick up after them. A dog bed in the lounge area is available for use.

Any party leaving behind odors or stains from pets or any other pet-related damage will be subject to post-stay fees not already included in the rental rate and cleaning fee.

6) LAST NOTE

As long as our neighbors don't hear you, nothing is broken or damaged, and nothing illegal occurs on the property, you'll generally be okay. Have fun, relax, and make yourself at home. :)

I live in Bulgaria where I have a movie studio where I produce films for Sony, Universal, Fox, Lifetime Channel and many other channels and companies around the world. If you look up my name in under Phillip J. Roth you can see the list of over the 100 movies I have produced, directed and written to date. My passion is skiing and I still compete on an international level in Eastern Europe where I am the only American racing and representing the United States in Eastern zero percent. Some of these ski races have taken me to Serbia, Turkey, Bosnia, Greece, Romania and I was even invited to compete in Iran but was prevented to attend because the Iranians wouldn't give me a visa, but my team did go and had a very interesting time skiing some very challenging mountains. My other passion Is wake-boarding in which I do mainly on a local lake called Iskra near Sofia, a local cable park or in the Greek isles. I am married to Ekaterina Roth, a former model and is a 3x winner of Mrs. Bulgaria, representing Bulgaria in various international contests in Orlando, Palm Springs and The Domican Republic. We have 2 girls 8 and 3 and I have a son and daughter 16 and 25. All were raised and went to high school here in Bulgaria. We rarely get back to the states so I hope you enjoy the house. Perfect for visiting Universal Studios theme park

We spent 3 nights here at then end of our first visit to California and it was the perfect way to end our holiday. There are 3 good size bedrooms and the upstairs suite is amazing, the bathroom is pure Hollywood. The lounge area is very spacious and TV and Wi-fi worked perfectly. The kitchen is well equipped and it's a nice touch that coffee, tea, sauces etc are there to be used. Don't expect a huge swimming pool but it is great for relaxing in after the theme park, the pool and hot tub are heated, the jets work really well, the pool area is surrounded by a selection of trees and we picked a couple of fresh limes for our drinks. The neighbourhood is very quiet and we felt totally safe, the surrounding houses and gardens are lovely, we walked to and from Universal day and night and the only people we met were neighbours out walking their dogs. We booked our Universal tickets direct on line and they allow you to get in one hour before opening (7am on Saturdays), we found it was really busy by lunch time but you can leave and return later in the day. The house is also very close to the metro, the Hollywood walk of fame is a short journey away, we bought Tap cards (like Oyster cards for the Tube), and left them in the house for others to use again. Initial communications with Philip and then Jason were great. Jason was there to meet us on arrival, gave us a tour and directions to the local Ralphs supermarket and sent a text on the 2nd day to check that everything was ok. Jason was flexible with the check out time and was there when we left. We are so glad that we booked this house and highly recommend it.

Wonderful spacious home in a fabulous location

The house is beautifully spacious and light and Jason was a fantastic host. Great room running front to back is amazing and everything was nicely equipped and beautifully clean.

Facilities are excellent, including climate control in the LA summer; and we had a true haven with our busy schedule that included Universal and Disney. The location is fantastic - immediate freeway access with supermarket/pharmacy less than 5 mins away and great neighborhoods with restaurants, cafe and shops. Griffiths park is another short drive worth making - great views at the top including the Hollywood sign.

Thank you! We will stay longer next time.

Awesome

We loved this home. It couldn't have been more perfect. Was greeted by someone when we arrived, she gave some good information on places to go that was close to home. Enjoyed the pool & hot tub right in back of home. Even utilized the bbq grill 2 nights out of 3 we were there. Can't wait to book another vacation at this home!!! Thanks for allowing us to stay at your home.

Amazing House!!

Wow, where to begin in reviewing our recent stay in this fabulous house!!

From the excellent initial communication with the owner Philip, to the updates and messages from Jason whilst on our way to the house, to the great welcome and tour by Jason...to our last day- where we were allowed to stay an extra hour- this entire experience has been fantastic.

The house is simply wonderful..set on a peaceful, pretty street literally minutes away from Universal Studios, shops and restaurants- and within an easy drive of all the tourist attractions, beaches and airports.

We absolutely adored this house, and it was just perfect for us as a family, with 3 great bedrooms with the comfiest of beds...2 large bathrooms, huge spacious sitting areas, the cutest of kitchens!!, pretty and shady sitting areas with a very welcome pool and jacuzzi. And absolutely everything you could need for a self catering vacation, from bathroom tissue to dishwashing liquid....and loads inbetween including spices/sauces etc from the pantry.

Having a washing machine and dryer was a must for us after having spent the previous week in San Fran and Yosemite too!!

We honestly could not recommend this fabulous house and its owner and management team enough!

Thankyou to Philip, Jason and Aimie for making our first visit to LA such a memorable and wonderful vacation. And if we ever come back again, rest assured we will be staying on Denny Avenue!!!!

Beautiful airy a lot of light beautiful landscape Denny House

My initial vision of this house is how bright,airy Open floorplan) and open this house was.there where no curtain which was not needed for privacy because of the beautiful landscape even though the propery was small,big windows in the back of the house allowing you to view the pool and hot tube. The house had a gas stove which I never used before but as I turns out I actually like using it over my electric stove. Amy and Jason who manage the house could not have been more accommodating ,they even had a pack and play for our new grandson and even toys and Legos in the house tht our granddaughter played with the whole time as she forgot to bring her toys. Dead end street and quite so no traffic and a nice park just down the street that we went to a few times. Universal was across the street about a 10 to. 15 min walk we walked back from universal studio ,got dropped there . Nice grocery store Ralph's like 5 to 10 minutes care ride. Washer dryer nice to keep up with your laundry.Again it was just a really nice open airy house with a lot of light heated pool small but good enough size and a nice hot tube,loved the house and the landscape!!!!!!!would go back again. Almost forgot there was a little brick porch in the front of the house and we would sit in the morning and listen to the birds and enjoy the greenery while having our coffee. This house was well maintained and if I had a question I would Jason and he would call right back.3 bedrooms one with 2 queen beds and nice. Upstairs loft beautiful and big the beds where so comfortable,would definitely recommend this house especially if you plan taking advantage of what this house has to offer and like a serene landscape
